I was a resident of Aspen Heights. When I moved out of the unit, I received an expensive charge bill. I have questioned some of these charges. I asked them for pictures of the charging items to discuss. They charged for everything, unless you provide pictures to prove that the items are broken when you move in. Otherwise they will assume that everyting is broken by you. I am very fortunate to have taken some pictures when I moved in and removed some charge by this method. However, they charged me for the cost of replacement the bedroom carpet. When I moved out, I thoroughly cleaned my own bedroom. When I questioned this, they provided a picture that claimed to be taken in my room with a circular (about one quarter coin size) red mark, which even lighter than the indentation of the carpet itself, on the carpet that was almost invisible. However, this picture was not provided to me before, and even the painting damage on the wall in this picture could not match any one of the painting damaged pictures they provided to me. The only evidence that can "prove" this picture about my bedroom is just a board that writes my room number. When I questioned, they said they could reduce the fine by 50%. And said that the pictures of the carpet were not sent to me at the beginning because of the negligence of their work. By the way, on my bill, they charge a cleaning fee and a replacement fee for the same carpet in the common area. After I pointed out this problem, the cleaning fee for carpets in the common area was changed to the cleaning fee for common area. The reason is miss labled.
I don't understand, if it is really necessary to replace the carpet in my bedroom, how the carpet price of the bedroom can be directly reduced by 50%. I don't think this charge is reasonable and really needed. But when I contacted with them, they said that in any case, this fee could not be removed.
All residents are encouraged to reach out regarding the concerns they may have regarding damage charges. The carpet in the unit was replaced due to a 4-6 inch red stain and the smell of smoke in the unit. Smoking inside the unit is against the lease and is cause for full carpet replacement, full paint, deep clean, and $175 deodorizing charge. The residents bed space had no evidence of smoking other than the strong smell that was noted by our staff. All charges associated with smoking in the unit were not applied due to the fact that the bed space was left clean. The resident was originally charged with full carpet replacement due to the smell and stain that could not be removed. The resident reached out regarding the carpet charge and after expressing concern for the high price for the small spot the staff agreed to reduce the charge. The carpet in the unit was fully replaced, however, the resident is only being charged for a portion of the cost due to their concerns.
I have reviewed the response offer made by the business in reference to complaint ID, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below. I uploaded a picture they provided. In this picture, I marked the place that did not match the painting damage of my bedroom. Moreover, from the picture we can see that the red mark on the carpet starts from 6 inches and ends at 7 inches, with a total length of only 1 inch instead of 4-6 inches.Another point is that I don't smoke. The smell of smoke in my bedroom is because my roommates are smoking at home, and their behavior has been reported. Even if the door of the room is closed, it cannot block the entry of smoke.I am very grateful to you for checking the smell of my bed and exempting me from fines. But I don't think I should take any responsibility for the smell of smoke that is forced in my bedroom. After all, I can't guarantee that my bedroom door must be closed 24/7 and the bedroom door is not completely sealed.

Aspen Heights *** is a provider of Rental Student Accommodation for Students (***) at ***, VA. The first month fees were collected well in advance, and I have no problem with that. However they just requested a move-in fee of $65. Again no problem, however when I tried to make the payment online I was astounded with a convenience fee of $47.5 for each vredit card payment. I contacted their office, and was informed that they don't like to support visa due to the 3% fees charged and they were doing the students a favor by accepting it on line. I pointed out that the difference between 3% of $65 and $47.5 was huge and was informed that that was it. I paid up using e-check for 0 convenience but am reporting this in as it is form of price gouging that is being levied on the students.
The Aspen Heights lease states that all payments must be made through the resident portal. However, we offer a number of options including E-Check, E-Moneygram, Mastercard, Discover, and Visa. E-Check is typically the preferred method of payment for many of our renters due to the lack of convenience fee. Unfortunately, the credit card companies do charge convenience fees that are not set by Aspen Heights. Discover and Mastercard do charge a 3% convenience charge, while the fee to use Visa is much higher. We have removed the option to pay with Visa due to higher fee.
I have reviewed the response made by the business in reference to complaint ID, and find that this resolution would be satisfactory to me. I will wait for the business to perform this action and, if it does, will consider this complaint resolved.
