To Whom It may concern...
On the evening of 7-7-15 about 8:15 I received a message on my phone from a [redacted] stating there was sewer backed up under their house they just discovered. She stated they had been living in the house 2 1/2 weeks and I had done an Inspection of the property 3...
weeks prior and wondered why I didn't mention the sewer back-up under the house. I checked my records and found I did the Inspection on 4-27-15 10 weeks prior with previous owners still living in the house. I did find water in the crawlspace and a leak under the hall bath shower. In the course of determining where the leak was coming from, I got quite wet from the amount of water in the crawlspace. I shined my light throughout the CS and saw no other water or sewer in the C.S., but decided not to continue to crawl thru slimy, stagnate water. They also said that a hose bibb was leaking on the other side of the house. A hose bibb will only leak if it is turned on. I checked the hose bibb from the outside, but without leaving it on would not be able to see a leak from the C.S. She said they could smell sewer in the house and that's why they looked in the C.S. I smelled no sewer in the house or C.S. nor did the previous owners. She thinks the previous owners knew about it and I missed it in my Inspection. Paranoid behavior. I find it hard to believe that previous owners, realtors, people looking at the house, Inspectors, appraisers, contractors did not smell or see sewer back-up for 2 1/2 months. She said it was a very old and on-going problem. The plumbers records do not support that claim, only doing routine maintainance. She now wants me to pay $1000.00 for the repairs they have already done- replacing the leaking sewer line and hose bibb, and another $2660.00 to replace all the waste lines in the house.
I believe something happened after my Inspection and she is trying to recover a loss. Five kids under the age of 5. Hard to tell what may have gone down the toilet.
