The company did not complete the home to the standard they were supposed to as per our purchase agreement or follow up regarding warranty issues
When purchasing he home, the yard was supposed to be brought to "final grade" but they did not do soWhen I initially spoke to them regarding this they told me that they had in fact done so, but their attempt was done improperly, costing us a lot of money to fix an issue that we had already paid for in our purchase priceIn the meantime, all of our holdback funds were released without our consentSince then we are having issues with our basement membrane detaching from the house and have asked that they repair it but they do not contact backWe are also having issues with the floor/flooring that were to have been done prior to possession but we're done incorrectlyWe believe this to be improper sub-flooring installed underneath the laminate flooringAlso, we've been having issues with our air conditioning not reaching the second floor

Artisan sold new home to us without occupancy permit from City, & sold new home with $2015 lien on it as well as disapproved Surveyor's certificate.We purchased home from Artisan design build Ltd on June 30, 2014. Since we bought this home at [redacted],Regina in H[redacted] area, we have to deal with more than two dozens of issues in this house, we got no response from their side to complaints, finally filed a claim with [redacted] to deal with issues. SInce home warranty only deals with house issues, outside home issues are exclusion for warranty. The backyard of this house has never been graded and leveled properly, as we have been sending them emails, phonecalls regarding our backyard, & they have never responded.I only received confirmation of receipt of email from their side but no reply. Yard grading is a part of seasonal work that they promised alongwith other seasonal works in their turnover report to complete before the winter of 2014-2015.Finally, City Inspector arrived at our home on October-6,2015 and shocked us that there is no occupancy permit issued for this house. He needs Rear lot elevation certificate (RLEC) before he can issue occupancy permit for the house.We got hold of RLEC from our lawyer and submitted to City of Regina, and below is the reply from City Inspector on our email dated Oct-8:"Hello. Thanks for the email. Unfortunately the RLEC that you sent me will not pass the required elevation requirements as it shows that the left and centre of the rear yard is high. As per the City of Regina building bylaw the measurements may be low up to 75mm but not higher then the designed grade. Therefor you will be required to submit a passing rear lot elevation certificate before an occupancy permit can be issued. If you have any questions feel free to contact me."[redacted]"Now we have been given 30 days notice to resubmit RLEC with proper grading and leveling of yard as per bylaws, or else we have to vacate the house as legally cannot stay in house without Occupancy permit. I have been sending emails and voice mails to them to deal with this issue, but no reply.[redacted]We were shocked earlier also, when we receive a written letter of lien via registered mail from [redacted] law firm on behalf of their client [redacted] that Artisan design build have not paid $2015.30 for the concrete they have used to build driveway of this house. There has been only one reply(June-3 email) that came back regarding the lien on our house , the reply was : "With respect to the notice of lien letter you have received, this is being dealt with internally at this time and advise you to just ignore at this point." My lawyer have send the lien letter to Artisan Lawyer but still waiting for the reply more that four months now."Our main concern is to get occupancy permit before November-8, 2015 deadline by city or else we have to move in hotel or rent another home to stay until occupancy permit is issued for this house. [redacted]Desired SettlementI need the proper Rear lot elevation certificate so that occupancy permit can be issued for this house. The dealdline from city is November-8,2015.The backyard should be levelled and graded as per the city bylaws as soon as possible, as winter has arrived and it can snow anytime soon.My lawyer is working on to get the lien removed from this house,(which arises due to nonpayment of dues for concrete by Artisan to their supplier). I have to pay lawyer fees from my pocket for removing the lien, I want the lawyer fees of lien removal to be paid by Artisan to me.

