She texted her cancellation and again was directed to place it in writing. We never received a proper cancellation request with forwarding address information. We refunded her deposit as courtesy on 4-14-16. Our office called and requested that she pick up the payment. She picked up the check on 4-19-16.

I explained to the resident why she was getting fined. The fine is located in the lease and is our policy regarding pets. The resident stated that she was aware of the policy. All 4 members of our management team had visited the apartment when we were notified about the illegal dog in the apartment. We told her at that time that she needed to carry the dog away from the premises immediately and that the fine would be imposed. The fine is not a PET FEE. It is a fine that each residents pays if they do not abide by the lease agreement. The $190 rent was a prorated rental amount for August. Ms. [redacted] moved in early (In July) and we charged her the $190 prorate at that time. I did reduce the pet fee to conform to the previous company's lease as she signed before our company purchased the property in May 2014.
