Please see attachedCascade Sotheby’s International Realty regrets the buyer’s frustration over this transactionWe have however, tried to remedy this issueThe issue with this listing was that the MLS had indicated it had a gas fireplace insert, when in actuality it was an electric fireplace insert The buyer did a whole home inspection which said nothing about the insert and was granted early occupancy days prior to closing 8/8/After closing buyer realized it was electric insert instead of gas and reached out to our agentWe discussed the matter and agreed that the buyer has the responsibility to do their due diligence and had more than adequate access to the property In addition, the MLS disclaimer says, “Information is not guaranteed and should be verified.” The seller was difficult in the transaction and left town right before closing which forced an extension of the close date and gave the buyer early occupancyIn addition, the seller left the property in an unclean stateOur agent did represent both sides and because of the mess the seller left behind and the confusion over the fireplace insert our agent hired a landscaper friend of his to perform $in work to clean up the property for the buyer Our principal broker contacted the buyer to discuss options and told her we would reach out to the seller Which we did and the sellers response was simply he didn’t careI relayed that information to the buyer and she immediately responded that our agent and Cascade Sotheby's International Realty made money from this transaction so we should then pay for a replacement fireplace insertOur principal broker informed her that we wouldn’t be replacing the fireplace insert and that it was a dispute between the buyer and seller, but we would be happy to provide any information neededFinally, putting a value on the different inserts (gas vselectric) is difficult because there are pros and cons to both and it really is a personal preference The actual costs of the inserts are pretty close as wellElectric inserts are about $to $and gas inserts are $to $
