This is in response to complaint # [redacted] , against S&S Investment Properties of Western Paby [redacted] ***S & S has been in the rental business since and has NEVER had a complaint filedWe would be happy to provide references of over previous tenantsMs [redacted] rents a house of ours at # [redacted] The lease is attached After the second month, she requested a favor and asked if she could get a cat, even though it was stated in her lease that no pets were allowedWe granted the request Ms [redacted] paid her rent in full, ($1500/mo) for the first four months of her leaseThen we received the attached letter, where she decided to set her own rent, because she had several complaints.As of today's date she is $in arrears and in violation of her leaseThe house does come with a large, two car commercial garageThere is no reference in the lease that we would provide a garageWe asked Ms [redacted] if we could use half of the garage for some construction materialShe stated, "I only have one car, that would be fine"We were not aware that our material was a problem for Ms***, but as soon as she brought it to our attention, we went and cleaned her spaceShe states that the house was NOT cleanAttached you will find a cleaning bill from a professional company that went in and made the place spotless, just two days before she moved inThere was a water leak that she brought to our attentionWe had our contractor ( [redacted] ) go there several times to try and figure out the problemIt took visits before it was fixedMr [redacted] always called before he went there, even though of the times he never went into the houseThe only way that we have been able to communicate with Ms [redacted] is through texting, since she only yells and screams on the phoneI would be happy to submit all of her texts for your scrutiny90% of the time, she starts a barrage of texting that get out of control.We have NEVER harassed her and have tried to negotiate with her to get this settledOn December 14th we served a NOTICE TO QUIT to start our eviction processWe go before the Honorable [redacted] * [redacted] on January 27thMs***, through her own admission, by text, is suffering from [redacted] and unfortunately, we are subject to her emotionsPlease let us know if you require any other informationWe are proud of our year reputation and do not want anything to jeopardize itS & S Investment Properties of Western PaStephen T [redacted] ###-###-####

S & S has been in the rental business since 1991 and has NEVER had a complaint filed. We would be happy to provide references of over 50 previous tenants.
Ms. [redacted] rents a house of ours at #[redacted]
The lease is attached.
 After the second month, she requested a favor and asked if she could get a cat, even though it was stated in her lease that no pets were allowed. We granted the request
Ms. [redacted] paid her rent in full, ($1500/mo) for the first four months of her lease.
Then we received the attached letter, where she decided to set her own rent, because she had several complaints.As of today's date she is $1600 in arrears and in violation of her lease.
The house does come with a large, two car commercial garage. There is no reference in the lease that we would provide a garage. We asked Ms. [redacted] if we could use half of the garage for some construction material. Review: Mr T[redacted] of S&S investment properties and entered into a lease agreement for a 2 bedroom/ 2 bath house with a 2 car commercial garage as advertised. Upon move in day, the property was not cleaned as promised. There were many pests that tend to occupy a filthy home that hasn't been occupied. There was also a broken doorbell,broken smoke detectors, and water that pours into the living room when it rains. I notified mr. T[redacted] of these issues and he has yet to fix the door bell, smoke detectors. Mr. T[redacted] took MONTHS to fix the water issue even though it is clearly doing damage to his own property. Mr. T[redacted] has occupied the entire garage from July through the end of October. As such, I reduced my rent payment by $200 ( which is pretty cheap for a storage unit of that size). I wrote a letter to Mr T[redacted] fully explaining the reduced rent and notes the checks "full and final payment of rent" which Mr T[redacted] cashed. Mr t[redacted] had one of his laborers clean a small space in the garage for my car. When I confronted mr. T[redacted] about the garage, his reasoning was that I don't need a 2 car garage because I only have one car! Mind you this garage was advertised with the property and I had been paying for it. After an hour of harassment, mr. T[redacted] then tried to say that the garage was not included with the property even though it was advertised as such by the realtor. Mr. T[redacted] refuses to get his stuff out of my garage so I have reduced my rent accordingly. mr. T[redacted] believes that he does not have to follow landlord/ tenant laws and continues to try to bully me. Mr. T[redacted] harasses me day and night (11:00 pm) via text message being crude and acting like a child. I have repeatedly asked Mr. T[redacted] not to text me and to stop harassing me. This has caused me a lot of undue stress. Mr. T[redacted] and his employees have trespassed in my house and/or garage 5 times without notice. Also, I asked mr. T[redacted] to change the locks because someone broke in when I wasn't here and he refuses to do so.Desired Settlement: I would like Mr. T[redacted] to be notified that he is breaking several laws and fined accordingly. I would like the repairs done on my house. I would like Mr. T[redacted] to stop bullying and harassing me. His harassment and bullying has exacerbated a medical condition that I am being treated for and caused poor work performance. I would like Mr T[redacted] to get his stuff out of my garage and to be notified that by cashing the check he agreed and accepted; therefore I do not owe him any money in back rent.
