University oaks is acting very predatory during this pandemic. At UTSA UOaks is being difficult about letting students out of there leases even though UTSA wants us off campus. It is very telling of the company which was never in high esteem amongst the students here. This will be remembered after the pandemic and I hope they lose business because of it. I for one will not be resigning.

I have been living here since the end of Oct 2018 and my personal experience here has been a nightmare. The Lease Manager hides in her office to avoids resident's concerns. The staff ( specially Mr. Dent) has done nothing to assist me in concerns about ridiculous fees and room conditions since moving in. They failed to notify me of mold issues in my room and placed me in an apartment where I would occur extra fees EACH MONTH SINCE MY MOVE IN. If someone asked me about whether they should move in , I would tell them to RUN the other way. This place provide nothing but mediocre customer service and brush off your concerns. I was placed in apartment with two other girls that expressed certain about the apartment. They had already been receiving overage fees on electricity prior to my move in ,so when a third person was added (they were using up the cap for our electric bill for 3 people) I had then started receiving fees on my account. I set up meetings and sent emails only to be told there was no need for inspections and that I was not able to be moved to a different apartment . These people are out for your money so while it seems like a good deal, in reality it's too much to pay for the quality of the complex.

The added charges this establishment tacks on to your monthly payment and the threatening notices they send out demanding payment within 5 days or they will add on an additional $35.00 late fee on to your bill makes you feel like you are dealing with a very shady business.

The air conditioner was inoperable for months even after repeated attempts to get their service guy out to fix it. The windows leaked and caused mold to build up around the window sills. This also was reported and a request made to fix this problem and nothing was ever done to rectify this problem while our student lived there.

Upon checkout, there were a number of unwarranted charges placed onto the final account payment to replace or clean items that just showed normal wear. Don't they have to clean these apartments thoroughly between rentals anyway?

Lastly, this company has changed hands and is now called 21 Oaks not University Oaks and in my opinion the level of service and the competency of the Admin staff has severely diminished.

In my opinion - find another apartment complex!
