Attached is a copy of a "Generalists" inspection of the home. The inspection occurred and the items noted at the time of inspection are a snapshot of the condition of the home at the time of the inspection. ...
Issues that occur after that time are not the responsibility of the inspector. A few mistakes this home owner makes in their complaint include the Master shower. It is clearly on the report that the shower was BACKED UP at the time of the inspection. How could anyone have determined ponding water in the BACK of the shower when the whole shower was FULL of water at the time of inspection. Cosmetic issues like floors being sealed or not are not in the scope of a general inspection. Those buyers had every opportunity during the sales due diligence process to view those floors and determine if they wanted a different cosmetic finish on them. It is not in our scope to determine if a buyer likes the floors finish or not. We are primarily looking for Cracks, Damage, settling and structural issues. A crack in the garbage disposal if not leaking at the time of inspection would not have been apparent during a general inspection. Sinks are filled, disposals run and checks for leaks under sink did happen. It is very possible that something happened to that disposal between inspection and discovery of the leak. That kind of a disposal leak would have been very apparent to me at the time of inspection if it indeed was leaking. A pool light is under water, our inspection is limited to what we can see from the deck. We do not perform under water inspections. The buyers had every opportunity to contact me through my report - Website - E-mail or Phone, all information they were given. This complaint should be retracted based on the fact that they made no attempt to contact me for any questions prior to issuing this complaint. Thank you. [redacted]
