that he was denied the opportunity to rent a different unit with us, and he lost the $application fee in the process. First of all, anyone who applies for occupancy is charged a non-refundable application fee for their background check. This is made known to all potential applicants when they initially look at an apartment. Potential applicants are also given a letter that details our application requirements. The application requirements are also reviewed when an application appointment is made In this situation, the customer, with another individual, had made an appointment for application. When they arrived for the appointment, it was discovered that the customer had not yet submitted a vacating notice for the occupied unit. When this was requested, the customer became quite irate, and decided not to continue with the application process The other individual was extremely embarrassed by the behavior of the customer and apologized the behavior. Even though the application process had been started, we had not yet collected the $application fee A day or two later, the customer asked to reschedule, and we allowed the customer to do soThe rescheduled appointment was just with the customer and did not involve the other individual. The appointment started out okay, but as it continued, the customer again got upset as we would not change the lease terms to suit his needs The customer wanted the new lease in the new unit to be a month to month lease. We would not accommodate this request as our minimum new lease is six months Thus again, the customer walked out before the application fee was collected. After that episode, it was decided that we would not schedule another application appointment with the customer. When the customer called to reschedule a third time, the customer was informed of our decision. The customer was not pleased; but at that point the customer finally apologized for his behavior and asked us to please reconsider. After reviewing his request with another manager, the customer was informed that he could again applyAt this appointment, the customer paid the non-refundable application fee and the refundable $security deposit. The application paperwork was completed at this appointment, but the customer was not very cooperative. We request applicants to bring in their two most recent work pay stubs or other proof of income when they come for the application appointment. The customer did not do so. Thus due to the continued difficulty in working with the customer, we denied the application As the customer’s application was processed, we believe the application fee was justified. The security deposit was paid by check, so it was voided and attached with the denied application While customer service is our top priority, we believe that we have a right to expect a certain amount of cooperation from our customers. I am rejecting this response because: their argument that the light fixture was working fine is completely absurdEvery time I'd put new bulbs in they would flicker on and off until they just burned outThe carpet was completely ruined before I moved in with multiple large rust stains for them to claim otherwise is again completely absurdI know there were some nail holes however nowhere near of them and to claim that number is just another way for them to try to scam moneyI know the place was cleaned wellThey are liars and again I was not allowed to walk with the lady doing the checkout because she was "sick" so I was unable to verify what she was writing down

I am rejecting this response because:I was asked to fill out the application while they had made the decision based on the previous encounter and is not acceptable. Even her letter of justification specifies that they could not work with me on the terms and conditions that we mutually based on. Van Raden was forcing me to sign the lease and not allowing me to have the same rights to the new apartment as the new cuatomers would get benefits. Moreover, they were blaming and telling me that I wo't be able to rent any unit with them while I already have a unit signed with them. Their justification is based on their paper.
