This agency is scary as I have been living in a health hazard at Vista At The Citadel in Colorado Springs Co, They manage this apartment complex. For 2 years now we have been dealing with mold & saturated dog urine that goes through the dry wall & into the insulation. My wife & I have been sick for 3 weeks now from this. The manager says they do not open dry wall & that was final. We were forced to try & fix it & found a nightmare behind the walls mold & dog urine. We have pictures of it & showed the manager & two years later it still has not been fixed. The manager covered it up & has done nothing about it. I sent pictures to this agency with an e mail & still no reply. Now we are tired of it & will take this to the state of Colorado. This company needs to face the minatory fine by the sate then maybe they will start to care.
I had a contract with Merriwood Management Company from 2005 until American Capital Realty Group, Inc. acquired Merriwood January 2015. My contract stated expenditures over $500 needed my approval. In January 2018 a walk thru of my single family rental, found small leak behind master bath toilet and a small leak under kitchen sink.
On 1/29/2018 Merriwood sent, *** affiliated company, to fix kitchen leak, instead of a plumber. This handyman proceeded to "demo kitchen sink and all plumbing pipes, cut countertop to install new sink, installed new kitchen sink, faucet, garbage disposal and drain pipes", totally unrelated to the small leak in the wall,(invoice ***) without any evidence of necessity for this work. I repeatedly asked by email and phone for before pictures,to be ignored. On 1/30/2018 *** was dispatched to fix the leak which was in the wall. I had no notice, no chance, even if the work was necessary, to get estimates from other sources. I still have no picture of the work on kitchen sink to see if the cutting of the tile was done satisfactorily.
On 1/26/2018 *** was sent to fix small leak behind toilet in master bath, (Inv. ***) On the same invoice they replaced the hall bath toilet. I had no notice any thing was wrong with it. Said was broken but no evidence. Replacing of new toilet $195.00 plus parts of $289.00. Exact same toilet, they sent me pictures of, can be purchased on line from H *** for $159.00. I think they charged me for 2 new toilets, but only furnished 1 new toilet.
During this time I found that I was charged for 3 bath room sink faucets in a 2 bath room house. He repaid later 1 faucet.
Between January 29 and today, I have called and emailed repeatedly staff persons and Richard L and could get no satisfactory answers. They ignored me not returning calls or email. On July 2 2018 I emailed Richard L, President of American Capital Realty Group, owner of Merriwood and terminated the contract. Emails since are ignored. I am due $833
We managed a single family house built in 1953 for this client. The house had the same tenant from 2008 to 2017 when we ceased to manage the property. The house had very few upgrades since the day it was built. Throughout our management of the property, our client complained about any repairs performed on the property. Before we acquired the management company, there were multiple occasions where this client complained about necessary repairs and coerced the prior owner of the company to refund costs for legitimate repairs. There were occasions where we were informed of necessary repairs by the tenant but the owner refused to approve the work claiming the tenant was responsible even though the Landlord was required to maintain the property in good repair. In effect, she was unwilling to pay for repairs that were the responsibility of the Landlord. Our biggest mistake since 2015 was not cancelling our contract with her earlier due to her reluctance to keep the 60+ year old house in decent shape for the tenant. As for the repairs in question, attached are pictures of under the kitchen sink prior to when the repairs were completed. Upon inspection of the kitchen sink area, the following repair items were found; leaking kitchen faucet and leaking kitchen sinkas well as a leak in the wall. Subsequently, we discovered a corroded garbage disposal corroded pipes under the sink. We dispatched the plumbing vendor to repair the leak in the wall. Our maintenance tech replaced the kitchen sink and faucet. The pipes under the sink were corroded and disintegrated upon removal of the sink requiring replacement of the pipes. Lastly, the old garbage disposal was replaced. We exceeded the $500 limit due to the collapsing pipes and corroded garbage disposal as well as the extra time needed to replace them. As for the toilet replacement cost, she found the cost of the toilet to be $159 at Home Depot. That price was before sales tax and for just the toilet. The parts charged to her included not only the toilet but new supply lines and a wax ring as well as sales tax. The bottom line is that our repair costs were very reasonable, especially considering the condition of the house and we feel there is nothing due back to her. We do not want conflict with our clients but we do need our clients to perform their obligations of the contract and to allow us to keep the property in good repair.

