We are responding to your case regarding a former tenant complaintWe have sent the tenants the statement of explanation of their security deposit with detailed supporting documents within the law-prescribed time limitWe are sending your office a copy of the statement, which includes the rent
log, bills unpaid by the tenants, pictures of damages and garbage piles left behind by these tenants, and the security deposit agreement signed by the tenantsAccording to the Security deposit Agreement, tenants must meet all the terms and conditions to receive security deposit refundHowever, these tenants have not met the following conditions listed in the agreement: Resident must fulfill the full term of the leaseTheir lease expires March 31, They stopped paying rent for February, and moved out February 15, after we issued Notice of Eviction for non-payment of rentThey did not fulfill the full term of the leaseA written notice to vacate two full calendar months and one day before expiration of the leaseThey did not provide proper noticeNo unpaid late charges or delinquent rentsThey did not pay February rent as well as March rent under their lease obligationThere have been other charges that they have not paid as illustrated in a separate sheet, which includes unpaid water bill of $308.49, unpaid rent and late fees of $1,834.00, city fines of $for illegal storage of mattresses in the yard, etcIf a resident breaks the terms of the lease, the security Deposit will be forfeitedNo damages to property beyond wear and tearMany damages to the property over the past few yearsAfter each City inspection, we fixed thingsThe basement door had a fist-size hole right before they moving out and we had to replace the doorPicture of the broken door is included hereinAll furniture or personal property must be removed from the premiseThey left a huge dump in the backyardFurniture, toys, mattresses, etceverywhereWe had to hire contractors to get rid off themPicture of the garbage pile is included.
