I'm sorry, but we cannot agree to the desired resolution proposed by Mrs*** In fact, we're disappointed that she doesn't recognize how helpful we attempted to beFirst, we helped her locate another rental home that we manageThen we
allowed her to secure the new property by applying half her existing security deposit to a portion of the new security depositIt was understood that if there were any deductions from the remaining deposit, there would be a shortage in the new deposit, which would have to be paid by Mrs***
As for the specific allegations, below are the comments from the Solano Property Management Representative that did the move-out inspection:
I never told her she wasnt going to be charged for additional days in rent - we charged her through the days of a day noticeWe gave her a day and she turned around and gave us a day two days later and applied for the other property she is renting from usI told her if she could get out earlier than the days - the owner wouldnt charge her for the days she wasnt there
I told her to leave her carpet cleaning receipt on the kitchen counter or to turn them in with the keys at the vv or ff office - never ever told her to NOT turn in her keys and Im the one that called her to ask where the keys were..not vice versa
The front yard was green and lush at move in - the pictures show thatThe back yard had weeds but was also green and lush....after she moved the yard had brown spots all over in the front and back and was not kept up at all
There was no garbage out in the yard when she moved in or I would have pics of it...even if I didnt see it - she would have noted it on her move in and she didnt - the garbage left in the yard was hers to take care of
We provided her with the receipt from SMC for the work done to the yard and the trash hauled away and its not as descriptive as she would like...but she did get it
In conclusion, I believe that we were very fair with Mrs*** regarding the disposition of her security deposit

I do not accept thisI did not have trash in my back yard and I also have pictures to prove itI have been asking for a detailed receipt for "Weed and Seed and Haul Away Trash" for four months now and still nothingAnd no one can tell me what "trash" was hauled awayI did not have trash in my yardMandy mentioned to me that she thought someone was living in my back yard after I vacated the propertyI told her I was not aware of that and no one was living in my back yard when I lived thereIf someone was after I vacated the property I was unaware of itI should not be held responsible for thatI also have pictures of the rental home on move in and move out; which supports that the property not only looked better when I moved out than when I moved in but also that I took very good care of itI am very disappointed that they have treated a tenant in such a mannerYes they were very nice in the beginning to keep me as a tenant; of course they wanted to keep me as a tenant because I have never once been late with my rent and I treated the property as if it were mine in regards to upkeepI completely repainted the inside of the house, put in new fixtures and new blinds in three rooms in November and was asked to move the following JanuarySo essentially I saved the owner a lot of money and the house was move in ready for his saleThey never acknowledged that or offered to reimburse me for itI have pictures to prove itI am very dissapointed in all the staff especially Bob Sullivan in this matterThis is not how you conduct business, big or smallTo be completely honest this is just the beginning of my frustration with SPMI have had continuing issues with the new property that are not resolved; even though I have been in it going on four monthsIt has been four months of *** dealing with SPMI will never rent from them again and I will be sure to let others know just how I was treatedIf this is not resolved fairly I will be forced to go down a different avenue; which will include everything that I have had to deal with in the last four months including the new property and their lack of management skills
