On March 14, 2015, RJR received notification from the tenant located in [redacted] that water was pouring from the ceiling. Sarah L[redacted], RJR's property manager, immediately contacted our General Contractor [redacted] ("[redacted]"), and requested his immediate remediation...
of the issue. [redacted] determined that the water was coming from the Complainant's apartment ([redacted]) and took a video of water pouring from the ceiling of [redacted] directly below the Complainant's kitchen. [redacted] requested entry at approximately noon on March 14, 2015. Upon inspection, [redacted] noticed that water had overflowed from Complainant's kitchen sink, there were no plumbing issues such as broken supply lines, drain lines, or a defective faucet, and there appeared to be vomit or some other foreign substance clogging the kitchen sink. Accordingly, the water damage was caused by Complainant's negligence in letting the kitchen sink overflow. [redacted] took pictures of the water issue when he visited. In sum, RJR's damage is as follows: · $1,500 — Labor and Materials for removal of linoleum, subfloor, installation of new Luan subfloor and new vinyl linoleum · $1,000 — Labor and Materials for removal of plaster lathe from one wall in 624B WPMD and hanging and finishing Y2" drywall. TOTAL - $2,500 In sum, we did not return the security deposit in order to offset some of the damage Complainant cause. In accordance with Lines 52-55 of the Lease, we are permitted to use the security deposit to attempt to offset a portion of our losses. Sincerely,Justin L[redacted], Esq.
