On July 12th, [redacted] contacted our management office in regards to her A/C not operating, We very quick to contact our HVAC contractor come out, diagnose the problem and come to a solution that the unit required replacementA new unit was replaced on July 18thIt is unfortunate that when renting a home that mechanical systems fail, however, we responded quickly and efficiently, we do not own the home, we manage the home for an individual home ownerIt is not within our authority to replace a $major mechanical system without the owner's consent, however, we worked within legal parametersWe provided decent, safe, and sanitary housing in accordance to the lease agreement and our legal counsel has also agreed that the time frame for turn-around, days, is not only appropriate but quick and efficientWe also communicated with the tenant daily, with updates as to where we were in the process.We wish for all of our tenants to be happy and find it unfortunate that the tenant is not happyWe wish her well in her future endeavors

It is not within our authority to replace a $6000 major mechanical system without the owner's consent, however, we worked within legal parameters. We provided decent, safe, and sanitary housing in accordance to the lease agreement and our legal counsel has also agreed that the time frame for turn-around, 6 days, is not only appropriate but quick and efficient. We also communicated with the tenant daily, with updates as to where we were in the process.We wish for all of our tenants to be happy and find it unfortunate that the tenant is not happy.