The house I purchased in July of 2010 has had numerous issues which a new home should not have.On July 1, 2010 I purchased a house, located at [redacted] Drive in Regina Saskatchewan, from Artisan Design Build Ltd in the amount of $669,000. Artisan had been quite responsive in the first year to fix issues, however at the end of the first year the following items remained outstanding: The gap in the hardwood floor in the kitchen, scratching and peeling around the tub and taps in the master bathroom, the watertap outside was not properly mounted, the electrical plugs outside were not working and the kitchen cupboards were cracking. Artisan did come back to fix the cracking of the cupboards however no other work was completed. From this point I have a long list of email back and forth between Artisan and myself where they said they would come out and complete the work.- Oct 2011 - send an email as I had not heard from them since the end of Sept- Jan 2012 emails Artisan again as I had not received a response- Feb 2012, emailed Artisan again they replied saying they though the items had been fixed - April 2012 followed up again with no reply- July 2012 sent another email with no response- May, 2013 I sent an email once again indicating the bathroom taps had not been fixed, a screw had been put on the outside tap which did not fix the problem and I also indicated at that time the stucco on the north side of the house was bubbling where the bailouts were. Artisan had laid sod in the front yard, I dealt with [redacted] on that issue.On May 9 Artisan responded to me and came out to meet with me on Friday, May 24. The following issues were discussed: Stucco was bubbling on the north side of the house, he pointed out that the bottom of the house had never been parted properly and they would fix that, the rock on the front of the house had started falling off, the bathroom tub was still in the same condition. The gentleman with him indicated they though they had installed a refurbished tub. The gap in the floor continue be there. He though the humidity in the house was too low. When I indicated that there was a humidifier on the furnace he was surprised by that. He also indicated that there are different qualities of hardwood. [redacted]. He. Said he had guys in the area doing other houses and he would be in contact to have the repairs made. In June 2013 [redacted] sent an email that their service manager was no longer with them and he would get back to me with a plan for completing the work. He also responded to an email regarding who the supplied of my windows were but I never got a definitive answer. In Sept 2013 I followed up again regarding a plan to have the work completed. In July my lawyer sent a letter to Artisan asking for a timeline to have the work completed to which there was no response. In August, 2014 I sent an email as I had water coming in the basement bedroom window. The house is a raised bungalow so the water is coming from above ground and the windows were not sealed properly. Half of the rock on the south side of my house has completely fallen out. I have been told that the rock should not have been installed to the very bottom of the driveway as it leaves no space for the slab to heave. This is also causing cracking of the stucco around the garage. I also need to have the patio doors in the master bedroom replace as the middle frame is rotting out. I have had 4 kitchen cupboard doors fall off nada they are once again cracking. I have dealt with multiple people at Artisan and keep getting passed off and now ignored. [redacted]Desired SettlementI would like to have all of the repairs completed by ArtisanI would like to have the windows resealed, the stucco fixed, the outside tap fixed and all the rock replaced. I would like the bath tub replaced. I would like to determine what can be done about the cupboard doors cracking. I would like to ensure the gap in the floor will not grow each winter. I would like Artisan to stand behind the quality and workmanship of this $669,000 Showhome.Business Response We are dealing direct with home owner[redacted]Consumer Response Please be advised that the majority of the work related to this claim was not fixed. Artisan did initially make contact to let me know they would fix everything. They tightened the kitchen cupboards so they would not fall off, and did a slight strengthening to the deck. After that I was informed the they were laying off all of their staff and in the process of going bankrupt. I have sent multiple emails to them to which they have not responded. In addition to the defects listed in the original complaint I recently had a roof inspection as some shingles had blown off. I was informed that a large part of my roof had shingles that were not installed to manufactures specifications. I have recently incurred a cost of $4280 of which only $1000 was related to the wind damage and the remainder to the improper installation of the shingles. I have also now received a quote to fix the stucco and rock that is falling off the side of my house will now cost $35K. [redacted]

