Initial Business Response /* (1000, 11, 2015/12/21) */
We have received the concern, and have spoken to the client regarding this matterThis concern is currently being reviewed
Initial Consumer Rebuttal /* (3000, 13, 2015/12/23) */
(The consumer indicated he/she DID NOT accept the response
from the business.)
I have contacted them now times with no response other than someone is still out of the office, or we are still looking into it, meanwhile I have had to now incur about in repair costs
Final Business Response /* (4000, 15, 2015/12/29) */
Upon reviewing the photos submitted by the client to Accurate Home Inspections on December 14, it appears that the seller of the property did not disclose this problem on their Property Disclosure statementsAs there is no visible way during an inspection to view concealed plumbing, it would not have been possible for A.H.Ito discover this type of leak, as the pictures clearly show that prior repairs were made to the shower stall and sheet rock below both in the bathroom, and garage and during the time of inspection there was no visible evidence of a leak
The Second floor shower pan was tested, as is noted in the box under hall bath #upstairs that a standard shower pan test was not performed meaning that on second floor baths the standard shower pan test is to run water for an extended period of time to see if any visible problems manifest themselves, and at the time of the inspection no leaks or problems were observed
Furthermore A.H.Imust have visible evidence at the time of inspection to warrant a reason for recommending further review and possible invasive testing by A.H.Ior 3rd party company for moisture on a property, as this type of testing may require us to probe the walls and or ceilings of the subject propertyThis type of invasive testing is not recommended by A.H.Iwithout visible evidence presenting at the time of the inspectionThe home inspection was completed on September 18, 2015, and A.H.Iwas not notified of any issues until December 14, This indicates that it took a minimum of (2) two months for the leak to become visible, which during a home inspection pan test A.H.Iwould not have been able to identify such a problemA.H.Iencourages that the sellers of this property be contacted in order to resolve this matter
Final Consumer Response /* (3000, 19, 2016/01/08) */
(The consumer indicated he/she DID NOT accept the response from the business.)
The pictures of the water damage that wasn't disclosed were taken before we noticed the leak, you could easily tell something had happened...we took photos just in case
They never ran the shower for the minutes that their paperwork states they will run to ensure there are no leaks
I feel they are they doing everything they can to place the blame elsewhere when they didn't provide even the minimal inspection they state they will provide and that I paid forWe didn't move in until October and the leak occurred in October, I called out several companies to ensure where the leak was and had the shower fully apart to ensure the leak had been existing before I contacted AHI, every contractor advised not only did the seller not disclose but AHI should have easily caught the leak....if only just by the evidence of precious damage in ceiling of garage and where it shows some of the Sheetrock had been replaced...it was clearly patched
Not only did AHI miss this, but their customer service is terribleThey stated in numerous occasions they would contact me back and every time I had to follow up with themI was only looking for my refund for the inspection, now I will be taking them to civil court for the full amount of repairs and refund
Not only this, but I contacted them about being late on the inspection of the home I was selling and they to this day have never even acknowledged this or apologized, they were over hours late and my home had to be left unlocked...not how I except business to be done...bad business all around

Accurate Home Inspections has been in close contact with *** *** regarding the above noted concerns, and as of current Mr***
has expressed his satisfaction with our resolution

AHI has been working diligently for the last several weeks in order to assist the client.  However as she is outside the scope of her contractual obligations, and did not properly adhere to the AHI inspection contract we have been unable to assist her in the manner that she wants. ...

Unfortunately Mrs. [redacted] replaced the dishwasher appliance on June 20, 2017, however she did not contact AHI in regards to this matter until June 26, 2017 according to our records.  As Mrs. [redacted] already replaced the dishwasher before contacting AHI we are unable to evaluate the appliance further to assist her as it was replaced before contacting AHI which is required by our Inspection Agreement that Mrs. [redacted] received and signed.
