Hired Clear Ideas to renovate kitchen and bathroom.
Roof plumbing vents removed from the roof now cause odors in home.
Clear Ideas renovated both the bathroom and kitchen and in the process they removed both the bathroom and kitchen roof plumbing vents and sealed up the holes in the roof.
They installed the vent less system in place of the roof plumbing vents which vents to the outside.
The vent less systems only vent out into the attic which then caused sewer odors (methane gas).
After several complaints and weeks of waiting, CI came in and reinstalled the bathroom roof plumbing vent which eliminated a great deal of the odor but they now refuse to reinstall the kitchen roofing vent stating in a Monday August 6, 2018 email reply that had they known that the demo crew cut the 3 inch vent pipe it would have been fixed before they drywalled the room and the ceiling.
It was also indicated that the vent less system used is approved by the City of Dayton which I understand and have no problem with. What is not approved (to the best of my knowledge) by the City of Dayton is the removal of plumbing vents from the roofs of houses and sealing up the holes left behind.
The roof vents are there for a reason which is to allow the methane gas and odors to escape safely to the outside. Right now the vent less system in the kitchen is only venting the methane gas and odors directly into my attic. MY kitchen sink is making a gurgling sound and very slow draining.
Over time the methane gas and odors will build up in my attic again and can have a harmful effect on my family. I had new cabinets installed and at times when I open them I can smell odors coming thru already.
On Tuesday, August 24, 2018 I sent an email reply to request that the kitchen roof plumbing vent be reinstalled and asked for a reply by COB Friday August 24, 2018.
I have not received a response thus I am now filing a complaint as I feel I have no other choice but to do so.

To professionally reinstall the kitchen roof plumbing vent and all take all the steps necessary to achieve that in a timely manner to match with my work schedule. Some of what I know has to be done include: The kitchen cabinet will have to be removed once again (had an electrical issue), remove the drywall, repair the pipe in the wall, reinstall the roof vent and replace drywall and put the kitchen cabinet back up. This will be at CI's expense which they have indicated they will not pay for.

I will take this line by line to help follow her dialog.
The 1 sewer vent was cut by mistake by are demo man which no one new happen till after walls were drywalled.
we intern hired someone to run lines up to and add vents to the roof to vent out the main sewer line and the sink vent.
The kitchen vent not only lets out any odors if any but helps with any vacuum build up which are approved by Montgomery county but used by all the 3 major plumbing co. that I called to get a 2nd and 3rd opinion.

By client stating there is a problem with venting in attic every house has vents on each end of the house and on the overhang surrounding the entire house.
This as any one knows is to vent out any smells, heat etc.
We have a kennel at my that you mailed this letter to and we have 2 out of 3 vent less systems in the facility and we have no ATTIC and there is no smells and have had no problems since they were put in, by the way we have a rafter roof line.
Mrs. this has been and on going problem with this client not mentioning the endless changes she made during the progression of the project.
We had drawing with sizes reflecting the changes in the bathroom with a niche where closet was , she approved the size we hired a person to construct this and when we were not on site she instructed the same person to open it up and make it 12 to 18" wider and we had to to pay him to do do it twice.
this happen with the removing the casing around the kitchen door that we payed 200.00 to the drywall guy.
She also insisted that we replace the door to the landing off the garage it was not even in the contract.
Make note she lost every bit of paper to our written contract which we had to make new copies for her and help her to keep track of what the contract consist of.
My Brother and I went the miracle mile getting this project completed , went Thur 4 tile installer, 2 cabinet installers, 3 plumbers 3 plumbers.
After client finally purchased a bathroom cabinet this cabinet had completely different plumbing locations which meant we had to remove the old cast iron pipe in the wall which was clogged up all but a small 1/4" hole to drain which we had to pay the plumber for 6 hours of time going to *** with client twice on are dime. We received no reibusrtment for this at all.
The first tile man that we hired she cornered him while we were gone and talked him into tiling the landing off the kitchen which I assumed we were going to have to pay for that also.
Luckily I got wind of it and it was not done.
I got a wide awaking on this project during the entire process *** went behind are back and ask every single sub we think,
come back and help after we get done.
It was less then fun trying to get anyone to come back or at the least stay all day.
At the end of the project she kept bringing up issues that just didn't seem right and wanted and explanation, we finally found out it was the ex brother in law that I guess was stopping by at night trying to find something wrong.
Never figured out why he didn't do this project himself, she said he was to busy!!
I believe she thinks that the vent less system doesn't work but there is no grounds and there is plenty of venting n all ares of the home.

