[redacted] from Amerispec was hired to inspect our new manufactured home in Grayslake Il in May of [redacted] was apprehensive to get into the crawl (due to the mud) but reluctantly said he did and stated verbally and in report that he found no issuesWe believed him In Septof water was found in the crawl due to not only seepage around whole perimeter, but also a sewer pipe that was cracked At that time, it was determined that this was an on going issue due to water lines in the concrete and woodI contacted Mr [redacted] told him about the problem and asked that he resend me the report (The first report did not contain any photos of the crawl) Mr [redacted] did resend and when the photos were enlarged it was clear that water was down there at the time of inspectionMr [redacted] blamed it on the overbuilding of homes on the land We have since moved from the home after several unsuccessful attempts were made to repair the seepage issues

When purchasing my home here in Florida my Realtor gave me three home inspection companies that she recommendedI called all three companies, and chose AmeriSpec after doing my researchFrom the preliminary phone call, to the actual inspection and timely manner in which I received my report AmeriSpec was very professional and helpful*** and *** were also very educational, providing hints and tips about home ownership and maintenance that I found very valuableI will recommend them any and every time

I am rejecting this response because:He did not address the fact that our fire alarms were well past the years recommended replacement time or the fact that there were fire alarms that did not have dates on them and were PAINTED OVER.Another dangerous issue that we just recently discovered is that we have an outlet in the kitchen that is not on a GFIWe know from a previous home buying experience that this is something that home inspectors check because ours at that time did yet he did not check that at all! In the verbal review of our inspection not once did he state to us " this should be looked at by a XYZ professional prior to closing' and yes before you come back and say its in the paperwork maybe that should be apart of their jobInforming us that we should call a professional to look at these thingsHe did however state "nothing here seems to warrant not closing on time." That is another issue as wellWe hired this company to do a jobI feel that they have misrepresented themselves as a home inspection company but obviously they are not since they don't inspect any of the major workings of a homeHow much money are we expected to put into an inspection PLUS all the professionals that they state we need to inspect XYZ before closing? We have spent so much money that could of been avoided- could of been asked to be fixed by the sellers before closing but since we were not made to feel like anything was of urgency, we did notI apologize that our realtor did not state to you that we wanted a refund but we do

home.  In regard to the issue with the attic/chimney, Dave [redacted], home inspector, included this in his inspection report: Anything in red is additional comments I have added for your information.   *Attic 0401. Viewed from opening.   (According to the standards of practice, we are not required to enter attics that are insulated. The reason we do not crawl attics is we are guests in the seller’s home and we do not want to damage the ceiling. Also, electric wires are often under the insulation and it could be dangerous for the inspector.)   *Living Room 1508. Fireplace Maintenance Needed. Wood. Fireplace damper operable at time of inspection. Glass doors missing, suggest adding. Glass doors are recommended to prevent sparks from leaving fireplace and to increase efficiency. Fireplace flue has excessive creosote buildup. Suggest cleaning for safety. Suggest entire flue, chimney be inspected by a qualified contractor.   *Roof 0301. Roofing Type & Materials Comment. Asphalt composition shingle; Sloped. Observed from ground. This was a limited inspection. Please see 'Conditions' later in this section for more information. Estimated age of roofing material is 7 years. 0304. Conditions The roof is too steep to walk safely. The roof was visually inspected from accessible points on the interior and/or exterior the roof was not mounted. Therefore, client is advised that this is a limited review. A qualified licensed roofer should be consulted if a more detailed evaluation is desired.   The items the clients are concerned with were all listed in the home inspection report that was provided to the client on the day of the inspection. If you would like a copy of the report, please let us know. At no point in my conversation with Mr. [redacted] did he mention that they would like their inspection fee refunded. I have had no contact from the clients themselves. Lets start with the facts yes I did a home inspection for Jackie at 331 Legacy on May 12 2016 and the landscaping had not been finished so it was muddy, but that didn't stop me from doing my job . in the contract she signed states I must do first before offering her a refund . Several times I tried to come by and check out her concerns to no avail . Even though I wasn't able to I still offered her a refund in late January and drop off the paper work that I needed for her to sign before I can cut her a check , in February she contacted me stating her lawyer didn't want her to sign the release form . So till she get me that form I can't issue a check.[redacted] Amerispec
