05/28/2021, I received an email from the builder's agent showing the foundation being started; Excited after receiving the pictures, I gave them over $8000 for option. The builder delayed the start on my house while he began building on other properties that went under contract after me. I knew something was wrong when they repeatedly changed my closing date. Over 6 mths, 07/03/2021, after signing my contract, the builder decided on a large price increase; I refused. Builder threatened repeatedly to terminate my contract. I received two Unilateral Termination in July; on one form the builder's agent lied stating we didn't obtain a mortgage loan, in fact I obtained two approvals. Chase Bank, my lender and the builder's preferred lender. Both lenders just needed the appraisal for final approval. We even tried negotiating the increase, each time the builder refused. This builder is a scam artist, he has completed and sold out several communities, currently in the midst of building several other communities, he claims he is about to go out of business. When my house was 80% completed the builder didn't notify me, so I could get an appraisal. The house was 100% completed, the builder attempt to lease the house; even though, we are still in the middle of court proceedings. This builder is not to be trusted read the reviews, I wish I had read them
1. Turning the walk thru, I noted that two of my kitchen cabinets were cracked and the the Kitchen window bottom right side have a down pitch of 3degs. The trio kitchen cabinets were replaced, . But nothing was done about the window.
2. Like one out the previous complaints, the Crown moulding on the family room was not only split, but on the end , it was broken. It took several attempts to speak with the contractor(Brandon) and was able to get someone to replace the Crown moulding. Thereafter, stated that he would get someone to come repaint the walls and the Crown moulding.. I've been training to get intouch with him since then.
3. The same goes for my dining room molding strip
4. The floors in the master bedroom are squeaking which(Brandon/Brendon) stated he would have someone come in to repair, I'm still trying to get in contact with him, no success.
4. The landscape... Hmmm ground not leveled tho many holes which causes scalp spots when buttoning the grass. Multiple items found in the landscape from when the sub contractors didn't pickup or discarded(e.g nails, plastic, cups, cans, bricks, etc.)
5. My downstairs toilet rocks from side to side. Guys came out twice to fix and still no resolution..
I have contacts 2-10, they started that they can't resolve it. Contacted the Stephen Elliott to no success, and contacted Brandon/Brendon to no success
Have you considered a class action suit? This builder is in violation of required roof drip edges, not installing sprinkler/irrigation and improper or wrongly placed trees or not removed trees from the front and side of properties based on the covenant of the HOA.
1.Concrete on outdoor walls, front step, and the outside of foundation had honeycomb look. This means that the concrete mix had too much water or inadequate cover.I was told the day of closing they don’t cover warranty on concrete (huge flag)
2. My Air conditioning on the lower floor was not working properly and the temperature would cool down to below 78 on hot days. I had warranty repair (Extreme Residential) come out 4 times. They finally replaced the coil in the system. It had a leak. When ai had my house reinspected they found the system cutover sensor(if a leak occurs and water leaks into the pan) were not working after tested. They had to come back out and fix that.
3. Washing machine overflow pan was cracked and they never replaced after inspection.
4. Terrible concrete work in the garage. Not smoothed out on the sides. Dents in the concrete.
5. They were suppose to come out and touch areas before the warranty ended. Nobody every came out to take care of cracks formed from the settling period as stated they would do.
6. After you close and start the warranty period their will be absolutely no communication verbally, and via email with the builder at all. This is the biggest issue. You have all kinds of other specialties involved in the warranty support. I have to wonder if Steven Elliott is a real builder at all. It seems they hire a whole lot of different parties to build the house. Which is fraud. An investigation may be warranted from all the complaints I see.
My whole buying a new house expected happiness turned into a nightmare. It’s is not suppose to be this way but it was. So all of the negative reviews you see out there are real. This is not something made up. If you treasure your hard earned money and expect the house to be built well with great craftsmanship and be worry free DO NOT buy a house from Steven Elliott. They need to be sue and hopefully go out of business. I will be taking action.
Our floors are squeaking in a brand new house. They have been out three times and the issue is still not resolved!