Complaint[redacted]We purchased a house from Artisan Design Build back in June 16th, 2014. That day we did a walk through to identify deficiencies, a three pages long list of deficiencies was signed by the builder representative stating that they will be addressed within 90 days, that never happened. Also a list of items that were offered by the sales person ([redacted]) were dismissed by the operations Manager ([redacted]) that same day saying that "he should have never offered that because we will not do it", these items involved self closing drawers in the kitchen, fix a sinking basement floor and leaderboard for a deck shown on the house official drawings. That same day a Completion Certificate for [redacted] Home Warranty was signed by both the builder and us and the builder should have submitted that to the warranty company, and on September 12th, 2014 it was found that the [redacted] home warranty company never received the documents and we were never assigned a policy because of that.There are several other deficiencies that have to be addressed at this point by the builder that have been found after we moved in, the builder has been notified many times but have not fully addressed them and at this point is not even answering my communications, a great number of windows leaking a lot of water, water leaking through a wall in one of the bedrooms upstairs, water leaking through the main door and the additional damage on the floor due to this water leakage (approximately 4 square meters of floor ruined), the main entrance door has water damage and needs to be replaced, water leaking into the basement floor creating a puddle of water and a missing light fixture in the garage. Desired SettlementI want all the deficiencies on the list addressed and fixed, I want all the additional problems with the house addressed and fixed within the next 30 days, it's already been over 3 monthsBusiness Response First of all let me state that this house that was purchased was a show home that was on display for over a year. The house was sold as is which means that the customer were aware of any defects to the home prior to purchase.As a courtesy to the client [redacted] agreed to extend the client a full warranty and as per all our homes has a policy number.With regards to the water penetration we have tried several different times to find and fix the source of the problem unsuccessfully. Until we can find the source of the problem it doesn't make sense to replace the damaged areas. We will when we finally get the water penetration problem solved we will fix and replace water damaged areas.With regards to the light fixture in the garage we were looking to find a part for the fixture that was removed unfortunately the Electrician hasn't had the opportunity to get back install. There currently are other lights installed that more than adequately light up the garage as this area was used as a display area, otherwise if we felt it was a safety risk then we would have expedited the fix. [redacted]Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)The response clearly does not address the Desired Resolution and does not address the entire case description. The deficiency list is still not resolved after 4 months; the company's lawyer is withholding $3,000.00 in Hold back towards that deficiency list. [redacted] We have waited and given more than enough opportunities to resolve the issues, and as suggested by the Revdex.com after no response was given on time, the subsequent recourse may be to pursue this matter with civil action in Small Claims Court or in Provincial Court.

I have been trying to contact Artisan since Dec. 2015 with the email they provided and via phone calls but still no response. Desired SettlementUltimately I would like money back for the jobs they did not complete, but also for the "warranty" they were supposed to present to us. I would like compensation for the yard, flooring, air conditioning and things that should have been fixed for us free of charge. [redacted]

[redacted]Desired SettlementThe resolution is simple I want a licensed electrician to fix all of the electrical issues, and if they need to tear up the basement ceiling to install the cable for internet/phone for [redacted] and [redacted] then the ceiling should be repaired acccordingly.