Almost everything in this response is either incorrect or completely false. American Capital Realty has not managed my property since 2005. Mr. Alan W sold his company Merriwood . I had the same tenant since 2008. Prior to the acquisition by American Capital Realty,I never complained about any repairs done by Alan W's people, When this tenant moved in the house had been completely painted thru out, all repairs needed done, carpet was one year old. In 2006 when tenant moved out Merriwood's repair people, Handi-Tech Maintenance Services did extensive work to get ready for new tenant, including kitchen faucet, new garbage disposal, and new supply lines, replaced toilet in front bath, etc. American Capital puchased Merriwoord in 2015. and since I feel I have been overcharged. In 2017 they charged me for 3 ( three) bathroom faucets in a 2 bathroom house.My husband and I bought this house new, and lived there until about 1994. Their statement of no upgrades is false. During those years we did extensive upgrades, adding a dining room, extended the living room, added a full bath with tub and detached shower stall, and added a large dressing room. forced heating and fully tiled both baths including tile floors, installed tile in the kitchen, including tile floor. During the period of management by Mr W, from 2005 to 2015, when he sold his company I NEVER complained about needed repairs, if Mr. W said it needed done he did the work, and I considered his charges were fair. During Mr. Ws management I do not recall him charging the tenant for repairs, BUT during the time of American Capital Realty managed the property, there were 2 (two) instances where the tenant was charged, once for repairing a hole in the wall where someone put their fist thru the wall, and the second time when the tenant was charged 1/2 (one-half) for unplugging the front toilet due to feminine products found to be plugging the toilet. When they say I refused to have repairs done that is a lie. There have NEVER been occasions when the tenant informed management of needed repairs when I refused to approve them FOR ANY REASON. In the instance of my complaint about the kitchen work , I had no chance to approve or disapprove as the first I knew about the extensive work they had done was when they withheld my rent check for that month. In the walk through done in late January 2018, in email dated 1/24/2018 , it is indicated "kitchen sink is leaking from underneath" nothing about faucet, garbage disposal, or sink. As I stated in my complaint, they sent a handi-man instead of a plumber and did all this work and did not find the leak. Then they called a plumber. The kitchen accessories and piping had extensive work done in July, 2006, the kitchen sink was stainless and does not rust. I asked numerous times by text and phone for before pictures and they would not send them to me. The picture they sent of under the sink does not look familiar to me. I feel that if they had called the plumber first, they would not have had to pull all the stuff out looking for A LEAK IN THE WALL. This work was not an emergency and therefore they had plenty of time to contact me regarding a repair that would exceed the contract amount of $500 needing my approval. I feel that this work was unnecessary in part because of their refusal to send me pictures before they did the work and additionally the extensive work I had done in 2006. Stainless sink does not replacing, nor does piping need to be replaced that often.As for the toilet replacement, this was not noted on the walk through. I was told that the tenant had tried to glue it back together as it was broken. The mark up for the parts was 49%. They charged tax in addition. This toilet was replaced in July 2006 and what toilet breaks by itself in 10 years? The cost for the parts charged was $ 289 plus tax. The exact same toilet at *** was $159 ( and I am sure they pay less buying in quantity) add $20 for wax ring and add 20% markup and $289 is very excessive and then they charged tax.My property has always been kept in good repair, why would I let is fall apart it is a valuable asset. If it is in such bad shape why would I still have the same tenant since July 2008? Their repair costs have not been reasonable, I felt I was overcharged since Mr. W sold Merriwood to American Capital Realty in 2015, I had had a good relationship with Mr. W and his company for so many years I hated the idea of change. I should have changed when they charged me for 3 bath faucets in 2 BATH HOUSE,.He did reimburse me some when I complained. I resent the lies this response includes to avoid paying me back for unnecessary work done in violation of the contract without notice that it needed to be done. If needed I can send supporting documents by US Post Office. Please call me and let me know if the documents are needed.Thanks
This Company bought our apartment complex here in Colorado, then they started making up ridiculous rules not in the lease, like you can't back into your own parking spot, and before they could even get a sign up ( which incidentally are on the garbage can - No back in parking, and near the ground at the entrance way where you can't see it ) started towing everyone backed in. I was one of those, except the Manager told me not to worry as my circumstance was beyond my control and not my fault. After feeling relieved to know all was well, I went to sleep ( nice to not sleep in the car for fear of being towed ) they towed it in the middle of the night anyway ( Midnight Towing ). Many single mom's were towed, one had both her vehicles towed, notice a pattern ? Women having hard times. Now these women can't pay rent next month ! As for me ? I can't get my car back, I don't have money to give con artists looking for a way to have spare vacation cash. These are real people, people in poverty, with real people lives. We plan to fight through this and then ? Well, the complex is going downhill quick, stinking nasty common areas, carbon monoxide alarms going off in buildings, 1 maintence guy, a rude person. Time to get out of this awful situation... this company is not going to have renters acting this way and treating them like they are just pawns and that they own everything they have. Sickening. I suggest you learn how to deal with people and appreciate your units being full, cause it isn't gonna last for long.
It is unfortunate that your car was towed; however, every tenant received a notice posted to their door reminding them of the parking rules they agreed to in their lease. The notice was clear that if parking rules were not followed, towing would occur. These notices were posted more than 7 days before enforcement began. Specifically regarding your discussion with the onsite manager, you were not towed as a result of your DMV status, you were towed for backing into a parking spot. In the notice, all tenants were reminded that backing into a parking spot may result in your vehicle being towed.
You can't even speak to management if you have an issue. They just never return a call, I have tried for over 2 months. Worst customer service I have ever seen, just horrific. Will never rent a property they manage again. My health has continued to suffer from smoke so bad my own apartment is filled with it.
