and *** were contracted to sell my house. They recommended a low ball of 299,000.00. I said that too low, but I'll go with your recommendation. Before my listing was published her co-worker submitted a lower ball offer of 290,000.00
I consider this a breach of the confidentiality clause and very unethical. I talked to my banker and they agreed. I cancelled all dealing with this real estate group. I consider their action equivalent to insider deals. This is not in my best interest.I find their actions unexcusable. I cannot correct the business name to *** real estate group.

Rest assured, we greatly value any and all feedback from our clients. Although I respect Mr. perspective on this matter, I must absolutely disagree with his accusations 100%. There’s absolutely no way we could maintain such a high client satisfaction rating year after year if we were conducting business as Mr. describes.
Here's a summarized rundown of what transpired with Mr. and his listing.
Mr. agreed to the list price of $299,000 “as is”. His La Quinta Cove home needed some work and wasn’t even fully painted on the exterior one color.
We did tell him if he did some work we could list higher than $299,000. (Please refer to the attached current sales comparable which clearly indicate our recommended pricing was at market value)
To better serve our clients by exhausting every opportunity to find a qualified Buyer we inform our team of any upcoming or new listings. We’re the #1 Team in the Coachella Valley for home sales and we have over 60,000 Buyer leads in our database so we utilize this great resource to assist our clients. With that said, *** (from our team) had a prospective Buyer that offered $290K for Mr. home.
In no way, shape or form did we recommend that Mr.Zabala take the offer. In fact, we even told Mr. he could just wait until the property was actual “live” on the MLS before responding to any offers or he counter back at full price. It was his choice.
Mr. did come back after we presented the offer asking to list higher and we agreed. We sent him the paper to modify the asking price for the home to $329K (even though we knew that asking price was too high based on current sales comparables and the condition of his home).
He never signed it then texted us saying we didn’t have his best interest. This is absolutely not true. We 100% had his best interest at heart and were acting in our fiduciary responsibility to present any and all offers to our Seller clients.
After hearing Mr. comment, we thought it made sense to send him the Cancellation of Listing paperwork.
We did not ask for any compensation from Mr. and thought it was best we didn’t work with him based on the fact that he refused to communicate with us.
Truthfully, I believe this situation is a result of a misunderstanding. We made several attempts to contact Mr. to explain our position but he would not communicate with us at all.

We disagree on the market value of my property. Since *** Real Estate no longer represents myself contractually I cancel my complaint.