The response from Clear Ideas, LLC is indicative of how the renovation project was ran.
They were rarely on site to ensure that the crews (and there were quite a few of them as they would quit due to disputes with the owners regarding pay, unclear work instructions etc.) were doing the job correctly.
It was only after a mistake had been made that they would come in and try to get a new crew to correct. Example, the landing in the kitchen was demoed and then they said it was not part of the contract, so I ended up having to pay. Had they given the demo crew clear instruction this would not have happened. They instead took no responsibility but instead said: "it is not in the contract" so yes I ended up having to pay for it out of my pocket.
The same thing with the kitchen door that is mentioned in the response, I did not "insist" the door in the kitchen be replaced, it was demoed by the work crew! The owner said "it's not in the contract". I began to suspect that any mistakes made they would say "it's not in the contract" so that they would not have to absorb the cost of any mistakes made by the crews they hired.
Make note: I did not lose my written contract as I have it by email. What I requested from *. *** was a copy of the one I signed as I did not have access to a printer at my house the day I signed it. I requested it twice that I can remember but I never received a copy of the signed contract.
As mentioned in the response they went thru 4 tile installers, 2 cabinet installers, 3 plumbers. This is not because of my doing. The owners had a lot of issues with their crews some of them who would share their issues with me about the owners. Some would also point out work they was instructed to do but felt it was incorrect and might cause me issues down the way.
As far as the plumber working 6 hours in the bathroom, no one could foresee what was behind the wall. The owner says they received no reimbursement for this work. Well all I can say is "it was not in the contract". What was in the contract that they pay for labor and I pay for supplies which is what I did.
I did not "corner" the first tile man to tile the landing, it's my house and I wanted to know if it was going to be tiled since it had been demoed. Had I not asked about it I do believe the owners would have just let it go. I wanted to be sure that it would get done. The second tile man did a fantastic job which I gladly paid for and told him so.
I also got a wide awakening on this project. I feel it is bad when a business feels like the home owner "went behind their back". There were crews in my home and of course there was conversation. There were days when I did not hear from the owners on what crews if any would be showing up to work. I started getting nervous the more I heard about this business and from all the mistakes that were coming up as it became quite apparent that the owners did not know the details of renovating my bathroom or kitchen.
It strikes me as funny that the owner feels I "went behind their back to have every single sub come back and help after they were gone"! This is not the case at all but what is true is that I have had to find and pay other professionals to come in and correct and repair what was not done by a few of the owners' crew. Some of which still is not done. It has costed me double for some parts of this renovation and I am not a happy camper!
This was to be a 3-week project which turned into a 13-week nightmare. I did make myself available and my home open to all the crews when they wanted to work. They were all nice and very respectful, so I have no issue with them other than the fact of some subpar work was done. My issue is with the owners who did not and will not accept responsibility for any mistakes that need to be corrected. They immediately blame others for their lack of attention to detail.
In addition, I would like to request that all four of the electrical outlets in my kitchen be rewired to include installing GFCI outlets which was not done. There is a short in my microwave and ceiling lights due to inappropriate electrical wiring
Bottom line, roof vents are on houses for a reason. Both the bathroom and kitchen roof vents were removed in error. The owners accepted responsibility and paid someone to come in and replace the bathroom vent. The same needs to be done with the kitchen vent. I use my garbage disposal a lot and the odors are venting straight into my attic instead of to the outside and over time this will have an effect since the methane odors will build up in the attic. This affects the health, safety and wellbeing of my family. It may also have an effect in the resale value of my home in the future.