Exterior work on our home has been left incomplete for nearly a year and Artisan is no longer replying to emails regarding various build deficiencies. - Exterior work is incomplete - stonework and basement parging is not complete and Artisan has given no indication that they plan on completing it.- [redacted] we've received several lien notices claimed by contractors who have not been paid by Artisan. Again, Artisan has not addressed this when I've inquired.- We have a hold back held in trust that is to be held until all the work on our home is completed. Lien claimants now have a right to these funds and our home is no closer to being finished- There are various build quality issues: doors are not hung properly; doors do not seal or latch properly; there are numerous paint imperfections; some electrical outlets don't work; there is a large heave in the middle of our home; insulation gaps in a few areas; door thresholds are not installed properly because floor gets very cold in the winter; etc.- Artisan's service team has proven to be incapable of correcting any outstanding deficiencies. They do not reply to any form of communication and on the rare occasions that they've actually managed to schedule service, the employees they send are incompetent and fail to correct any of the issues.- They are highly disorganized and it's very apparent that they keep no record of home deficiencies or outstanding work. Desired SettlementArtisan has taken no steps to complete the contract with us regarding the exterior stone work, parging and various deficiencies. We have now sought and received third party quotes to complete that work.We would propose that Artisan utilize the remaining holdback to pay our selected third party sub contractors to complete the referenced work above. We would like acknowledgement that the holdback is available and will be used for that purpose, and then we will make arrangements with sub contractors to complete the aforementioned work.There are currently two builders' liens on our property; one of the claimants in [redacted] and the other is [redacted]. Artisan must deal with these claims directly and have the lien removed from our property.Our home warranty should help address the various deficiencies remaining on our home and ideally, this work would be completed by someone other than Artisan.Ultimately we would like to have a finished home and have Artisan out of our livesBusiness Response Artisan is fully aware of all the deficiencies on this home and has been working through them however obviously not fast enough for this client. Typically seasonal deficiencies are handled in order of possession and this clients schedule for the seasonal work would fall some time in late September before it would be completed. Unfortunately there have been some liens placed on this clients home and he will need to get his lawyer to file a motion to dismiss because the lien was not legal since it was placed after the lien hold back timeline.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)Not satisfactory. This is the same canned response we have been receiving since we took possession of the home almost a year ago. Artisan makes no effort to address deficiencies and they simply ignore any service requests. In fact, in my last communication I had with Artisan it became apparent that they had absolutely no clue what deficiencies were remaining on our home. Artisan recently argued some of the major deficiency items that were documented as far back as our possession day. e.g. our doors do not latch properly and they are not straight. A few months ago I reminded them of this and asked for (yet again) a timeline for having this complete. Instead of answering my questions, they said they "I'm not sure why you're suggesting we re-install your doors. None of your service requests mention this.". They've been reminded of the same deficiencies countless times [redacted]Artisan does not handle seasonal deficiencies on any home. [redacted]. [redacted]. I've received estimates from over half a dozen parging and stonework contractors and none of them have an issue with availability. They've provided estimates and almost all of them can complete the worked within 1-2 weeks. There's absolutely no reason for a 1 year delay to have this work completed. This is why we propose Artisan release our remaining hold back so that we can complete the remaining exterior work ourselves. Which brings me to the liens. Why would we allow Artisan to facilitate the completion of any more work on our home when they've proven that they will not pay their trades. [redacted]. If Artisan were to complete any more work on our home it leaves us vulnerable to future builders liens. It's the builder's responsibility to ensure that contractors are paid and that homeowners are not involved in their affairs. No response from Artisan will be satisfactory until we know that the liens on our home are removed (i.e. Artisan pays its trades), deficiencies are corrected, and exterior work is completed and paid in full. they told me this past summer they going to come over to fix it but that is never happened - I still have frost in the attic roof.From the time November 2014 to today, my attic roof always have frost and end up with wet dry wall. I called and emailed lots of time with no reply to say when they plan to fix it.Desired SettlementFix it and make sure the attic roof with no more frost.

Complaint[redacted]. We took possession of our house April 23rd, 2014. Since that time, there have been several issues with which Artisan should have dealt, but has not. Specifically speaking, we received notice that [redacted] placed a lien on our property of approximately 1200$. This was for the 22X22 garage parking pad poured by [redacted] who was hired by Artisan. A 20X20 garage pad was included in the price of our home, and we further upgraded to a 22X22 for an extra 2200$, paid by cheque in May 2014. We paid Artisan directly for this upgrade and even with our personal money, they could not or chose not to pay [redacted] for the parking pad. This leaves our property responsible for this owing amount. At the end of April 2015, we asked to complete our 1-year Home Warranty Inspection with Artisan. We had several issues noted on our Home Warranty, none of which Artisan has dealt with or addressed since. Thermal insulation (parging) was one thing among many on this list. On July 31st, 2015, we received an Order to Comply from the city regarding the parging on our home. It has now become our responsibility, according to the city, to finish the parging on our house, even though Artisan Design Build should have completed it before we received possession of our home. We have attempted to rectify this by communicating frequently with Artisan to no avail. All attempts on our part have been met with hostility on the part of the Construction Manager and with empty promises on the part of the Sales Manager. [redacted]. We are now responsible to pay for the parging out of our own pockets. Or, we will need to hire a lawyer to pursue the matter further. In either case, because of Artisan's failure to complete a home promised and contracted to us last April, we will need to spend extra money for something unaccounted for in our budget. The thermal insulation should have been completed over a year ago, prior to possession. Artisan failed to complete our house to the expected standard.Desired SettlementWe need the thermal insulation/parging completely finished as soon as possible [redacted] We need the lien on our property to be completely paid by Artisan by the end of the year (2015), and all complaints on the 1-year Home Warranty addressed. These complaints should be dealt with quickly, and when addressing our concerns, Artisan should assure us in writing the exact day by which all work will be done. [redacted]
