Our property management company used City Wide Maintenance for water removal services for flooding. Our insurance did not end up covering the charges, and the bill was then transferred to me to pay in full. The bill that City Wide sent did not have any details, but instead only included 1 line item for labor for flood cleanup that amounted to over $7000. There was very little time spent on our property as we had 95% of the water cleaned up before the company even arrived several hours after they were called, so I requested to see a breakdown of the charges and an explanation as to how it could have possibly resulted in this massive bill. I called my property management company as well as City Wide Maintenance and have left messages, but nobody from City Wide Maintenance is returning my calls and I have not been able to get this detailed statement. This leads me to believe they inflated the charges because they thought insurance would cover it without question, and don't have any detailed statements or explanation. It has been 6 months since the date of service and I still haven't received a call back or a statement.
City Wide Maintenance was called to assist with a water related claim by Plutus Property Management for rental units 14913 and 14915 W. 64th Terrace in Shawnee, Kansas. I visited the site on July 17th along with my mitigation technicians. We found that the tenant in 14913, Mr. and Mrs., had mistakenly left the kitchen sink running with the drain blocked while vacating the premises to be the cause of the water intrusion of both units. The water had ran for several hours affecting both units. Maria Basares with Plutus Property Management had authorized us to set equipment to mitigate damage to the saturated walls, cabinets, flooring and insulation after receiving my recap of my observed and tested damages. Myself and my mitigation technicians are all IICRC certified for water mitigation and set equipment and proceeded in accordance with the IICRC guidelines with the granted permission by Plutus Management Company. Our equipment was picked up the evening of July 25th.
Facts:
City Wide Maintenance services were rendered by Plutus Property Management, not the tenant of 14913 W. 64th Terrace. We provided a detail of the scope of work to Plutus on August 29th before the invoice was sent to them by City Wide Maintenance accounting department later that same day. In fact this same detailed summary was provided to Plutus again as well as provided to the new property management company, Voepel Properties on January 2nd. City Wide Maintenance has no knowledge of Mrs. calling to inquire of obtaining the same detailed scope with pricing that matches the invoice.
Resolution:
Upon receipt of the letter from the Revdex.com, we reached out to Mrs. via phone which was unanswered and a voicemail was left requesting her to call myself back to discuss her grievance. An email was composed immediately following the voicemail to let her know that we were trying to reach her to seek resolution to this matter as well as forwarded her the detail scope to validate the pricing she was being asked to pay by the property management company. Mrs. responded via email and explained that the property management company was billing her the full amount of the invoice that City Wide Maintenance had invoiced to the property management company on August 29th, 2018. Mrs. was still unhappy that she was being asked to pay the invoice amount that we had invoiced to the property management company. On another follow up call on February 6th by another member of City Wide Maintenance, Curt Admire, she explained that she was satisfied as one of the owners of the property had called her to say that the property owners insurance approved the claim and was only holding her accountable for the property owners deductible of $1,000.00.
Conclusion:
With the above details, City Wide Maintenance is asking that the Revdex.com, to withdraw the Complaint with the assigned ID# 13313093 and dismissed from any negative records City Wide Maintenance would have with the Revdex.com. I encourage you to reach out to myself should you have any questions or wish to have more clarification in this matter. In closing please understand City Wide Maintenance has never contracted with Mrs. or invoiced her for any services performed in her unit.
