I am a *** / Athlete who was housed at Alight through the Athletic Program at TCC. Alight manager had a rent deal worked out with the TCC Athletic department to house all of their student athletes. End of school yr I moved out. Alight has sent me to a collection agency for un-paid rent of June & July. The amount reported to collection agency was inflated and did not reflect contractual amount with TCC. As of April 28, 2020 TCC paid the past due rents to the collection agency of what was actually owed. And I paid past due utilities. I have left numerous messages for Manager *** to call me back and he will not!! I have proof of contract amounts and ALL payments are PAID IN FULLe

We appreciate you taking the time to bring this issue to our attention. While we did have a verbal agreement with TCC, each resident was on their own lease and held accountable for any and all financial responsibilities. It seems that you moved out in May, leaving the rent still due on June and July. We do understand that TCC verbalized that they would be paying on this account on your behalf, but that payment was never received. Please contact the person at TCC who helped to set up this deal to get any further payments due paid on the account.

My daughter attends college at FSU (3rd year). Her and two other girls wanted to live together so they moved into an apt. My daughter arrived on 8/2/2019 at noon to pick up her keys. When she arrived to her new location she walked into the apt to find the previous tenant(s) was still there & moving out that day. The apt was a complete wreck and absolutely disgusting, dog feces & urine was all over the back porch & carpets, the appliances were not cleaned out, furniture, TV and doors were busted, etc (pics to prove the condition of the apt). She called the office and they told her they would take care of it, it never happened!!! The property management office never did a move-out inspection with the previous tenant(s), nor a move-in inspection with my daughter. They apt was not in a MOVE-IN condition, or up to health & safety codes per Florida Law Chapter 83. She was forced to spend over $100.00 in cleaning supplies (of my money) to disinfect & sterilize the whole apt before she could actually move her stuff in. Since I am also on the lease, I have emailed the property management co. making my concerns and issues, they have yet to respond to me (they won't discuss issues on phone per their rules).
Also, they have charged us for additional $836.00 of damage fees from her previous apt within the same complex. Last May they sent us a notice saying she had a damage fee of $350.00 and it needed to be paid immediately. On the notice it never clarified what the damage fee was, not only that, they never gave us proper notice according to their lease and Florida Law Chapter 83 (12 hours notice-non emergency). Out of good faith we paid it plus the late fees. Then I received another notice of additional damage fees of $486.00! My daughter wasn't even there during the time they are claiming the damage was done and again, no proper move-out inspection was done with my daughter at the time she turned in her keys! This apartment complex is allowing tenants to move in an unsafe environment and charging ridiculous charges that can not me explained or proven!

I was charged for damages to the walls of the unit and the common area not being cleaned. The unit was not painted or cleaned prior to me moving in. I submitted a move in form where I complained about the paint and there was missing furniture. They lost the form and want to hold me accountable for that. I also filled a complaint about how one of the roommates brought a dog into the home three months prior to my evacuation. I am allergic to dander. Yes the dog was removed from the home, although, I was confined to my room for the remainder of the lease. The complex didn’t fine the roommate for having the unauthorized dog in the apartment and my health was not accommoded for with proper cleaning. In my roommate preference sheet it states I’m allergic to dogs. In attempts to moving out, I cleaned most of the common area by myself. I only left the floor because of my allergies(Health). I am severely allergic to dander and was not going to put my health at risk. Yes I could have paid someone to clean the apartment but not that’s the apartment complexes responsibility for not fining the roommate for her dog in which they could have used the money to clean the dander off the floor. Which should have been done three months before I left for me. I have contacted the leasing manager and provided all documentation about the dog to dispute the fine. The leasing manager stopped responding after one email and I never knew if she resolved the dispute. I have no time to deal with anything that’s outside of medical school.

University Trails has been doing some remodeling in the apartments the past 2 months. In the emails that they sent out they told the residents that they were hiring a construction company to do the remodeling but they would have a staff member going around with the constructions workers to let them into the apartments. Instead they gave the construction workers keys and allowed them to come into the apartments at will. I have come home numerous times to my apartment door wide open, with no one inside or the door was unlocked. Last week some of the constructions workers stole a few items out of my roommates room (including an expensive bike). University Trails told us that we would have to press charges against the construction company but I believe that University Trails should be held accountable. Finally, there was a group of staff members that came into my apartment last night at 11:30 PM. It is highly unsafe and a violation of my privacy for staff members to be coming into my apartment that late. The management will not speak with me on this issues and something needs to be done about this!

