Basements 4 Less Reviews (31)

Review: I contracted with Basements 4 Less in October 2012 to complete my 650 square foot basement for everything excluding flooring and paint. The service contract included a 2 piece powder room and a double door to my utility area in the basement. The contract had a clause to be completed in a 10-12 week period.

In early March of 2013 on the day of the final inspections it was pointed out to the proprietor that the job had not been finished. The final touches to the paint job had not been completed and there were spackled sections of the wall in a few places. Also the proprietor had installed 2 single doors at the entrance to the utility area which do not close or remain closed. The contractor who was doing the work suggested that framed in double-doors should have been delivered but 2 single doors had been delivered instead.

I made the FULL PAYMENT on the balance amount to the proprietor on the understanding and his commitment that he would have his people come and fix the remaining issues when they came to work on a house down the road from me. He said it would be in a couple of weeks. It has been over 3 months now and my basement still has patches of wall where the spackel still shows - the final finishing was never completed. The double doors still do not close, and when they are adjusted shut, they do not stay closed because there isn't a latch to keep them shut. I have reached out to the proprietor 2-3 times now. I trusted the proprietor against better sense based on the experience over the length of the job to pay him in full and not keep the payment pending until the job had been completed.

Also a section of the floor where the contractors poured self leveling concrete, the floor is uneven and the laminate flooring cannot be installed over it. I called a couple of contractors to do the flooring and was advised that the laminate would crack if it was installed as is.Desired Settlement: I need the following completed as per the contract

1. Need the final touch ups to be completed as the proprietor had committed. The basement and the powder room have several areas that still have spackel of them that need to be sanded and painted over.

2. Need the door replaced with a double door so that it closes as a double door should.

3. Need the uneven floor corrected, so that the laminate can be installed. I should not have to pay $350 to an outside contractor to fix the issue.

Review: [redacted]I am rejecting this response because:I have been hearing this same promise for the last 3 months. Every time I have reached out to the proprietor I have been told that I will be scheduled. It is not that I complained to Revdex.com one week later. I need a confirmed date and time when this will be resolved and a written commitment from the proprietor to stick to the committed date and that all the issues addressed in the complaint and repeated here are resolved1. Unfinished spackle job2. Doors don't close - 2 single doors provided instead of a double door.3. Floor leveling issues.Regards,[redacted]

Review: I signed a contract with [redacted] to finish my basement in July 2013. He said that he will finish the basement in Dec 2013. So far he has completed only the framing and electrical wiring. The plumbing inspections have failed for the past six months and there is no clear resolution on the next step from [redacted] (even after the got the details from [redacted] inspection supervisor on what had to be done).

[redacted] has take 2/3 of the contract price from me for 10,709. However not even half the work has been done. I also paid him $1500 in advance for wet bar (that has not started) and $1500 for additional doors (that have not been installed). I have given him a total of $13,709 for this project.Desired Settlement: I want [redacted] to finish the basement in 3 months, with the bathroom issue fixed ASAP. If he can't do the work, I need a refund of $10,000.

Review: I signed a contract with Basements 4 Less to complete my basement in July 2013. The work started after a couple of months. At this point only the framing and electrical have been completed. For the past six months they are trying to complete the bathroom however 3 inspections have failed. I called the [redacted] supervisor to get the details of why the inspections have failed and gave them to [redacted], the owner of the business. Nothing has happened and we are still waiting for [redacted] to respond on what will be the next step.

In July 2013[redacted] had given a timeline to finish the basement in Dec 2013. It is now July 2014 and we are not even half way done. The pace of work is very slow and needs to be expedited.

I have paid [redacted] 2/3 of the contract price plus add-on for wetbar and closets totally to $13,720.Desired Settlement: Complete the basement in three months. Resolve the bathroom issue ASAP.

Review: Basements 4 less promised to complete our basement in ten weeks r.less. [redacted] took our $8752.50 and has not showed up again since February 7, 2015.Desired Settlement: I would like for my $8752.50 to be returned. Completely refunded!

Review: I hired this company CLJ Home improvements (they also go by the name basements4less.com) and paid $13047, 3 months back, and so far no work has been started. Phone calls/ emails are not being returned. There is no communication of work schedule and the company is not bothered. He collected money promptly but no service provided so far. This is my hard earned money and this company is a fraud and cheating its customers. I have also sent the company a formal termination of contract notice, and to return my money. Still no reply from the company.

