Complaint: ***I am rejecting this response because:I have been in contact MUCH MORE than times, but it takes multiple attempts before I am ever contacted back and know that I have your attentionPlease pardon the added details in this response, since now I have the space to include themThe original complaint did state that it was highly shortenedIn response to your numbered items:1: Water intrusion from the roofThe repair guy still has not shown up (but called stating he would call me last Monday, which he failed to do), and this is the THIRD time a repair was requestedNot only does the leak need stopped, but since this has been happening for years now everything that was underneath said leaks need replacedWhen I mentioned this during the last two visits both Mike and Corey laughed as if I made a jokeI am not jokingA new house should NOT have ANY water damage to internal materialsThis is in fact how Corey was able to locate the source of the leak, by seeing the damage to the material we do not see dailyThe band-aid fix of painting the affected area and ignoring the materials we cannot see is a health risk at the very least, and is unacceptableIf this was a one time leak it would be more acceptable, but would still be concerning. 2: I followed the repair procedures, but the "emergency" number just kept ringingSince the leak was still active I was required to take action with another repair company rather than your designated vendorIn short, your contractor failed to answer the phone and I paid the price for itI stated this to Mike at the time and Mike showed real concern over itHowever, Mike took the proof of rusted pipes so that I only have a receipt and the new pipes as proofWhen your contractor fails and I take action elsewhere in an emergency situation, it is still your problemWhy was an iron pipe that should last years rusted through in a house that was less than years old at the timeMoreover, why were there two of them (the only two in the house, both needing replaced at the same time)In the end I paid about $for the repair, and received $back to compensate, with a statement that I should have called his emergency numberAction was taken, but blame placed on me when I followed procedure before diverting to actually get the problem fixed. 3: The trim molding appears to be prefinish, not painted in placeIf it was painted in place it would not have the issues it does since the areas of concern would have been "sealed in" so to speakThe prefinish/painted surface itself is great, but the portions where it was not painted is where the problem resides, as stated in the original complaintFor example, I had to paint the bottom of the kitchen window sill since water splashes onto the unpainted surface while doing dishes (not regularly, but it is a known wet area)This is the only one that has not shown signed of water absorption in known wet areasEvery bathroom shows the trim on the floor having water absorption, resulting in me making various attempts to "seal" the bottom in some areasThe black wood panels for the trim to the bottom of the cupboards under the sink in the upstairs bathroom is also swollen with water absorption due to a leaky toilet that was repaired by Agile are still in place and and were never repaired (this was the only leak inside the living area of the house, the other leak was at the hot water heater)I have since replaced the valves on all toilets after the same issue began (but never reached the point of flooding) in the downstairs bathroom, thus fixing leaks entirelyThe same wood trim in areas that are not known wet areas are not exhibiting the same issues. 4: The hardwood was mentioned on move in inspection, and I asked if it would chipMike assured me that it would not, but then followed it up with a comment about the warranty not applying since the panels were not smooth, so by choosing that design we accepted the riskIt was made obvious that nothing would be done, and I did not push further at the timeHowever with the advent of other issues, this is a concern stillSo far we have had minimal chipping, due to covering the floor we wanted to see and use with a carpet that protects it, and is not not preferredSummary: to protect the floor, we must hide the floor that we paid to be viewed and used. Chipping has occurred in the kitchen. The metal edging was mentioned at the year mark along with the "pop up" screw/nail issue. It was "repaired" so it was not visible, but has recurred to the point that the paint is pulled off the wall along a inch portion of this stripThis has occurred only on the stair wayIt was made clear that Agile would not repair it again, that it was a one time thingThe recurrence of this nature shows poor construction to begin with, and is thus mentionedThe fix itself should be simple, I would think, but I have no experience with this metal edging.The sliding glass door has been handled by myselfIt was made obvious when a known issue with the door on the move in inspection was played off as a "feature" that Agile would never address the issueYet again, it was mentioned on move inThe statement that you have to "half lock it" before closing is true in the fact that this is necessary, however it is not acceptable and should not be considered normalThe screen door was completely removed due to excessive jamming, it was too weak in the frame and would tilt just enough to jam it in place. 5: Driveway cracks due to weather are understandable to not be coveredHowever the crack is all along the same line, across multiple panels directly in front of the houseThis is showing that the ground underneath was not set properly, since the same line exists along the entire drivewayAlready I have had to fill in dirt to prevent the cement walkway to the front door from collapsing due to no support (or the dirt support eroding away) from the ground underneath. 