In December of 2017, I eagerly signed a lease with University Trails in Tallahassee Florida. The apartments seemed nicer enough, I liked the area, but my primary appeal was that utilities were all included and that I thought the front desk staff was very friendly. Part of the incentive for signing a new lease was a $200 gift card. This gift card was the source of my first major problem with the management. Foremost I was told I would receive the gift card 30 days after I signed. 30 days later, I still had no card. I waited a week, then called. I was told I wouldn’t receive it until my guarantor form went through. I submitted my form and received an email saying it was rejected, when I called with a new one I was informed that it was an incorrect email and that my original form cleared— but had I not called no one would have corrected themselves, and I had already gone through the trouble of finding a new guarantor. Now that my form was clear, I asked again about the gift cards. At this point it was February, I didn’t even care about the gift cards anymore, but I didn’t want to set a precedent for management thinking they could disregard my qualms until I forgot about them. I was told that I had to wait 30 days after my guarantor form was approved. I waited. I called. I was told that they had no record of ever speaking to me and that the managers I had previously spoken to were no longer employed. I called on a near daily basis until finally, in May— FIVE months after I signed my lease— I received my cards. At the beginning of June, I called inquiring about early move in. I’ve lived in student housing since 2013 now, and I have never had a problem with moving in early and paying a prorated fee. I was told I couldn’t do that. My current lease terminated on July 31st, and the official move in day for university trails was August 17, leaving me effectively homeless for 17 days. I asked if I could move in early for a prorated fee. I was told no, the company normally doesn’t do that, but that they would speak to a manager and see what they could do. After several back and forth calls, a representative called me saying I could move in on July 23rd and I would only be responsible for my rent beginning August 1st. I said, that’s too good to be true, is there not a prorated fee? They said no, that they had worked it out with their manager, and all I had to do was sign an adendum to my lease. I thought wow, what an excellent outcome. I wait a few days and still have no adendum in my inbox. I called and was told that there was no record of me having ever spoken to anyone, and that all managers affiliated with my account were no longer employed there. I was told that they would speak to the current manager, and that k would receive a call back later that day. I received no such call back, and so I called back myself. The person I spoke to told me that there was no record of me ever speaking to anyone or coming to an agreement on any such early move in day, but was giving me information that I hadn’t imparted to her (she mentioned moving in free of charge when I had not made mention of it in my call). She said that there’s was no record of me speaking to anyone, and placed me on hold while she “spoke to the manager,” who allegedly reiterated what she had just told me. I asked to speak to the manager, and she said there was no manager available to be spoken to. I was told that my only option was to move in on July 15 and pay a prorated rest of $300, roughly, or be homeless for the aforementioned 17 days. Paying the $300 is fine, I would have been happy to had this information been given to me when I first called to ask about moving in early instead of being fed what I’m assuming now were just lies.
I haven’t even moved in to these apartments yet and I’ve alrwady had two major problems with management, be it lack of communication, failure to follow through on things lest I nag them consistently, lack of record keeping, etc. Furthermore, I think it’s very suspicious that they have such a high turn around rate for managers. How is it that twice I spoke and worked something out with a manager who from one week to another “no longer works there?”
I’m extremely displeased with the experience that I’ve had with management thus far, and based off my roommate’s experience and several poor Google reviews, I know I’m not the only one.

Severe mold was found in the apartment my family member was living in. The roommates were relocated(6/21/18), 3 days after the mold was reported to the office on 6/18/18. My family member was never notified even though the roommates reminded them that there was a 4th person living there. They assured them that they would notify the 4th occupant. We were contacted the next evening(6/22/18) by a tenant that lived in the same building. I went and removed the belongings from the apartment the next morning(6/23/18), turned in the keys and asked for a manager. I left a message and my number for the manager to call me. I never heard from anyone even though I was told that someone would contact me by 6/25/18. I called again(6/26/18) no response. I sent an email(6/27/18), no response. I sent a certified letter and again called(7/3/18). I finally got a manager (the wrong manager). He admitted they got my messages and email and forwarded it to their Regional Manager who was to be in their office Monday,7/9/18. I was told that they would contact me by 7/9/18. Surprise NO RESPONSE. They are not providing a safe /habitable place to live for my family member and will not respond to any of my attempts to contact them.

FOUR STUDENTS INQUIRED ABOUT UPDATED APARTMENT FOR A YEAR LEASE IN MINIMUM HOUSING. THE UNIT WAS VERBALLY ADVERTISED AS UPDATED WITH WOOD FLOORS, NEW APPLIANCES, ETC. THEY ALSO PREVIEWED IN PERSON A UPDATED UNIT AND SO THE STUDENTS SIGNED A LEASE IN APRIL. UPON ARRIVING ON AUGUST, THE UNIT HAD A BROKEN FRONT WINDOW, USED APPLIANCES AND NOT THE WOOD FLOORS AS PROMISED. IT HAS BEEN 4 MONTHS AND WE CONTINUE TO PAY RENT. IN DECEMBER THE UNIT HAD A PIPE BUST UPSTAIRS FROM SECOND FLOOR AND FLOODED THE ENTIRE APARTMENT. IT IMMEDIATELY WAS ASSESSED AS "UNRENTABLE UNIT" BY DBPR INSPECTOR. MAINTENANCE IS MINIMAL AND THE UNIT HAS NOW DEVELOPED MOLD (WHICH IS ANOTHER COMPLAINT I JUST FILED). THE UNIT USED BAIT AND SWITCH!! THERE ARE MULTIPLE STUDENTS THAT WERE ALSO MISREPRESENTED. Upon moving in, my room was absolutely disgusting. I vacuumed and could literally hear all of the dirt it was picking up. My bathroom was full of the previous leaser's dog's hair, as well as her own. There were roaches everywhere, and I did not feel comfortable sleeping there whatsoever. This apartment complex does not care about the leasers.
I pay a lot of money to live in this place, and the furniture "upgrade" we were supposed to get is a DOWNGRADE. Smaller beds, smaller dressers, smaller desks, and NO bedside table. If we refuse this new furniture, we have to take the new furniture and keep it in our living room, which is absolutely unacceptable. Every person in this apartment complex has queen-sized bedding but will now have to accommodate for a smaller bed. The worst part is that the office did not provide a description of the new furniture they will be moving in because they know that once people get it, they will complain, but at that point, there will be nothing they can do because they are throwing all of the old furniture away. The only reason I know this is because one of my roommates knows a girl who works there. This all could have been avoided if they just replaced the furniture at the end of the year instead of inconveniencing every single person here. Management is awful.
Also, don't be fooled if you think you are paying for a gated community because you are not! I have lived here since the beginning of August and the front gates have not been locked once.
A lot of people that live here do not care to pick up after their dogs, and the trash cans are ALWAYS overflowing. It's absolutely disgusting. Dozens and dozens of trash bags and food trash outside of the containers just sitting in the heat.
The pool is nice, but almost every apartment complex in Tallahassee has one. You can certainly find a better place than this.