I'm requesting Revdex.com to please help me with this. Appreciate your help. Thanks.Desired Settlement: Full Refund of the amount paid ($13047) plus amount paid to township ($350) to start work with this contractor, so total amount required for refund = $13,397.

Please have this amount refunded to me at the earliest, its my hard earned money. Thanks.

Review: Signed a contract with 'basements 4 less' to finish basement work with in 4 months at a price of approx $15,000. It is more than 1 year since the contract signed, the work did not complete. Repeatedly requests to complete the work has been ignored. More than 80% of the contract money was paid. The contractor does not respond to phone calls or text messages or emails. Electrical subcontractor working with him does not respond to our requests to come and finish the electrical works. The electrical contractor working with 'basements 4 less' got paid for all base electrical work and optional electrical works, but he did not complete the work even after repeatedly requesting to come and finish the work. The electrical sub contractor name is [redacted]Desired Settlement: finish work in 15 days or return all money so that I can hire another contractor to finish the work.

Review: [redacted] owner of Basement 4 less [redacted]) has signed a contract in Feb, 2014 and promised to finish the basement between 6-8 weeks. Based on the payment plan I paid entire contract amount and the following items are still pending. [redacted]s not responding to my calls or text messages. When I go to his office to speak to him in-person(he is available between 5.30 am to 6 am at office), he makes a promise to complete rest of the work, schedules an appointment and doesn't show-up on appointment day. Huge delays in completing service(It has been 8 months since contract is signed)

Following work is pending.

Install frame and twin door to laundry room.

Install wash Sink ( As per contract, I will buy wash sink and he will provide labor for plumbing work)

Install one access panel

Fix electrical outlet and switch in closet that is not work

Final electrical work to install fixtures and lights

$500 credit for paiting. I painted basement as he was not respondingDesired Settlement: I am physically handicapped person. Basement4Less should not be expecting me to visit thier office everyday to follow-up. Its Basement4Less responsibility to complete the pending work with in 2-3 weeks.

Review: [redacted] the owner of Basement4less aka CLJ building contractor, Inc signed a contract in May 2014 and still have not finished the promised work as per the contract. He has already taken $7500 from us, but has only done two days of work. The work completed was of low quality and was failed by two inspectors (Electirc) and (building). We are trying to reach him many times, but he is not responding to our calls anymore. We would like the work to be finished ASAP or return our money back.Desired Settlement: We would like the work to be finished within a month (from the day I am filing this complaint) the most. If the work is not finished between 4 weeks then we would like all of our money back otherwise we will have to seek legal help and find ways to get our money back from him.

Review: Hi,

Initially I have signed contract with [redacted] @Basements4Less for my basement to finish. And I have paid $5500 to sign to contract as a initial payment.

We got the permissions in the month of November 2013 from [redacted] NJ to start the basement work.

From then on, he came only 2 days each for frame work and electrical wiring over a period of 2 months. But I have paid each month about $450 as a monthly installment.

Then we got inspection done sometime end of Jan 2014.

We have been calling him daily to his office and personal cell phone, maximum of them not answered, left several voice messages and text messages. Finally he came back on 7th of March and 18th of March to complete the Sheet rock.

Again he came back on 21st Apr to complete the remaining sheet rack work after hounding him.

He came on 24th Apr, 29th Apr, May 8th, May 13th to do Speckling work. On Jun 4h they came to fix Doors and Trims. In between He promised me to complete the work in couple of weeks and he has taken a monthly installment too.

After June 4th, we were suppose to get Painting and flooring job by an outside contractor which we completed by June 22nd. And we called him, left several (voice, text). For which he replied text message saying that he will put me on schedule, which has never happened and its been 4 weeks and I am still waiting.

Its been over 9 months, I have started basement work, not finished, paid lot money, and no responses to calls or messages except once in a blue moon.

In all these months he came about 10 business days to do the job which is still not finished.

This caused lots of frustration, anger, loss of money and patience as well.

I hope if this complaint can help us in any way possibleDesired Settlement: I would like to get my money back.I am not satisfied with all of it.

Review: I signed the contract on June 2, 2014 for finishing my basement.

