I am in receipt of your inquiry regarding a complaint made by [redacted] ***, a former resident in our CHS Shared Housing Program in Phoenix, ArizonaWe show no record of previous correspondence from the Revdex.com regarding this individualThe lease Mr [redacted] signed with Collegiate Housing Services allows our students to transfer within our program if their current placement is not suitableIt also includes a Bed Bug Addendum (EXHIBIT D, page 14) which I have enclosed in this mailingThis Addendum explains if CHS is not able to identify the individual responsible for the Bed Bug infestation, all residents residing in that unit will be held responsible for the treatmentRental rates are determined depending on when student pays their application fee and deposit, as rates are updated quarterlyMr [redacted] left our CHS program owing a balance, and therefore his deposit was applied to his balanceMy apologies this incident has made its way to your deskPlease feel free to contact me should you have any further questionsCordially, Benita [redacted] Vice PresidentHousing Operations

Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below.A clogged toilet would limit the water damage to the volume of water in the tank, which is gallons or less, when the flapper or valve inside the toilet tank functions properly and the tank begins to refill The toilet tank malfunction caused the extreme volume of water I am willing to pay $to settle the claim in full, which is approximately the cost (to the tenant from the apartment maintenance department) to unclog the toilet and extract gallons of water from the carpet The statement about the toilet belonging to the roommate is irrelevant to the dispute.Regards, [redacted]

Dear Ms [redacted] , We are in receipt of Revdex.com complaint regarding [redacted] SmithAs per the terms of the lease the resident was billed accordingly for failing to complete his lease and all charges will remainAny maintenance problems within an apartment the residents can meet with our staff, property staff, and/or complete a maintenance request on propertyOn December 5th, our Account Coordinator spoke to the guarantor on the lease who stated she would be paying rent on December 13th, with no mention of any heating or maintenance issueOn 12/19/the student left housing with no mention of any maintenance issueOur previous resident relations team attempted to obtain payment on February 25th however no payment was made leading to the resident eventually being sent to an outside collections agency on May 30th, If we can be of further assistance please feel free to contact us Cordially, Brian O [redacted] Vice President of Housing Operations

I wanted to update you on an invoice charge discrepancy that was placed by [redacted] with the Revdex.comI talked to [redacted] today and Collegiate Housing Services is removing the damage charges that were accessed to [redacted] son account ( [redacted] ) [redacted] said she was happy with the decision and she would be responding to the Revdex.com complaint as well on her end If you need further information, feel free to contact us Best Regards, Collegiate Housing Services

The water damage was not caused by a faulty water valve in the tank The tenant used his roommates bathroom on the night of the incident instead of his own When the tenant flushed the toilet he returned to his room The toilet clogged and ran over into the apartment According to the plumber that worked on the toilet, the toilet being clogged is what caused it to overflow and not a faulty tank valve Accordingly, the tenant will be responsible for the $in damages which were reduced by the apartment community
