To Whom It May Concern: RE: Complaint ID: [redacted] First of all, the salesperson that [redacted] dealt with was myself, Patti R***There is no one involved with or employed with or company by the name of LisaIn fact my full name is on his contract, legibly [redacted] rented a space at our St Johns location on July 22, We had spoken on the phone about the only available space that I hadIt was my understanding that when he came to fill out the rental agreement, he had already looked at the storage area and space that I had available for himWe do not advertise that we have cameras and certainly did not say that we have themThis should not even be included in a complaint as it is a known factThis is the first I have heard anything of the fence having "broken wire" to the best of my knowledge the fence is intact and I have not seen any broken wire nor has any of our clients mentioned a problem with the fence until now including [redacted] during any of our conversations! Security entry to past clients? I'm sorry, what does he know about it? The combination is changed periodicallyHe was there for one month and daysWe do have lighting that comes on at nightThere may have been need of some weed removal but I believe that "3' tall" is a great exaggeration, if that were the case I would have had clients complaining and even [redacted] did not mention this as a problem in any of our conversationNone of these statements were ever mentioned by [redacted] prior to this letterThe space he was given fits up 12' in lengthHis trailer is 6' long according to the information he presented at the rental time which should have given him ample room to park and still open his doorsHe was quoted $per month for· the space plus a $deposit and that is what he was chargedTo my knowledge there was no disputeWhen [redacted] called on August 12, he did tell me that he felt that the space was to small I explained to him that I had no other openings at that time to move him toHe then asked if I would reduce the priceI told him that he was already getting a reduced price because his trailer was so small, our minimum is $per monthWhen I would not reduce the price further he told me he would be out on the first of SeptemberHe called again on the September and asked again if I would reduce the price by halfAgain, I told him no and he said that he would move out [redacted] is correct in that he has not received his deposit back and that is a fault in our system, not hisThe contract does state a day notice and that the space is left cleanMeaning, we do not just cut the refund when somebody says they are out we check the space to make sure it is left cleanOnce the space was checked a note is given to our bookkeeper to cut the refundOur excuse, and I realize it's rather lame, our bookkeeper had surgery the first of this month and has not been back to work full time as yetShe has been trying to keep up with things remotely but to say the least we are behindShe is now aware of this and I will make sure that his deposit is refunded this week, As for his rental fee, no I will not refund, he had use of the space far more than a month, an additional days and he was only charged for month so in effect he was given an even greater reduction of $The space we supply is for parkingHe had full use of the space and did use itHe saw the space before he rented itHonestly, I am taken back by this complaint and a bit angered! I believe this to be unmerited and frivolousI do not understand how he feels that he is entitled to a refund of his monthly rentThe only part of this complaint that is feasible is that he has not received his depositThat is all that he is entitled to but he would not have received that on the September under any circumstances anyway as we would have had to check the space first and he wasn't out of the space yet when he called that day! [redacted] could have and, I feel should have contacted us directly about his deposit at very least prior to making this complaintEven though he has very good ground for complaining about the delay in receiving his deposit, it in no way justifies making statements

It was my understanding that when he came to fill out the rental agreement, he had already looked at the storage area and space that I had available for him. There may have been need of some weed removal but I believe that "3' tall" is a great exaggeration, if that were the case I would have had 50 clients complaining and even ** did not mention this as a problem in any of our conversation. None of these statements were ever mentioned by ** prior to this letter. The space he was given fits up 12' in length. His trailer is 6' long according to the information he presented at the rental time which should have given him ample room to park and still open his doors. He was quoted $49 per month for· the space plus a $30 deposit and that is what he was charged. To my knowledge there was no dispute. When ** called on August 12, he did tell me that he felt that the space was to small I explained to him that I had no other openings at that time to move him to. He then asked if I would reduce the price. I told him that he was already getting a reduced price because his trailer was so small, our normal minimum is $54 per month. When I would not reduce the price further he told me he would be out on the first of September. He called again on the September 1 and asked again if I would reduce the price by half. Again, I told him no and he said that he would move out. ** is correct in that he has not received his deposit back and that is a fault in our system, not his. The contract does state a 10 day notice and that the space is left clean. Meaning, we do not just cut the refund when somebody says they are out we check the space to make sure it is left clean. Once the space was checked a note is given to our bookkeeper to cut the refund. Our excuse, and I realize it's rather lame, our bookkeeper had surgery the first of this month and has not been back to work full time as yet. She has been trying to keep up with things remotely but to say the least we are behind. She is now aware of this and I will make sure that his deposit is refunded this week, As for his rental fee, no I will not refund, he had use of the space far more than a month, an additional 8 days and he was only charged for 1 month so in effect he was given an even greater reduction of $13.06. The space we supply is for parking. He had full use of the space and did use it. He saw the space before he rented it. Honestly, I am taken back by this complaint and a bit angered! I believe this to be unmerited and frivolous. I do not understand how he feels that he is entitled to a refund of his monthly rent. The only part of this complaint that is feasible is that he has not received his deposit. That is all that he is entitled to but he would not have received that on the September 1 under any circumstances anyway as we would have had to check the space first and he wasn't out of the space yet when he called that day! ** could have and, I feel should have contacted us directly about his deposit at very least prior to making this complaint.