Per contract, I have paid %5247.50 (50% of the total amount) as an advance. Also I have paid 3 monthly installments of $437.29 each. But, only upto 60% of the framing is done yet. The owner of this company "[redacted]" comes every month to collect the paycheck and then do not show up for work. We have filed a case against this company in NJ Consumer Affairs.

So far, we have paid 63% of total contracted amount but only 15~20% of the work is being done. Here are the details:

Contract sign date: June 2, 2014

Total amount on Contract: $10,495.50

Money given to him till 9/22/2014: $6,559.37

Amount of work done till 9/22/2014: about 20% (as per his guy told me on 9/22/2014 during his visit)

Work completed by Basement-4-Less: approxi. 60% of framing (metal stud) and fire stop

Work remaining: 1) Complete framing, 2) insulation, 3) Sheetrock, 4) Ceiling, 5) Stair Case, 6) doors, 7) trim, 6) carpet

Found out that the owner of this company is doing it to every one. He has taken money from everyone but have not done the work. There is a group on google called "B4LVictims" to fight against him.

We need our refund.Desired Settlement: Need our refund of money.

Also, want to revoke his license and prosecute the owner against fraud.

Review: Contract signed in December 2012 for contractor to finish basement. It is now March 2014 and the basement is still not finished. Timeline says 10-12 weeks. Today, the owner [redacted] President) pulled his workers off of our job mid-day before getting us ready for inspection as promised in writing just days before. This is the culmination of 15 months of the same behavior -- misrepresentations as to when they would come and what would get done, delays for no reason, refusal to answer phone calls or communicate in any meaningful way, not monitoring the job to the point that numerous errors consistently took place, subcontractors doing sub-par work and not fully providing the service (sheet rock issues, spackling not done, terrible paint job, electrician did not finish putting in lights, plumber damaged the new tile floor we put in ourselves), wrong doors installed, doors including expensive French doors do not close properly, trim coming off the walls, and numerous other issues. Overall, the work has been shoddy and rushed, without any regard for quality or the customer's schedule or project timeline. Contractor refuses to pick up the phone. Contractor's business practices have been unethical throughout.Desired Settlement: Finish job to customer's satisfaction within one week and refund money paid in compensation for excessive delay, quality issues, loss of use of basement for more than a year, and what they have put us through for 15 months. Enough is enough.

Review: I hired a contractor to finish our basement. The contract was signed in January and work should have been completed. Work has only been done in small segments, spending a 1/2 day onsite every so many weeks. The worksite has been left littered with construction debris and blood. We have contacted the contractor CLJ construction on many occasions and had asked him to provide a timeline to complete the work. He still has not lived up to the timelines and never shows up to the job site. He has collected over $10,000 of a $14,000 fee and has asked for additional money to cover add-on items. We paid that money as well but the add-ons were never provided.

Since hiring CLJ, we have seen many complaints on the internet about accepting initial payments and never completing the work.Desired Settlement: Completion of the work in 30 days or refund of our money.

Review: Contract was signed in June 2013 to finish basement. Business failed to provide completion date on contract. No insurance certificate was ever provided, but a deposit was paid by me for $9098. The business did not start any work on the basement even after making numerous calls to the business and to the owner of the business [redacted]. Business also operates under another name "Basements 4 Less Inc".

Another contract was also signed in June 2013 for interior painting of the whole house and installation of kitchen back splash tiles. Business failed to provide completion date on this contract as well, but took a separate deposit of $2235. A schedule of work was promised by the weekend of signing the contract which was not provided. After numerous calls to the business and to [redacted] a sub-contractor showed up to paint just 1 room without the necessary tools. I had to buy the tools and drop cloth at my expense, however I was only supposed to get the paint. The painter did not finish the painting job that day and spilled paint on the carpet, on other items and left a mess on the floor. Since no action was taken after I complained to the business, I hired labor at my own cost to clean up. Business did not send anyone to paint other rooms as promised (a date and time would be committed by the business, but no one would show up to paint). In due time, I realized that this is not the company that would keep their commitment on fulfilling the contract and I wrote to them to refund my money for both the basement and painting job.

