I have reviewed the response offer made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below The ten day vacancy period is excessive in this caseMost potential renters do not have ten days to wait before they would like to occupy the home We are moving our belongings on August I plan to stay in the house with an air mattress and minimal other belongings that can fit in my car until the house is rentedI would like confirmation that once a renter is found, flexibility to the ten day vacancy period be granted given the condition of the home and minimal amount of repairs neededI will not be home during the day and any painting or other repairs can be done during this time as there will be no furniture to impede the maintenanceAfter the 25th, I will furnish the office with a list of repairs and mark any paint touch ups that need to be doneThe only paint touch ups required are where the original painter did not cut in around the door frame in the hall bathroom, the fireplace mantle that was not painted between the decorative trim, and less than 1/inch spots that I have patched due to something banging into the drywallThere are 4-tiny (less than 1/inch) spots of discoloration on the master bathroom wallThe trim under the cabinets below the sink came loose and needs to be tacked downAll of these repairs can easily be done before I move outI asked that the paint touch ups that were needed prior to us occupying the house be done the first week we moved in, but I was informed by the maintenance person that came by that they would not honor my requestI sent pictures to the office of the painting that needed to be done, but received no reply.As stated in the lease agreement, the house will be thoroughly cleaned and the carpets cleaned between tenantsI was only aware of showings--one a few weeks ago and two on the same day about two weeks agoI have not been notified of a fourth showing I also would like to be furnished with a copy of the HOA regulations as those were never received and I was informed by [redacted] that my For Rent sign is against HOA regulationsHe called me to inform me that the sign had been removedA more professional approach would have been for him to leave it on the porch rather than dispose of itHe was quite unprofessional when he called to inform me of the sign being removed.Thank you, [redacted] ***

In our leases it states the tenants must notify us ninety days before expiration of lease of their desire to renew their current lease or not Mr*** signed the renewal lease on March 27th It is our policy that if the tenant gets transferred, we will try to find a new lessee to
lease the property going forward We tell the tenants that we will do all we can to help find a new lessee The current lessees are still responsible for the monthly rent and all utilities until a new lease is signed with a new lessee I have shown the property myself I have not had many calls for properties available for lease in the price range of this lease I have not leased to anyone who replied to her advertisement I have a generic advertisement on internet for properties available for lease I will continue to and I have been trying to lease this property to a new lessee We always try to help our lessees We will continue to help Mr*** by trying to find a new lessee I am sorry we have not found someone to date Thank you.Copy of rental lease signed on March 27th

For your reference, details of the offer I reviewed appear below.The response does not address the day vacancy requirement or the $marketing chargeI stated in my original complaint that because we were in the house for a year, they did not have to do any marketing at the month end of lease so having to do marketing during the second year of the lease is not additional marketingBecause the owner is not marketing the house actively, I need to be available to show the house, which is causing me to not be able to move; however many of the people that have looked at the house want immediate occupancyThe ten-day vacancy requirement is making this even more difficult

In reference to Mrs. [redacted] complaint, I have shown her home four times. She has not been home when I have shown the home. We have a generic add out for rentals. Any inquiry we receive we tell them about her home. I am doing all I can to tell people about the home. I really wish it was rented and will continue to try to get the home rented. The turn over of ten days is for everyone because we don't know what we will have to do to the homes. This is a new home and shows good. We have and always will continue to work with her to get the home rented.Sincerely,[redacted]

The ten day vacancy period is excessive in this case. Most potential renters do not have ten days to wait before they would like to occupy the home.  We are moving our belongings on August 25. I plan to stay in the house with an air mattress and minimal other belongings that can fit in my car until the house is rented. I would like confirmation that once a renter is found, flexibility to the ten day vacancy period be granted given the condition of the home and minimal amount of repairs needed.
