[redacted] was contacted on 11/12/regarding a pet living in his apartment and a memo was put in our system the day we talked to him, “talked to [redacted] about his girlfriend’s visiting pet and it barking and whining while they are away, he knows that the dog will not be allowed to stay there by itself at any time.”, from this it was an understanding that the dog had been “visiting” for some time as more than one complaint was received regarding the dog barking and whining while [redacted] and his girlfriend were away from the apartmentMy personal discussion with [redacted] involved a final walk through on the day he turned in keys however he could not confirm a time of day with us to meet for the final inspection and even mentioned that he might need an extra day to clean which I told him he would be charged for rent for that one dayHe responded by saying he didn’t want to pay an extra day of rent and would have the keys turned in no later than 9pm when our main office closedThere was no doubt that Mr [redacted] email below regarding the apartment being clean and holes patched was done, as that is not what he was charged for in his final deposit accountingHe was only charged for his final utility bill as well as a carpet cleaning of $which included a standard carpet cleaning of $and a $charge for a pet odor treatment which our vendor seemed fit to charge due to a pet odor that would not go away without additional cleaning neededThese estimates are put together by our approved carpet cleaning vendor and passed along to our maintenance supervisor who walks the apartment and assesses the need for such additional charges like a pet odor treatmentAfter his walk he saw the apartment fit for such a treatment as it was needed to get the apartment back to market ready shape for a new resident

Mr*** owed a total of $at move outThis balance consists of the following:$(with tax) for carpet- $carpet clean and $carpet treated for odor$for utilities from 1/15/to 3/7/2015$deposit- amount was applied to the
balance$is the remaining balance due I spoke with Mr*** on March and explained that the extra carpet charge was due to the odor treatmentOdor treatments are done when pets are present in the apartmentHe did not have a pet on the lease however on November 12, we sent him a notice about having an unauthorized pet in his apartmentDuring our conversation Mr*** admitted to having the petIn order to bring the carpet back to a livable condition we must have the carpet treated based off what the professionals are advisingI have attached his sign Refurbishment Charge Sheet (guidelines of move out prices),his carpet estimate and final utility invoice

For your reference, details of the offer I reviewed appear below.Aspire never notified me in regards to a pet living with me in the apartmentI did not own a pet ; nor did they provide me with a clean up receiptI made a call to Aspire's office March 7th in the afternoon, and spoke to Usis, to have them inspect the apartment(2190) I advised him that I did have some small holes in the wall from frames, and I did not want to get charged any other feesHe responded by saying : "as long as you cover the holes everything is fine, we dont need to go look, just make sure you turn in your keys." That is why I took the pictures, being afraid of getting charged for anything after my moveI was surprised they refused to go inspect before I left, because in most apartments they make sure nothing is damaged before the tenant leavesI covered any holes within the apartment walls, and left after everything was in great shape.

balance$175.45 is the remaining balance due I spoke with Mr. [redacted] on March 16 and explained that the extra carpet charge was due to the odor treatment. Odor treatments are done when pets are present in the apartment. He did not have a pet on the lease however on November 12, 2014 we sent him a notice about having an unauthorized pet in his apartment. During our conversation Mr. [redacted] admitted to having the pet. In order to bring the carpet back to a livable condition we must have the carpet treated based off what the professionals are advising.