All my calls since Fall 2013 have been unanswered except one where [redacted] unintentionally happened to answer my call. He then confirmed that he would refund my basement deposit of $9098 in full, as he had not done any work on my basement since taking the deposit in June 2013. It has been a few months since, and I have not got my refund of the basement deposit back from him nor any work started in the basement.Desired Settlement: Business contractor/owner [redacted] already agreed to provide refund for basement deposit of $9098, since no work was started in the basement after numerous calls to them to commit to a schedule. However since promising the full refund for basement deposit, he has not followed up by providing the refund to me. Can Revdex.com intervene and get my entire Basement deposit of $9098 back?

Business

Response:

We are currently trying to work out a resolution to the deposit. We have a signed contract and according to my lawyer im entitled to the profit of that contract.

Consumer

Response:

Review: [redacted]

I am rejecting this response because:

1. No resolution was made by the contractor, [redacted] to refund my deposit. I have sent several emails to him in the past to either refund deposit or start work, prior to making this complaint, none of which were responded to, nor basement deposit money refunded yet. Currently (i.e. March 2014), the matter is being investigated as my deposit money has been with [redacted] since June 2013 and no work was ever done in the basement for the last 9 months.

2. I had previously explained issues I had with the contractor regarding the painting contract in my original complaint. With the difficulties I experienced on that contract plus extra money I spent to fix issues that stemmed out of the contractor's work (incomplete painting work, paint spilled on carpet, no show etc) it was best for me to not continue with any contract with the Contractor. That incomplete contract gave me an idea about the contractor's work ethics, the unskilled labor he uses and how irresponsible the contractor was in terms of timeline committed and his general lack of commitment to fulfilling the contract. In spite of it, I gave him another chance to start work on my basement which he didn't respond to. I have saved communication proof till late February 2014 where I had requested him to either refund deposit or come up with options to start work, which he completely ignored. At this point, the contractor has no right to any profit, but has to refund my entire deposit money.

Review: I hired this contractor to finish my basement based on a referral from my local realtor. The contractor had all of the right answers from the beginning and was kind and courteous. That is, until he received his first payment, which was 50%. The agreement was that the job would take 10-12 weeks from start to finish. After receiving the first payment it is now 6 weeks later. The job has had 3 days of framing, which is still not completed. The electrician is not allowed to work until he can receive confirmation from the contractor. I was told the electrician would arrive on a particular day by the contractor. However, the electrician stated that he never received confirmation to begin the job.

I have attempted to contact this man through multiple texts and phones calls with voicemails. To which the contractor replies when he feels and will say whatever he needs to get off the phone. The emails through the business website were unavailable/shutdown shortly after the work began and was never corrected.

With six weeks remaining in the contracted time frame the following needs to be completed: all electrical, all plumbing, insulation, finish framing, finish demolition, drywall, paint, doors, trim cabinets, bathroom, kitchen, flooring, and installing an exterior door.

Can the job be completed within the remaining 6 weeks? Yes, but I have no precedent proving that this man can do it. He still to this moment as I write this will not return a phone call.

Do yourself a favor and avoid hiring this man and company. This "man" knows the reason behind why this basement is being built and still has the audacity to treat us terribly. The man knows I need this basement for my elderly mother to move in and treats us with a complete lack of respect.Desired Settlement: In the end I want the job completed. This is an aggravating situation that I wish on no person. I do not know if this man/company is competent to complete the work. I want this man to own up to his mistakes and have some morals and do the right thing. Either finish the job in the allotted time frame or own up to his incompetency and give me a refund immediately.

Review: I hired basements4less to help with repairing my basement. The project involved removing Sheetrock and replacing post hurricane sandy. The entire job has been a nightmare--from the contractor not showing up to installing the Sheetrock incorrectly to leaving my basement in a shambles to harassing me for payment of work that was never done to charging my credit card without my permission. He uses a inconsistent work force who does haphazard work. I have had another contractor look at the work and say all the sheet rock has been installed incorrectly and now has to be entirely ripped out again and re installed. At a certain point regarding the state of my basement and his harassing phone calls for more money, I fired him. I am a single woman and feel that this contractor misrepresented his work and took major advantage of me. the basement is a disaster and I feel that he did terrible work and I am left with another mess to clean up. the major problem is that he went ahead and charged my credit card WITHOUT MY PERMISSION. I consider this fraud. After review, he charged me 1750 for removal of sheetrock which never was done. All he was interested in was getting my money and not doing the work. I have attached pictures of the basement for proof.Desired Settlement: I want my money credited back to my card IMMEDIATELY. I want the original deposit of 3,100 and the 1,722 that he fraudulently charged to my card returned.

