Upon receipt of the initial complaint of the customer, we investigated the complaint and determined that the inspection performed was accurate and in accordance with the Standard of Practice followed by Arizona home inspectors.  The Per our inspection agreement, which we had sent to Mr. [redacted]...

to review on February 4th before his February 13th Inspection, we refunded his inspection fee because he was not happy with the home inspection.  He sent back our check.    He then contacted our ** [redacted] .  Our insurance company performed an investigation and issued the attached response to the customer. The attached response speaks for itself . We feel we provided the customer with service that was contracted for, and did so in a responsible manner. We empathize with the position the customer has found themselves in, however the purpose and nature of the home inspection is not intended to determine the fitness of a particular system or component for use in a purpose not currently existing at the property at the time of the inspection. At the time of the inspection the roof was performing as intended.  As to the other complaints about over looking electrical conditions, we notified him in the report that since the house was occupied at time of the inspection we did not have full access to all of the electrical.  In addition, we are only required to inspect a representative sampling of outlets.

This is a  typical canned response from people hiding behind the "limitations clause" of their business. The standards of care that any business should be held to are completely ignored, almost laughed at by these people. In no world should you offer a service that has no value. If you replace I tire with a faulty tire that leads to an accident, you can certainly be held accountable. This situation is no different.

Contrary to what Mr. [redacted] says, HomeSpec Inspection Services is not standing behind contractual limitation of liability.  Our position is that no liability exists as our inspector followed the Standards of Practice for Arizona Home Inspectors and reported what was visually identifiable at the roof areas  and within the Standards of Practice.  Our offer of a refund of $485.00 inspection still stands, and is made as a courtesy and not based on any assumed or perceived liability.
