We're very surprised to hear about this client's dissatisfactionWe completed the application, provided her with a quote as per usual and proceeded with ordering the appraisal which was to be at her costWe received the appraisal back and we were ready to move forwardWhen we reviewed the title
search, we saw that there was a line of credit registered for $100k which we were not told about at the time of the application, in fact the client had advised the opposite, that there were no other liens or charges on the propertyWe spoke with the client about this and advised of the registration and she said that she would look into it and get back to us. We had not heard anything from her until this morning at which time she had asked for a full refund of the appraisal and stated that it is practice to pull the title search prior to the appraisal and that most lenders don’t even require the appraisalWe told her we would be happy to provide her with a copy of the appraisal and can release the appraisal to another lender but we would not be able to provide the refund she was looking forWe were very clear that the appraisal was to be at her cost when it was completed. She had asked us about getting a copy of the appraisal prior to having the inspection done and we advised that we would release a copy to herWe're unsure if she was requesting the appraisal from the appraiser directly, but we hadn't received a request from her regarding the report since. We sent her a copy of the appraisal report this morning and confirmed that we would release the appraisal for use by another lender
