he agreed to the term and signed without question.Feb 2015 he gave a two month written notice stating that he was leaving on April 30,2015. I stated he was breaking the lease by leaving prior to when the one year lease was up. He argued with me stating he only needed a 60 day notice. He stated I went into his room and changed his lease. This is not true. I have a signed lease agreement for the set dates up until Jan 1 2016. I did not change his lease. He is 100% aware the lease he signed was for one year. His roommates have done the same thing and there has not been any problems they understand the terms they signed for in the lease. He also complained that he had to pay cash, he agreed when he signed the lease that cash would be fine. Whenever he had trouble getting the cash I would ask him what day would work for him and would pick up the rent when it was convienent for him. I also gave him a written receipt with each payment. Fortunately for [redacted] I was able to get a renter for June 1st so He only owes me the $375 for May rent, $55.00 for utilities and $40.00 for broken window in his room. This was all explained in the letter sent to him telling him the reasons his security deposit was not being returned and that he owed me a sum of $110.00.

The lease clearly states that the tenant can terminate the lease if they give a 60 day written notice. I showed that to him several times. He then asked me to show him on the lease where it says I can terminate the lease if I give a 60 day notice and acted confident which confused me because I had just shown him a few weeks prior. I went and grabbed my lease and saw that a new pen mark was added crossing off the portion of the lease that said I can terminate the lease if I give a 60 day written notice. I then went and grabbed a lease I had hidden and showed him directly where it stated I could terminate the lease if given a 60 day written notice, and confronted him on changing the other lease. He then got all flustered and didn't know what to say, and stated he didn't have to pay me for 21 days. Also the charge for a broken window is incorrect. I moved out of that room several months previously and they never mentioned a thing to me. The new lease with my new room there were no damages and he stated everything was good. They are trying to tack on a broken window in a different room on me to get extra money. This is unfair, I have proof that the lease states it can be terminated if given a 60 day written notice which I did. The lease would not state that if I couldn't terminate it so it makes no sense saying I am bound to it for a year when the lease clearly states I can get out of it. Several times he would threaten me saying how easy he could replace me if I am not happy with where I am at after giving me extra bills because of their mistakes. I was charged 9 months later saying they haven't been keeping track of the utility bills and they were over paying, even though the lease had a flat utility rate. I gave him the time the lease stated I needed to so I could move out and he could find a new tenant which was supposedly very easy for him. Then he is trying to charge me for the following months rent and utilities when I was already moved out.