6: That would be appreciated, we had an infant and other children in the houseThis may become a safety issue, but has not since we actively have watched the children(mounting the stove to the floor) 7: Water does not pool against the house only because I spent $4k in installing cement to expand my porchNow the water does not pool up, but I had to spend the money to make it happenThis should never have been an issue, and multiple complaints before I installed the porch resulted in visits without correction, acknowledging that the flooding was an issue but nothing moreI needed to take action before I lost the foundation to my house. 8: Everyone in the subdivision has the same complaint about the waterOthers in other subdivisions in the city that were handled by agile have similar problems, but admittedly not to the same degreeThe water being dirty is not Agile's fault, however the failure to adapt to it and install a system that is correct for the water quality IS a failure of AgileMultiple complaints resulted in visits and Agile becoming aware of it and contacting the irrigation company, but no correction of the problem itself. I had to pay to make my filter more accessible so I can clean it...after EVERY cycleI installed a dump valve to flush the filter, this works for a whileI also have to have a mobile sprinkler to catch dry spots not being watered due to loss of pressure mid-cycle, and reduce flooding of my neighbors due to the gradeA single cycle will result in runoff to those downhill of my propertyThe smaller lot to the right of my house gets their lawn swampedI am not watering each zone more than minutes on even the hottest days, so this is not excessive watering, only excessive runoff(My lawn dies of thirst while the neighbors lawn is under an inch of water)Multiple complaints about this to Agile, no action has ever been doneNeighbor built a ditch to catch excess water, it has helpedTotal cost of what I spent to improve things: a little over $Total cost of the flooding the neighbors issue is yet to be discovered, but I am receiving complaints every summer. 9: Please let me know when you canIn previous residences there was always a metal strip at the transition pointIf bending a nail is another method and it works then I can accept it, provided we no longer get stabbed in the feet. 10: Front door has been corrected three times, and the problem is expected to reoccur againHowever the foot-plate to the door in the garage is still loose, and was never shored upIt is not critical, but it is still an issue that was mentioned at the year markTO BE FAIR, I had forgotten to inform Corey that it was still not repairedThis may have been assumed as completed. Added (not included before due to lack of space): The garage door to the RV garage will close, then open again as if something was in the wayThis happens when it is hot out, so I assume metal expansion is part of the issueThis entire unit was repaired and later replaced for a different issueIt is currently working since it is cold out, and Agile had not responded to requests in the summer (they were very busy, so I didn't pushAfter all, repeated attempts would result in it closing properly).The main garage door had ripped off of the door opener arm. I was able to attach it again so it works, however a proper bracket should be installed in order to prevent the metal from stripping out like it did beforeIt looks as if the metal is too weak to support the weight of the door on that single point of connection.Sincerely,*** ***

The buyer has been in contact with our staff more than twenty times since the home was completed in February of 2015.  The most recent visit was in person on 10/30/2017.  The buyer has not indicated dissatisfaction in those visits. 1.       Water intrusion –...

The water intrusion will be 100% corrected.  the home was visited on 11/30/2015 after receiving an email from the buyer.  The roofing company made corrections that were believed to have corrected the issue.  The home was visited again on 10/30/2017 after the buyer reported possible water intrusion.  2.       Plumbing repair – buyer did not follow the correct process of calling the plumbers emergency phone number.  The phone number is in the written homeowner manual that was presented to the buyer and discussed at the homeowner orientation.  The buyer was reimbursed for a portion of the plumbing repair, even after not following the documented warranty process. 3.       Painted wood – the trim molding in the home is painted in place, thus it is only painted on the exposed sides.  This is a customary practice for the vast majority of homes constructed in the United States. 4.       Hardwood – the buyer has not emailed/called/texted with any issues with hardwood floors in over 20 communications with our staff.  Metal edging – the buyer has not emailed/called/texted with any issues with edging in over 20 communications with our staff.  Sliding glass doors – our sliding glass doors require that the locking mechanism be set in the half lock position prior to closing and locking.  This is very common with most manufacturers of sliding patio doors. 5.       Driveway cracks – per the written warranty concrete cracks over ¼” are corrected.  Buyer has standard shrinkage cracks that are 1/8” or less.  This warranty process is common to most builders in the Treasure Valley. 6.       Range secured to floor – our ranges are normally secured to the floor with an anti-tip device.  If the anti-tip device is missing, it will be installed. 7.       Water run off – the buyer’s lot has more than 7’ of grade differential between the front and rear of the lot.  Water does not pool against the house, but can pool in the rear yard or run towards the neighbor’s yard when excessive watering occurs.  This has been discussed multiple times with the buyer. 8.       Sprinkler system filter – the incoming pressurized irrigation water is excessively dirty due to the buyer’s irrigation board not wanting to pay for a normal filtering system that is installed on pressurized irrigation systems.  The buyer’s home has the same filtering system as other homes in the Treasure Valley, which work well. 9.       Carpet nail strips – carpet nail strips at transitions to hardwood are not normally covered.  They are normally bent down to prevent sharpness.  If buyer’s home has any nail strips that are not adequately bent they will be corrected. 10.   Front door – the front door has been corrected.
