Absolutely terrible company! They managed our condominium community for close to three yearsWe're not transparent about money spending, very short in answering and question brought to them about anythingBEWARE!

This has to be one of the worst Condo Management companies EVER
I have had multiple issues with my unit that have had to be dealt with through ACMS, and it is like pulling teeth to get any information, updates or any communication at all really
Currently, I am dealing with them for a leak that occurred in July 'due to poor siding work/damaged sidingIt is now October '15, and I am still living in a house that has the flooring, drywall and insulation ripped out all around the area that was affected by the leak, which renders almost half my living room useless, and its getting VERY coldMONTHSNot only have repairs to my home not been done, but there has been no follto ensure that the cause of the leak was indeed fixedI was told by the contractor that did the outside repairs that a 'water test' should be done to 100% ensure that the issue was fixed and no more leaking will occurThat has yet to take placeIt took me emailing the rep from ACMS every hour for a couple days for her to do anything about moving forward with fixing my home, and getting someone back to my house to do a quote for repairs
Not to mention that the quote that was finally given to them by the contracting company has been scrutinized and questioned, all because I worked really hard to save up the money to redo my main floor in beautiful hardwoodThe floors are now a couple years old and have been discontinued, so the entire floor needs to be replacedDelay after delayExcuse after excuse
If I am lucky enough, they will approve the quote by the reputable contractor, instead of doing what they have done to me previously on another issue (stemming from the same leak source) and hire a hack of a contractor that decided to nail the vapor barrier instead of properly tuck taping it, and didn't replace even half the insulationThis was discovered during the demo for the most recent leak
So not only does this company not communicate with residents/owners in a timely mannerif at all, it also is a big fan of cutting cornersI'm all for watching costs, but you get what you pay forDO NOT USE THIS MANAGEMENT COMPANY

The management consultant didn't communicate and ask me to approve a repair. They approved the repair by themselves and surprisingly charged the costs to me.

I tried to communicate with the consultant asking for the procedure of this but got an answer only of "that is your responsibility."

I just don't know how I can trust their services any more in the future.

It’s true for any business that they can only be good as the people they employee.

It is especially true for Condo Management companies. Most have a bad reputation as their primary task is to enforce rules and fines on owners. While this is an essential job to complete it can be done in ways that either pacify the owner or enrage them.

I have had an experience with the latter and it’s all because of a community manager that took delight in provoking her owners by bending and stretching the rules to take advantage of them as much as she could. Often times enforcing ridicules fines, putting blame for damage and repairs on the wrong owners, and recommending special assessments for work that is not even needed and/or never gets completed.

When challenging this person an owner is often met with the same excuses. It’s the Condo Boards decision…however she will never let you actually speak with the condo board. Or, my favorite, Sue Me…Her actual words are “You can seek legal action if you like”.

In one year this community manager, while working with [redacted], racked up over $10,000 in fines, repairs and special assessments for me. My previous 6 years of owning the unit I never had one unnecessary fine, repair expense or special assessment. Mid way through the year this person was let go by [redacted] and things started to improve. However 3 short months later our condo board made the decision to switch management companies to ACMS (Accredited Condominium Management Services). Very shortly after we found out that this person had found employment at ACMS and low and behold she was once again our community manager…Smells a little fishy doesn’t it.

Right then and there we decided to sell. Having to deal with this individual was out of the question. We found a buyer and had a conditional sale. However, ACMS and the community manager did not provide the requested condo documents and the sale fell through. I have now finally sold the condo but not before incurring additional expenses at the hands of ACMS and their community manager’s actions. I wrote the ACMS management team to discuss a resolution to this issue. However I received a response that could basically be summed up as “NO”.

Needless to say, if you are reading this review and contemplating a Condo that involves ACMS and this community manager, your easy choice is “NO”. [redacted]
