office for 3 days due to a back injury but asked my office to contact the occupants this property and let them know that I would get back to them immediately regarding any issues they may feel they have by Monday. It is very difficult for me to believe that these people who I have treated with the utmost respect, responded to their every complaint, fixed what needed to be fixed, ,would take such drastic means prior to direct contact with myself. the accusation of myself or my company being fraudulent is ludicrous. I'm not sure which of my people did the walk through and told him everything was fine. I'm not sure of who determined it wasn't fine. All I know is that until today at after 1 o'clock I was informed there was an issue and would have gladly handle this between the tenants and myself to our mutual satisfaction. I have been extremely good to any police officer, fireman, military personnel, Exedra always finding ways of doing 100 percent refund whenever possible. Again I was not even told about this issue until 1 o'clock today and then your email came. I will without a doubt settle this issue with the original officer that I had worked with when he first began to rent my property. He of all people should know that this would have been worked out and this type of vicious comments are not only unfounded since there's never been an issue of repairs being done it was downright dishonest of these occupants. I am sure with the prior pictures I have when they moved in I could prove without a shadow of a doubt what is necessary to be fixed by them and what is required of my owner.this would be the same as my going to their captain and complaining about false statements made against my company but I'm not like that. I will let you know sometime next week what the conclusion of the situation is after I look at prior pictures and discuss this directly what the officer that I originally put into the unit. I will then get back to you and let you know what my decision is and whether or not they should have received a higher refund then they did, which may very well be likely. I cannot say at this time since I have to go and look at the house and I have to look at the previous pictures. Review: On August 26, 2014 I found a rental listing on Craigslist for a property located at [redacted] N. 10th Street, [redacted]h, CA. I called the property management company right away to try and schedule a viewing. I was told by a woman named [redacted] that she would work out a day with the current tenants and get right back to me. I overnighted that same day a written application, along with my husband's pay stubs, copies of our IDs, bank statements/credit card information and loan information. Within this package I included a check for $60.00, as there is a $30 fee for each applicant's credit report. The following day, August 27, I called again and spoke with [redacted] and was told she would work on the application, pull the credit reports and let me know something by Friday, August 29th. I never heard anything back, of course. I called multiple times asking to speak with the owner, [redacted]. Each time, [redacted] said she was not in. I called back again on Tuesday, Sept. 2nd. Mind you the entire time I was told, she ([redacted]) would get back to me, which this never happened. I noticed the listing for this particular property had been renewed, I just assumed they didn't choose us because of our dogs. I was never notified as to why we were not eligible for the property or if it had been rented to someone else because I know we were MORE than qualified. I noticed that my $60.00 check for both my husband and I's credit checks had hit my bank account. I called once again and spoke with [redacted]. She let my know that my credit report had not been pulled. I asked her why she felt it was OK to cash my check for credits reports that had never even been pulled. My name and number was taken for [redacted] to address the situation. This place is obviously pocketing the money for credit reports they never even intended on pulling. What a FRAUD!!! Imagine the $$$ this place makes just off credit report fees and KNOW ONE WOULD/WILL EVER KNOW!!! I still have yet to receive the call from [redacted] I was promised regarding the check for $60!Desired Settlement: I would like an explanation as to why it's OK for a business to take money from people for services not rendered.

Dear Revdex.com: I am in receipt of your complaint by a Courtney Anne Jaime in Grover Beach Ca. I must say this would be funny if it werent so annoying how people will make up rediculous charges to damage a persons business for absolutely no reason whatsoever. Here is the actual story.On August 26th my office spoke to Courtney Anne Jaime regarding a property we have for rent. She has two large dogs and [redacted] my front desk, told her she didnt know if the property would take the dogs, but we are usually dog friendly, depending on our owner. She suggested that [redacted] send in her application by fax and then bring the originals in along with $30.00 per adult screening fee for anyone who would be living in the property. On August 27th [redacted] received $60.00 and an original copy of the application and did tell Courtney she would have to show me the applications first, do our due diligence then and only then do we do credit reports. I arrived at my office on Thursday late after everyone was gone as I had several business meetings I had to attend. I was sick on Friday therefore I was not able to review the applications on file for anyone at that time. The three day weekend arrived and the office was closed on September 1, 2014, for labor day. I also had a family member receive 2nd & 3rd degree burns to their hands and leg so I did not come to the office until late on Tuesday.On Tuesday, I came into the office and looked over approximately 7 applications that had come in. I had seen Ms. Jaime's application and realized that this unit would not allow two (2) large boxer dogs. They would have allowed a small dog 15 pds or less. I began looking at other units that might fit this family but was told when I returned on Wednesday Ms. Jaime had called [redacted] very upset that we had not approved her yet and demanded that all her documents be shredded. [redacted] tried to explain that it usually takes several days to do all the investigation and then the credit report, but Ms. Jaime would only scream at her. [redacted] also tried to tell her once I came in her application fee would be refunded as American Property Services has "never" kept any application fee left for a unit if the credit report was not obtained either because we decide prior that the unit won't accept the applicant for some reason or we haven't had time to complete a thorough check on them. My mistake was trying to put them in another unit that would accept their dogs.A true investigation including but not limited to: Contacting employers (almost impossible over holiday weekends), proof of income, felony checks, reference checks and once they past that and then some a credit check takes no less then 7-10 days if everything is good.I have had a check drafted for $60.00 which is always placed into the bank immediately since so many people try to cancel them once they find out they are not accepted, but as I said "Always" returned if no report is done. In this situation I would not be required to return all the money since I had started the investigation, but since I did not get far I have check #5377 and will ask her to come and pick it up.Most property managers dont even answer the phones anymore unless its the emergency lines and then it takes the average of 3 weeks and wont even discuss anyone with pets of any kind.Sincerely,[redacted]Owner

