Brian Dunleavy, B. Dunleavy & Sons, Emerald Works & CM Imaging West are con artists!
Brian Dunleavy (02/27/68) is a sole proprietor of B. Dunleavy & Sons, Emerald Works PA registration: PA049429 and CM Imaging West CA License: 990916 are front businesses for Dunleavy's long professional history of criminal misconduct, fraud, theft and scam schemes where Dunleavy uses the above businesses including his LinkedIn:

to lure and abscond future victims like me. Dunleavy scammed me of $30K for the work he never performed. Who is Dunleavy: Brian Dunleavy is 57 years old professional con artist with the active arrest warrant in a State of FL:
http://pas.fdle.state.fl.us/pas/restricted/PAS/person/WantedPersons.jsf
Offense: Probation Violation
Reporting Agency: LAKE CO SO

Date of Warrant: 09/20/2023

who typically preys on elderly people and single women from middle to upper class with properties and assets. Dunleavy's con artist/scam act: take large deposit up front, deliberately create as many structural damages to the property as possible, so that the homeowner would be too debilitated and too devastated to go after Dunleavy, because like myself you will be too busy trying to save the property from structural damages and collapse. Once Dunleavy destroys/damages the property, he went on a run with stollen money, and you will never see or hear from him ever again. Dunleavy is cruel, unpredictable and dangerous individual. His driving licenses plate: ZVF0275 his ph: (484) 881-2516. I am one of the victims of Dunleavy's criminal activities. If you have any information about Dunleavy's whereabouts, please contact me directly or notify local Police or FBI, he might be armed and dangerous. I will post photos of damages shortly. Dunleavy is a pathological liar & a thief, who has no sense of remorse or responsibility for his own actions. Dunleavy destroyed my life, my home and put me in $30K debt which I borrowed at 11%. I have Dunleavy's SS# and DL# which I won't post here but willing to provide to initiate legal actions against him. Please assist in bringing this criminal to justice stopping his cruel and illegal theft of money and destruction of real properties from innocent people who entrusted Dunleavy with their money life savings, and homes.

We had an awful experienced with Brian Dunleavy & Sons which also operates under the name Emerald Works. Installing a new roof on the size of our home should take 2 - 3 days at best. Brian Dunleavy was on-and-off our roof for about 7 weeks in the summer of 2013 and the work was inferior, which is the kindest word I can use in a professional review. He was inconsistent with the times he would show up and/ or leave the incomplete job. The roofing work was awful as observed by two separate roofing companies that came in after to do repairs. Brian Dunleavy's work resulted in a leak through the inferior roof job into our kitchen and completely damaged the kitchen ceiling. We had NEVER had a leak through our roof prior to Brian Dunleavy working on it and in the 15 years we've been in our house. He and his partner also were the cause of a baseball size hole in our living room ceiling which was caused by carelessly dropping weighted material on the roof. Brian Dunleavv left debris / trash on the side of our yard for weeks until we insisted he move it, which he did, to a neighbor's yard. In hanging roof shingles on the overhand over our garage, the job was so bad I suggested that my young children could do a better job with a glue stick and scissors. Brian Dunleavy did not honor any daily or project schedule. One of his "associates" scratched the front of our house with a metal ladder which, we still don't know for what purpose it was leaning on an area that had nothing to do with their work. Our gutters were done by Brian Dunleavy and again the after the first rain storms it was obvious the work was/ is inferior and at our cost had to be repaired. Brian has a charming personality but there is a mile wide gap between a charming personality and a professional who does a job in the time it was scheduled, and for the cost that was estimated. We did our homework (we thought) before going forward with Brian Dunleavy but in the end, the workmanship was incompetent, unsatisfactory.

My husband and I were taken advantage of Brian Dunleavy. He took a check, cashed it and never did the work. We are getting all people that we know who had a bad experience and contacting the Attorney General Office of PA. Channel 6 has been contacted and they plan to contact him very soon. I heard they are very helpful when it comes to scammers like Dunleavy.