Response:

To Whom this May Concern:

We are responding to a complaint we received on behalf of

[redacted] is claiming that we charged her credit card

without her authorization, and that she was very unhappy with our job

performance. We signed contracts with [redacted] in July 2013, and at that

time she chose one of our two payment plans. She chose to put 50% of the

project price down and then pay 12 monthly payments that start one month from

signing contracts. [redacted] was made aware from the beginning that our work

week runs Monday thru Friday, 7:00am to 3:30pm. This was an issue due to [redacted] not being able to take time off from her work in order for us to come

do our jobs. Unfortunately, a couple months went by with no work being done

which she was okay with. Around October, we decided to reach out to [redacted]

to see if it was yet possible for us to start our work. She was able to take

one day off the first week in November and we started our work. Following that

appointment, she made it clear that the work would have to continue on weekends

if it was going to be completed. I talked to my crew to see if they were

willing to work a few Saturdays in a row to get her job moving along. My crew

agreed and we were able to get her half of her job done within a couple weekends.

Although as per her contract her monthly payments should have started in

August, because no work was able to be done I did not ask for any payments.

Once our work was a couple weeks in, I had let [redacted] know we would have

to start catching up on her past payments. I reached out to her on the Friday

before her appointment. She wanted to wait until she saw some more progress on

Saturday then proceeded to say she’d

call my office Monday morning to give her credit card over the phone to catch

up on all payments. Monday came and went and we heard nothing from [redacted]

The week progressed and still nothing. Although we still hadn’t received a

payment my crew was willing to work the next Saturday to continue her work. We

were reaching out the her in every way leaving her multiple emails &

voicemails asking her if we can come continue our work & letting her know if we receive no reply we

would have no choice, but to charge her credit card we have on file for all the

work we are owed .We waited a few days before continue to reach out to her,

then as we tried reaching out to her we learned she blocked any incoming emails

and all phone calls coming from our office. At this point in time, we had no

way to reach or communicate with her. After we learned this we assumed she was

not looking to move forward with our company so as we had told her we then

charged her credit card we had on file for the amount she said she would pay us

& that we were owed. We’re sorry we were unable to finish [redacted]

project., not because we didn’t want to but because she didn’t allow us to.

Sincerely,

Review: I signed a contract with “Basement 4 Less Inc.” (the company) on December 24th, 2013 and gave 50% down payment to the company at the same time. Even though the owner [redacted]” took the 50% down payment, “Basement 4 Less” did not file a permit for one month. The first monthly payment ($348.66) was given on January 25th, 2014. The permit filed by the company was not properly completed so township had questions which “Basement 4 Less” did not answer quickly and delayed the process. I received the permit in April, 2014 and since that day, the only work that is done so far is the framing on April 30th, 2014 and the company took remaining 3 months of payment ($1,045.98) on the same day. Since then no one from the company or sub-contractor came to continue the basement work.

I sent numerous emails, and called several times but company is not responding to them. It seems that the company does not want to complete the basement work so the company (Basement 4 Less Inc.) should refund my money ($5,578.64), or complete the work in 30 days.Desired Settlement: The company (Basement 4 Less Inc.) should refund my money ($5,578.64), or complete the work in 30 days.

Review: WE HAVE CONTACTED [redacted] THE OWNER NUMEROUS TIMES TO SCHEDULE AND FINISH OFF THE REMAINING WORK FOR OUR BASEMENT WHICH HIS COMPANY IS IN THE PROCESS OF FINISHING FOR OVER 1 YR NOW. TOWNSHIP HAS ADVISED US THAT OUR PERMIT IS GOING TO EXPIRE NEXT MONTH AND WE HAVE TO PAY MONEY AS WELL AS GO THROUGH THE LENGTHY PROCESS OF GETTING THE NEW PERMIT AGAIN FROM THE [redacted] TOWNSHIP. INSPITE OF REPEATED TEXT MESSAGES, EMAIL AND PHONE CALLS, NO ONE FROM THE COMPANY INCLUDING [redacted] BOTHERS TO CONTACT US. WE HAVE PAID THEM EXTRA MONEY AND THEY HAVE NOT FINISHED OFF OUR WORK. LAST TIME WE SPOKE TO [redacted], ASKING HIM FOR THE WORK SCHEDULE REPEATEDLY HE SAID THAT HE HAS SCHEDULED US FOR 7/24/14 BUT NO ONE TURNED UP AND HE HAS NOT SHARED THE SCHEDULE TILL DATE.Desired Settlement: WE WANT HIM TO FINISH THE JOB AND PROVIDE US WITH A SCHEDULE IN ORDER TO AVOID A LEGAL HASSLE. IF HE DOES NOT COMPLATE THE JOB THEN WE WILL BE FORCED TO SEEK LEGAL HELP

