Mr. [redacted] paid me to inspect the house for defects based on the Texas Real Estate Commission Standards of Practice for real estate inspectors. This is exactly the service I performed for him. I was not hired as a consultant to determine the history of construction on this house. I never told Mr....
[redacted] that the house had been completely torn down after it was framed or during the construction at any time before or after Hurricane Ike. I had no previous knowledge of the house or its history prior to inspecting it for the original homeowner. I did disclose to Mr. [redacted] that I was the inspector for the current homeowner when he purchased the house and that I performed inspections for the contractor that constructed the house. I wanted Mr. [redacted] to know this in advance in case of a conflict of interest. He stated that he would not have a problem with me inspecting the home for him. During the inspection I found several items that were in need of repair and the cost to repair these items more than justified the expense of the home inspection. However, there was a signed contract between Mr. [redacted] and myself that addresses in detail the procedure concerning the inspection and the steps necessary if a disagreement occurs between us concerning the home inspection. None of those steps include filing a complaint to the Revdex.com. I have not been contacted by Mr. [redacted] at any time since the inspection and was not aware of any of these concerns. In regards to the $400.00 fee that Mr. [redacted] paid, only $325.00 was for the home inspection. The other $75.00 was for an additional inspection we performed for wood destroying inspects. In summary, I do not feel that I am responsible for the situation Mr. [redacted] is describing. I provided in good faith a service to Mr. [redacted] and was compensated accordingly. My job was not to provide Mr. [redacted] with a history of the house that I was not aware of. I never told Mr. [redacted] the house had been completely torn down and rebuilt. I did tell Mr. [redacted] what the defects of the house were at the time of the inspection. There is a signed pre inspection agreement by Mr. [redacted] and myself and the first pages of the report that go into great detail about what the inspector's responsibilities are. I would recommend both documents be consulted. However, my policy has always been that if a customer is not 100% satisfied with my services, I would gladly refund the cost of the inspection, but I would have to have been made aware of the dissatisfaction. Since Mr. [redacted] chose to file a complaint with the Revdex.com instead of communicating with me directly, which could possibly affect my accreditation with the Revdex.com, I am choosing not to refund the cost of the inspection at this time.
