It is unfortunate that we have to replace a carpet due to dog urineHowever we do not know how often the dog was there since it was not an authorized animal and the lease clearly states we do not allow visiting animalsWe received complaints from neighbors of a dog running around without a leash that was coming from this apartment and addressed it with the resident at the time of the complaint The carpet had been attempted to be cleaned with a machine using hot water by one of the leaseholders at time of the move out inspection as parts of the carpet were soaking wet during the move out inspection with the residentUrine was found not only at the move out inspection with the black light but also verified in writing by our carpet cleaning vendor and areas had been pushed thru the back of the carpet by the residents attempt to clean it There is a statement in this complaint about the carpet being several years old when they moved in and not inspected for urine or damage prior to move inAna is aware she and both of the other adult leaseholders signed a new carpet addendum at the time of move in and they were all aware the carpet was brand new and no one had lived on it prior to them, we try to be very proactive in informing our residents of this which is why they we have them sign this addendum we do not know why she is making these statements as she has acknowledged on November 11th the day she filed this complaint as we even provided her with another copy of the attached document she signedWe also extended her payment deadline and offered a payment plan to her however her rental insurance company paid a portion and she has ppaid the balance in full as of 11-29-