Review: I contracted with CLJ Home Improvements/Basements 4 Less in March of 2013 to finish my basement. The contract clearly spelled out the terms of the work and duration, 14 weeks. One year later, there are still items not completed that the contractor committed to completing. I've have continuously reached out to the owner ([redacted]), who rarely responds back and when he does he tells me he will schedule the work which never happens. This contract is paid in full and has no incentive to complete the work. In fact the only thing he did well on this 12 month project was take my money. I have now received estimates for getting the remaining items completed and would like to have CLJ Home Improvements/Basements 4 Less compensate me for these costs I have incurred significant charges throughout the 12 months I've had to deal with this contractor due to all the delays and false promises which I clearly laid out for him. We discussed them and I said as long as he finishes the remaining punchlist items, I will let the incurred charges go. I know that there have been several claims filed recently against this contractor with similar issues so I know I'm not the only one who has experienced his dishonesty and lack of performance. I'm also filing a complaint with the Consumer Affairs Department to notify them of his performance and hopefully revoke his license to operate in the State of New Jersey.Desired Settlement: I want an outside more reputable contractor to finish the work and the charges be billed back to CLJ Home Improvements/Basements 4 Less.

Review: I signed a contract with this company 9 months ago to complete my basement. He collected 50% of the fee upfront and promised that the job would be complete within 12 weeks of framing. The issue is the framing has never been completed and his workers fail to show up to do work for months at a time. He continued to collect monthly payments while not providing services promised. I have tried every way possible to get the job completed but no progress has been made. He has asked me to purchase multiple supplies totaling thousands of dollars telling me that they needed to be purchased in order to get the work done but still the work does not get done . Therefore not only have I spent thousands of dollars to him to complete the job I have also spent thousands of dollars in supplies that are sitting waiting to be installed. I am constantly told that his people are coming to do work and they do not show up. The business is very disorganized and no one answers his business phone or returns calls to resolve issues. I have received signed promises of a schedule for completion which he does not honor. He causes many delays to the job due to poor planning .Desired Settlement: I would like him to complete the job within the next 2 months.

Review: We signed the contract with Basements 4 Less Inc. (CLJ Home Improvements Inc.) on Feb. 20, 2013 to finish our basement. The framing was started on April 11, 2013. The timeline in the contract stipulates that work will be finished in 10–12 weeks. It has been more than a year since we signed the contract and about a year since the work started. The work is done once every 2 to 3 weeks and sometimes once a month. There are days that work is done for 1 hr or 3 hrs then we have to wait for weeks for the next work. There were 3 occasions when they scheduled an appointment and nobody came to the house to do work, which have caused inconvenience for us. There was an appointment for electrical that was scheduled 3 weeks in advance and 2 days before the scheduled work, the appointment was cancelled for unknown reason. Majority of the time when this company scheduled work, we had adjusted to the schedule to get the job going. We have requested a schedule of all work to be done and a completion date and never got a response. Communicating with this company is a problem. Most of my phone calls to the office, text and email messages to the president, [redacted] did not get any response and if a response was made, it does not answer my question. On Feb. 24, 2014, I sent an email request to the president to complete the work in the basement by 3rd week of March and after several follow-up, he responded that there will not be a problem finishing the work at the requested time. It is the 3rd week of March and remaining carpentry work, electrical, plumbing are still not scheduled. The president sent me a text on March 13, 2014 that if I pay 1,000 in advance of the last scheduled payment that electrical work will be done the next day, to which I declined as it is not in the contract. We have accommodated their schedule and have been patiently waiting to get our basement completed. However, after almost a year of waiting, we feel it is time to report this incident to Revdex.com.Desired Settlement: All basement work needs to be done by end of March 2014 to the customers’ satisfaction and all work should pass township inspection. Before the last payment is made, we want the punch list work done and a written warranty provided to us.