We have been trying to work with the builder to get the issue of our squeaking floors resolved. We just moved into this newly built house in February and have had several issues already. The first guy he sent to fix the floors did absolutely nothing! The second guy cut out cut out pieces and tried to patch it with boards which left some small gaps in the floor boards and eventually did not resolve the squeaking. The 3rd set of guys that came in tried to fix the issue by putting nails along the edges of the floorboards. A few days later, the floors were squeaking again! I contacted the builder about the issue and he stated that they had gone above and beyond the warranty, which it seems like one the issue kept occurring, they would replace the floor boards instead of cutting and patching! He siad he would having to get his boss involved at this point which I agreed to because no one wants to purchase a brand new home with squeaking floors. He was supposed to come by and look at the floors again, but he has not and I haven't heard from him since. We just want the issue resolved in a professional manner. We've tried to go through warranty and speak with the builder, but the issue is still unresolved.
Replace the floor boards instead of cutting and patching which is obviously not resolving the issue.
I am experiencing some of the same concerns. My story is too long to write, but builder has not completed all items in my home and I am getting an Attorney. The builder has no intention of completing any open items. I would never recommend them to anyone.

I have had the unfortunate experience as a first time home buyer of dealing with the son of the owner of this business. If his business practices are the standard, I am worried about the other builders within this company. There was little to none communication between the sellers and the builder during my contract and closing process. I literally arrived to my initial walk through to the builder informing me that he did not know when my closing was. In an age where most information is shared digitally, he stood in front of me and searched his e-mail for the documentation of my home inspection. He had not opened the e-mail or read the document. Every time I have interacted with him, he is in a rush and is not prepared. Prior to my closing he expected me to close on the home and accept the kitchen appliances from his contractor at a later date. It was absolutely unacceptable as the contract stated the appliances that came with the home, thus I was concerned that I would never receive the items after closing though they will have been paid for. I had to make complaints up to the seller's management as a result of the sellers stating that having the items in the home was a courtesy. As I imagine most seller's do, they relied on the contract; however, the contract did not state any of this appliances as being a simple courtesy of the builder. I was 'reminded', much of which came off as threats, that I would be charged each day that I delayed closing. My final walk through was on the morning of closing and I entered into a kitchen full of people patching up holes and adjusting appliances. The refrigerator blew the entire kitchen when it was plugged in. Imagine if I had already closed on this home, and moved from the place I was renting, just to be without electricity or proper food storage in the house. I asked the builder about the patched up areas on the walls in the kitchen and garage, to which I was informed that they would not be painting. This happened on December 27, 2018. Today, July 15, 2019, I learned that this was in fact a lie. Of course, this information came from same builder I had been dealing with. He of course denies having ever told me this; however, here I sit with white sloppy patches all over my kitchen and in my garage. The only reason this person is back in my home is because on the day of my closing the outlet to the kitchen island did not work. He took down my personal number and said he would have me scheduled with the cabinet people and the electrician to have it fixed. I waited to hear from him; however, I never did not ever receive that phone call or e-mail and I could not delay moving into my home, specifically my kitchen. While the house has the things I was looking for in a home, the lack of pride in checking behind workers and many corners having been cut is apparent. When this builder comes out to give permission for workers to cut into dry walls, he does not return to make sure that it was properly fixed. He says whatever is necessary to leave quickly, as he has no care about the quality of work being put into the home you are purchasing or already purchased. The warranty department picks and chooses which items will be fixed if you submit multiple issues on a request. I had to file a formal complaint with 2-10 to have the kitchen island outlet fixed after two hand written letters, and numerous online submissions through their website. I have even had to submit warranty requests for items that were damaged during them fixing the original problems. I am currently submitting yet another request as this same builder just stated that they would not be painting the patch work behind my stove from them having cut into my drywall because 'they do not paint behind the stove and refrigerator'. Guess he is ignoring the fact that the entire wall behind the refrigerator and the area behind the stove was viewed by me numerous times and was painted. There is always some excuse, or a statement of 'miscommunication'. I recommend that you write down the names of everyone in the room from the builders when you are dealing with these people, because they will be quick to change up their words. If you are building people's homes you should put more pride into the quality of work you are supplying them with; however, that is not what this company has done for me.
