Contractor has failed to complete the job as outlined in work order. 1st deposit 09.21.17. Project timeline 2 wks. No work done since 11.03.17.
Engaged w/Kevin A on 09.21.17 for an extensive outdoor home improvement project as outlined in combined work order #1, #2, and #3. Total budget = $13,000.00. We agreed to 5 payments in total - 4 each for $2,500.00 and one final payment upon completion of $3,000.00. 1st deposit via check for $2,500.00 on 09.21.17. Workers arrived on 09.23.17 to commence prep work. On 09.26.17 we went to look at liquidation pavers and purchased said pavers. Pavers were delivered on 09.28.17. Second deposit via check for $2,500.00 on 09.28.17. House painting and wood replacement continued along with backyard and pool deck preparation. Communication was often a challenge with Kevin. We consistently had to ask for arrival and departure times and updates. He was often gone for extended periods of time. It was also at this time that fewer and fewer workers would show up. Kevin asked for next deposit on 10.02.17 - also via check in the amount of $2,500.00. Gutters finally showed up on 10.12.17 - Kevin was not present nor did he provide any specific details related to what was occurring. When work was completed, we were presented with a bill - which we paid. At this point in time, Kevin and one other worker would be the only ones to show up. He would tell us that he had workers call out/not show up. Still no completed work on the core projects - house painting, pool deck repair, paver installation, landscaping, driveway resurfacing. Kevin provided us a quote from***'s and outlined those items needed to complete the job. We spent time reviewing the list, contacting***'s, and negotiating a delivery fee. Items were paid for by us and delivered. He removed and damaged an attic vent and left it uncovered with inclement weather approaching. He did finally come by and cover it with plywood. After 2 weeks, he could not find a replacement and asked us to look for one. We found one, paid for it, and he did install it. It is not finished, nor has it been painted nor has the area around it been painted. We still have construction debris on our front yard - he did take one pile away. We had days with only a few hours of work completed. Little to no communication. We would text or leave a voice mail message and get a reply haphazardly. By late October it was clear we were running into an issue. We asked Kevin on several occasions - could he complete the job? what was it going to take to get the job completed? did he have the ability to complete the job? His reply was confident at first and then it started to get a bit shaky. He alluded to having "misquoted" the job. He alluded to not making money on the job. He alluded that the liquidation pavers cost more than he anticipated. He alluded to "certain" customizations. We provided him receipts and confirmation of our deposits and purchases and kept referencing his documented work orders. Our last detailed exchange with him was that he was preparing his own audit and would get some paperwork to us. We specifically asked him - what additional cost would it take to complete the job? This is by no means an acknowledgement on our part to pay any additional money - we have a work order with pricing in place, but we did want to understand, from his perspective, where the numbers are off? We have yet to receive any documentation from Kevin. When we first selected Kevin as our contractor, we did research his credentials and saw that he had an A rating with the Revdex.com and no complaints. As our challenges escalated with him, we once again when out to the Revdex.com site and found out that he no longer has a rating (NR) and now has two similar complaints filed against him. This confirmed our decision to file our own complaint.
Around mid-October 2017, we provided Kevin A with a "Daily Check List". Some might consider it a contractor's punch list. We felt that our project was at risk. We were basically at the agreed upon two week project timeline and many many items were no where near complete. Communication with Kevin was challenging so we made the decision to provide the list to him. Our goal was to make it simple and mark things off as they were completed. The resolution we are seeking is full completion of the job as outlined in work orders #1, #2, and #3 - see attached. Our home is in disarray. We have broken screens alongside the top and bottom of our screen enclosure allowing dirt and leaves to enter the pool. We have pavers sitting on our pool deck and worried about the concentrated weight in and around the pool. We have a dirt path on the perimeter of the screen enclosure and a hole on one side where the concrete was to be poured. We have gates missing on both sides of the house which keeps our dog out of what was supposed to be a vegetable garden area on one side and an outdoor clothesline area on the other side. We have a sofit vent exposed. Kevin/his workers caused damage in two areas - our fence and our sprinkler system. This delay caused a domino effect in our overall home improvement project. We delayed having our carpet installed. We delayed delivery on new furniture. We delayed installation of new sod. We could not host Thanksgiving at our home in the condition that it is in. It is doubtful we could consider hosting any Christmas and New Year holiday celebrations at our home either.
