While we empathize with this owners concern, the management company unfortunately cannot do anything as the responsibility to treat the interior of units is mandated by the Associations governing documentsIt is the responsibility of the unit owner to maintain the interior of their individual
unit.The Board of directors has met numerous times regarding this situation, which this homeowner was in attendance as they themselves are a Board memberThe outcome was that they needed to abide by the CC&Rs and not take responsibility to treat the interior of the unitThe Association does treat the common area for pests (including bed bugs) every weeks, which is above and beyond the average HOA who only treats on a monthly, sometimes quarterly basis. Regarding this owner/Board member's concern that the manager is only communicating with Board member, it is not uncommon for a manager to have a single point of contactThis assists in the management of the community as the manager is not being pulled in numerous directions by several different opinions/requests from various Board membersAfter each annual meeting, an organizational meeting is held in which the Board appoints officer positionsTypically the president is to be the main point of contactIt is unfortunate that this owner/Board member feels the need to attempt to tarnish the name of APM because they did not like the outcome of their appealAt the end of the day, the management company is dictated by the CC&Rs, Bylaws, Articles of Incorporation, State Statutes, direction from the Board of directors and the management contractThere were several requests made to this owner/Board member to report the other units they claim are infested with bed bugsNo such information has ever been provided and it appears that the infestation is isolated solely to their unitThe maintenance of the interior of each unit (from the drywall in) is the responsibility of each individual unit owner, not the Association or the management company

Thank you for providing us with this information. APM acknowledges that the original repairs done were not up to our standards and they have since been redone by another vendor and the homeowner is satisfied.

Regardless of any statement made after the fact by Associated Property Management I have their representative, Stephanie P[redacted], accepting responsibility for the damage in writing (email). I also have Stephanie P[redacted], APM's property manager, offering in writing to repair my AC unit in good faith; A repair which they were unable to perform as the AC unit was beyond repair. The AC unit was fully covered by American Home Shield and would have been replaced under warranty but they do not cover negligence. My AC contractor works directly with American Home Shield and would have been paid the same amount if it had been replaced under warranty or paid for by me so to suggest they are at fault is absolutely ludicrous given Associated Property Management's previous admission of fault.

Thank you – for attempting to resolve my complaint against Associated Property Management Company. This complaint is from me not my wife.  I am a Home owner (not a board Member) in [redacted]  - The "BED BUG PROBLEM IN OUR SENIOR COMMUNITY" was started before, I owned a unit in this community. It is unfortunate that Associated Property Management Company feels that I should report other units that they already have knowledge of. That the infestation is isolated solely to my unit, this is a downright lie – Our common areas are unique everyone enters their individual unit from indoors. - Bed bugs are not coming into our units from outside sources such as church or doctors offices, they are spreading to our units through our common areas. Ohland’s Pest Control Company Letter States that he has been working for the past two years to eradicate and control the bed bug problem at [redacted]., and that “there have been times that he has not charged residents to insure full success of eradicating these pest from their apartments” – Sending intimidating letters for “mandatory” inspection/treatment of all 110 units did not work, not ALL 110 units were inspected or treated for bed bugs, causing many residents and homeowners to be afraid to mention bed bugs. - Our common areas were not treated, with the same diligence every 2weeks, leaving the bed bugs to run to a unit with a host - Our inside LAUNDRY rooms are being used by all to wash and dry bed bug bedding. Associated Property Management Company – Are dictated by the CCRs, Bylaws, State Statutes, Articles of Incorporation, direction from [redacted] Board and the management contract. You both have a fiduciary duty to protect the health and welfare of ALL homeowners and residents. Take responsibility for your poor Management. I have received a important letter for a "special meeting" stating that the board has received a petition to remove my wife from the board, with a reason, of "unwillingness to work in the best interest of the [redacted] Residents" -  This looks like retaliation and slander to me. Enforce the Governing documents and our contract with you - Provide proof that Bed bug eradication is Now being done every 2 weeks for our common areas and will be done whenever any unit in our community is eradicating bed bugs from their unit. Advise [redacted] Homeowners Association, of a bed bug action plan. Reimburse me for the two treatments I have incurred so far. If this is not resolved, with the Revdex.com Resolution Department. I will be left with no alternative but, to contact Multi-Media and County Health Department for their services.

As stated previously, we are not arguing the fact that we need to remedy the situation. We are taking responsibility for the towing and are working with the towing company on it. I do not know what more I can say to please this homeowner.

While we understand and are empathetic to the homeowner's concern, again, we must abide by the governing document regarding the maintenance of the interior of individual condos. These are condominiums, individually owned, not apartments. When a homeowner purchases a condominium, they are purchasing the space from the drywall in of their individual unit and the maintenance that goes along with it.As stated in our previous response, the Association regularly treats for all pests in the common areas, which is their fiduciary responsibility. If the pest control company decides to treat the interior of a unit free of charge because an owner simply cannot afford it, that is at the digression of the pest control company and has nothing to do with the Association or APM. Regarding the homeowner's accusation that APM is retaliating against him and his wife, this is simply not true. APM was hired to be a third party management company to facilitate and enforce the Association's governing documents, that is it. We do not get involved with politics and cannot make decisions for the Board.

In the response it indicates that the management company has only been responsible for a few months.  I could be wrong but I believe they took over the property in January.  Either way, a few months is more than enough time to correct the behaviors of parking on the streets.  If there is a solid contract in place with a towing company, they should be here frequently and if not, then I would be questioning the contract.

The problem with the alarm that this resident is referring to has already been rectified. The alarm was faulty, and each time we made a repair or reset it, it would malfunction again at the most inopportune times. It did not go off for that many months straight, but it may have intermittently. We...

We understand the homeowners concern and do not disagree with it. APM has only been managing this property for a few months, so we cannot be held responsible for the years of issues the homeowner is complaining about. The Association does have a contract with the towing company and they do monitor...

the street parking. We have instructed the towing company to pay closer attention to the homeowner's street for parking violations. Thank you.