I am rejecting this response because: The business owner's response is a COMPLETE LIE! First all I was never told by Trisha, "that she didn't know if the property would except dog's (as it stated it would). I said I ASSUMED it was because of my dogs because I never heard anything back. This business does NOT return phone calls. Second of all, the front desk person never suggested I send my application by fax and mail in the original, I did this all on my own. Trisha NEVER said anything about showing any applications to Linda. She said "she (Trisha) hadn't had time to get to them. WOW, In her very UNPROFESSIONAL voicemail she left on my phone, she never once used that burn excuse, though she did the others. I don't have the time or spaced needed to explain what else was in that voicemail, but I would have never expected such from a professional women claiming to have a professional business. If Linda, DID INDEED look over my application, then why on Tuesday was I told no one had yet worked on it. I NEVER once raised my voice at [redacted] this is also a complete LIE! I simply asked why my check was cashed, if my application was never reviewed, which I still have not received an explanation. No EVER called to let me know that I wasn't qualified for ANY house because of the dogs and no one EVER suggested another property. In the VERY UNPROFESSIONAL voicemail, a simple I'm sorry we never EVER called you back or returned your calls would have been better than, mocking me and threatening me to be careful what I say because she no longer allows people to bad mouth her company, which makes me think this is not the first time this has happened. I'm guessing Linda and Trisha sat down together to go over what story they were going to tell to make this sound like I'm a complete joke. Trust me, this was not to hurt anyone's business. Everything I said is in TRUTH. I will save that very hateful voicemail if anything else comes from this. I would never suggest anyone do business with this place, especially after the lies on my phone and the Revdex.com.

Linda was extremely knowledgeable in all areas of the real estate transaction and it was a pleasure working with her. Review: My family rented a house from this company that is a older home and not in good condition. It was very apparent that the landlord does not make any cosmetic repairs or even small fixes on the floors, walls, windows, and landscape. We lived in this house for almost 3 years and we finally found bigger nicer home in the area, so we moved out. We cleaned and repaired the house and keep it up while we lived there. They are refusing to refund us the entire deposit. They are claiming that the house needs repairs that were already there when we moved in. They are also trying to charge us for old dings in the wall. The CA law clearly states that tenets lives in the house for 2 or more years painting and dings are "normal wear and tear" and cannot be charged. This Property Service is trying to take out money and we left this house in better condition than we got it in. Also when I did the walk though with someone from the company they specially said and marked "house was good condition and needed no repairs". Now they are trying to change their story and charge us for things that we are not responsible for.Desired Settlement: I would like the entire $3000.00 deposit that I paid when we moved in. I would also like the $500.00 pet deposit that was paid. I would also like other consumer to know that this company is fraudulent and tries to keep tenets money and doesn't return phone calls or fix anything when we did live in the house.

I live out of state and my property is managed expertly without my having to be involved. I would highly recommend American Property Services.

I dealt with American property services on a house sale. I paid a stipulated medical lien that was with the house when my mother left house to me.I paid 68+ thousand dollars through escrow. Estate recovery papers promptly sent but to the house I just sold as that address given to them by realtor.I was always advised by realtor I paid and it was over. Instead she has held this lien in place without my knowledge til recently. Now on legal files she claims I never paid that off as lien never removed.This as well as the fact I have been on the streets for a year trying to buy as house but kept showing I never paid. The government has since cleared lien but with all these claims it was recently turned into credit bureau as a new claim and my credit I cleared up is ruined for 12 years. This was wrong and I live on streets with dog cause no one believes I pay my bills. This business has name called accused me. All lies and I have proof. As a financial advisor separate from real estate transaction. Ms.McClure put money into bearing Inc. And has cost me over $2,300 for lawyer and consult only to be denied of what is legally mine. That was a escrow check from sale of my house started that acct. Money gone to pay business expenses plus more suspected.brags about clean audit for American property services. Well if nothing wrong with this Kris maser house money why not give the record up. Instead total destruction in my years not knowing what went with my money.
