My experience with WJD has been troubling on two points The first, WJD's home inspector failed in his duties prior to my occupation of the property A rampant roach infestation and failure to hold the previous tenants to the standard established in the lease When told of the issues, WJD promptly denied any shortcomings on behalf of their staff, but did not actually send a worker to verify or deny our claims On the second note, WJD breached the lease agreement signed by the landlord, tenant and property manager As a tenant, I was charged for services related to the removal of an item left behind by the previous tenant, failure again on behalf of the inspector and WJD This issue was brought up to WJD, but I was told that the homeowner decides who is charged for services With the company's failure to properly do their job there was a waterfall effect of issues we endured Honesty and Accountability were absent in our dealings with this company

I am rejecting this response because: I would like my entire security deposit refunded to me in full. I wash charged a damage fee for damages that was already there to begin with as I have vigorously stated in my letter to WJD and Revdex.com and it was emailed to WJD during the initial lease agreement and nothing was done about it except instruction to place a painting over the holes. Why should I be paying a fee for damanges that were not caused by me? Furthermore, why is the owner and WJD charging me a fee from a home that was prefessionally cleaned? It's absolutely ridiculous and unethical to retain funds from from a secuity deposit based on their views and assumptions!!! For all I know they could have made up additional excuses and kept all of my money as I was not present during their move out inspection. Why didn't they inform me as to the damages during the inspection as I would have been there in person to justify my case. WJD will be reported to authorites even if they do not refund me my entire balance because this is pure theft. I plan to send a few letters to local news media as well so others do not get taken for a ride by property management firms such as WJD.

Tell us why here...Business needs to provide 6 month inspection paperwork that clearly indicated the condition of the property that contradicts the final walk through. THE 6 MONTH INSPECTION IS COMPLETELY IMMATERIAL: THE CONDITION OF PREMISES AT FINAL WALKTHROUGH WAS COMPARED TO CONDITION OF PREMISES AT THE BEGINNING OF YOUR LEASE TERM. REASONABLE WEAR AND TEAR WAS TAKEN INTO CONSIDERATION. In addition, the response of not having control of the cost of third party vendor is unsatisfactory.  HAD YOU DONE EVERYTHING REQIRED OF YOU AS PER YOUR LEASE, THIS WOULD BE A NON-ISSUE. BECAUSE YOU DID NOT DO SO, WE HAD TO HAVE IT DONE FOR YOU USING 3RD PARTY VENDORS. The business is accepting the services, and should know the rates.  THEIR RATES ARE COMPLETELY IMMATERIAL. Also, no invoice was provided for yard services, only an email. THE EMAIL IN QUESTION WAS IN FACT THE VENDOR'S INVOICE FOR THIS SERVICE.  This documentation is not acceptable.  Lastly, the business has not been forthcoming regarding the interest of the escrow account.  Attached is the responds that I'd received from the business that does not address the escrow information. In point of fact, our most recent cost to you was the $124 management fee which we received on July 1, 2016 for the tenancy which was in effect at that time. All of the ongoing lawn care, cleaning service, flooring replacement, general repairs which we orchestrated on your behalf and water utility, electrical utility and gas utility payments we made on your behalf were done at no charge to you. [redacted] is a 3rd party vendor, not an employee of WJD Management so if there are remaining issues with the work you had him do then you’ll have to take that up with him directly. Gina is [redacted] as am I so if you have a problem with that, there’s not much that can be done about it.

[redacted], on your behalf, WJD Management has AGAIN approached your former landlord regarding refunding the balance of your security deposit. It is imperative that you understand that WJD Management does not have your money! Further, WJD Management does not profit in any manner from the funds retained from your security deposit. These funds were forwarded to your former landlord. If anything, orchestrating remediation of the damages which you caused have actually cost our company money. Even further, I would remind you that as per the statement on the back of your security deposit refund check: " Signing and/or depositing this check constitutes settlement in full of any and all claims related to my tenancy at the lease premises whether any such claim is against the landlord(s) or its agent(s)." We will advise you of our client's decision as soon as we hear back from him.

Whatever cabinet she is referring to as missing would have been the result of tenant damage which would have been compensated with a security deposit forfeiture. homeowner based on our inspection and a preponderance of supporting photographic evidence. I suppose she knew she would not win in court so elected to try to downgrade our A+ Revdex.com rating. All she had to do was return the home in the same condition as it was given to her 10 years ago. Her failure to do so necessitated the involvement of 3rd party vendors to accomplish yard work, cleaning and repairs. Obviously, we have no control over their fees. To the best of my knowledge, she was provided with copies of all of their invoices. Regarding interest on her security deposit, her lease clearly stated that any interest earned accrued to the account holder which was WJD Management so I really don’t know what it is she doesn’t understand about that. She was pretty much a model tenant except for the things she didn’t do at the end of her lease.

I am rejecting this response because: My concerns have not been answered...WJD Management, "jumps" all over the place, in attempt to be evasive..not adhering to the original contract,  responding to comments....where is cabinet that was behind the kitchen door, etc...thou Mary attempted, it is obious that she did not have authority or a TRUE commitment to settle.......copies of original contract was sent...I have emails that conflict with on going changes ...Also, I have finally had an opportunity to re-read...WDJ's comments. And would like toadd the following...st Comment, they did not know me??? Ok, I have been a client since May 2000??? Additionally, they did not tell me of the of their restructuring...Perhaps Mr. N[redacted] should read what was sent before he responds....There was only one property Condition visit done last year...maybe if more had taken place, the home would not have been in such poor condition.Letter was not served ...it was emailed, and the date has been changed, it was 4 January, 2017...It also seems to be a notice to the renter...When I did not get July's rent by the 10, I sent an email, and Gina called back to, and told me it was their practice to keep the final check?? I then asked if I could get a copy of their SOP, and she told me that's how they do it.?? So they kept July's payment, and paid themselves?? That's when I was ready to walk away, but stayed because of [redacted] andMary, and determined she was having a bad day... Customer service is a thing of the past...I questioned why [redacted] was looking for the flooring, when Fran sent him the name of a comparable color???YES, Mary did "reach' out to me, Gina, did not, and that's OK...David I won't even honor your [redacted] Comment, as you and I have met, perhaps my being an old [redacted] female is Gina's...believe me I've been as polite as I could to her....and my daughter responded to One of your emails, and I advised her of our past relationship...now I know why she was promoted... NOT MY BUSINES..Finally, there was a white cabinet behind the kitchen door that is missing.Initially, I wanted the $300.00, that was due in January, after utilities were paid....my upgrade was for Cabinet, and refund of fee that had not been paid at that time, and yardwork...that I've personally noted had not been done.

Review: WJD Management failed to provide a Move-out Report at the time of the inspection. The inspector had instructions from WJD Management Director to take close-up pictures of items like dust, to make the condition of the house look worse. The tenant was told to correct certain minor items and after he did, the inspector mentioned that he was going to remove those items from the report, but never provided a copy of the report to the tenant.

A $350 cleaning fee was charged to the tenant, when the condition of the house was excellent and didn't required any extra cleaning after the tenant moved out. Also, WJD Management charged the tenant an additional $55.00 for cutting the grass, they provided a receipt from June 14, 2014, which was 15 days after the tenant moved out. The tenant made multiple attempts to contact the inspector and talked to WJD Management Directors through email and phone calls but his claims were not addressed.Desired Settlement: A Refund Check for $405 should be made to the tenant. These charges were not fair and WJD Management failed to provide a professional response to this issue.
