This company is by far the most unprofessional organization I have ever seen I am a tenant in one of their landlord's home, and to say that their service is far below the margin would be putting it quite nicely When I moved into the residence, the property manager than not think it was important enough to attend, it was merely a "keys passing hands" changeover During my walkthrough, I annotated not only discrepancies and wear and tear but also items such as the refrigerator ice maker which I am told has been broken for years Do you think they have had it repaired as of yet, not at all If you are a property owner, please attempt to speak to a current resident (as many of the owners may be unaware of how this management team is handling business on their behalf) to obtain information so that you are well aware of what you are getting into Because if you call this org for assistance, I can assure you you will be faced with attitude and irritation as if you are bothering them I am extremely disappointed, for the owner as well as myself, at the lack of professionalism of this team
Renter/Buyer beware of this company This company is very unprofessional and conveniently forgetful Initially, the home we rented was not clean and had several issues When my wife and I brought the issues up with the property management company, we were told they were cosmetic and only to worry about structural damage At the time we moved in we did not ask about the roof, we assumed the property management company inspected it prior to us moving in The owner of the property also left a bunch of their items that we were required to store while we rented the townhome The property management company was fully aware of the items left in the home and the inconvenience of storing them The owner failed to pay or offer to pay a storage fee When we complained about all of the stuff the owners left behind, we were told to place everything in boxes, store them in the car garage, and not discard them We did this and that made it difficult to use our garage for parking The property management company did nothing to help us as renters to free up the entire space we were renting Once we decided to move, the final walkthrough was an absolute joke The agent showed up late, and actually forgot that she scheduled our final walkthrough for that date Everything was hurried to get us out of the townhome, and all of the issues we brought up during our mowere conveniently forgotten The cosmetic issues were now a problem that we were responsible for even though they were the same way for the months we rented from them We left the place in much better shape than we received it To our surprise it took a full days for us to receive our security deposit and we were outraged at the fact that we were charged for repair to a bathroom ceiling which leaked due to a roof in need of repair The roof had several spots that leaked due to old age and a harsh winter, and we reported the need for repairs The repairman came and fixed several spots and happened to forget in the upper bathroom, which we pointed out The water spot missed by the repairman was also reported by the realtors who were showing the place to potential renters Nothing was said during the final walkthrough with us present We were also charged a fee for missing items the owner left on the property We pointed out that these items were in boxes located in the garage several times during our final walkthrough The property management company told us to put the stuff left by the owner in boxes and to leave them in the garage, which is EXACTLY what we did Now the property management company does not remember us pointing out or seeing the items left in the garage UNBELIEVABLE! Do not trust this company like we did We will not recommend this company to anyone
The renter for this property were good people without an true understanding of the lease and terms. At no time were they guaranteed and portion of a return or were told that they would not be charged for the damages they created. They were told on several occasions the terms of the... lease and move out procedures. being that they are a young couple, trying to get on there feet, we did discount several of the repair items to avoid sending them a bill. The final rent amount due was not paid, or agreed to be paid by the tenants, until December 7. The rent is late if not received by the 5th of each month. The late fee of $100 was waived. The security deposit of $1150 was provided at move it. Of this $680 was held for owed rent, leaving a balance of $470. The caused damage (holes in them) to two 4x8 pieces of paneling in basement. These were difficult for our contractor to find. Cost for finding them, removing the damaged ones, and replacing them was $150, leaving a security deposit balance of $320. Repair to damaged walls and removal of blinds installed by tenant totaled $75, leaving $245. Cleaning of the property was discounted and reduced to $150, leaving $95. Usual cleaning costs for this property is $250. Yard clean up to include weeding, leaf removal was $26. Again discounted from $50. This left a balance due to the tenant of $69 and change. They offered to come back and make the repairs, but due to the properties condition I told them I would take care of getting the repairs done. At no time did I agree verbally or in writing to pay for these repairs. Additionally, the security deposit was returned and itemized in accourdance with established laws.
Please see the email below that documents we have communicated to Mr*** regarding his security deposit. As I stated on the phone, the owner is having the hot tub inspected by Monarch pools on

R*** Property Management and the owner is with in the days allowed by the State of Virginia for the Security Deposit. Any deductions the owner chooses to make will be documented and receipts will be provided
Mr*** has been extremely threatening to myself, my husband, and a cleaning crew that attempted to clean the house. I have had to action with the Aquia Harbour Police Department to not allow Mr*** or his family into the neighborhood. A Police Report was filed regarding suspected vandalism/human defecation on the back porch the night of the Move Out.
Unfortunately, Mr*** sent alarming texts to my husbands personal cell phone and refused to go through the proper communication channels provided - our business phone, business email, or business website.
My portion of the inspection is competed and I have no deductions for the inside of the home. The owner will provide me information once the inspection of the Hot tub is completed on July 27th. I will pass all communication on to the tenant at that time

the owner This policy was explained to the the *** The owner was notified of the request and approved as long as the policy was followed I completed a move out inspection and noted several areas that were not cleaned to our standard I inspected the house and the owner conducted their own inspection of the property It was noted that one room was painted a yellow over purple paint and was not properly primed The purple could be seen through the thin coat of yellow The second room was painted a darker blue Both paints were found in the closet of the garage The quality of the work was bad and required correction The owner notified our company that they wanted the rooms repainted and to deduct the amount from the Security Deposit The work was completed by our contractor and a receipt was provided to the *** Often a professional clean is required in our leases I was surprised that this lease did not require this of the *** I apologize for the confusion on this issue They were not charged for any additional cleaning.The tenant originally contacted me that they might need to break the lease due to military orders I requested a copy of these orders as the Policy in the Virginia Tenant Landlord Act The date the tenants planned to move out changed several times and we worked with them to accommodate their move schedule.Reid Property Management has conducted ourselves properly and professionally at all times interacting with Mr& Mrs*** despite threatening emails from Mrs*** that were laced with profanity

We mentioned that we only painted one room purple, and left the blue room the original color. My wife included photographs of the room. We asked Lynn to please discuss this with the owner. As you can see she responded in 45 minutes and advised us to paint the room a neutral color, which we did. The first photograph we attached is from the internet listing of the rental property. As you can see, it is the exact same shade of blue. If you do a google search of the property you will find the exact same photos with both rooms an identical shade of blue. The second photograph is the blue room and the purple room. The final picture is the photograph we took of the blue room in Oct 2016. You will see it matches the photograph on the internet listing.Our lease expired on Oct 2016 so we did NOT have to provide our orders. I can include a copy of the lease agreement and the email discussing this.
I can also include all the emails we have sent to Lynn over the course of the three years. My wife swore ONCE, in the final email to Todd R[redacted], begging him to look at the photographs and see that the room was not painted a darker shade of blue. If Reid Property Management don't like being sworn at, perhaps they shouldn't be ripping off a military family in the middle of a PCS move. Heck they probably shouldn't be dealing with military families at all. We are human. We have paid over $82,000 in rent over three years and instead of trying to discuss this with us, they just took more money ($800, which is a LOT to us), and didn't even give us a chance to talk about it like HUMANS. We have only made threats that are well within our legal rights. We have threatened to take them to court, which we are legally allowed to do. We have threatened to share our experiences through social media, again well within our legal and constitutional rights. We have threatened to discuss this with [redacted] and have other military families warned of this business, again well within our rights. Again, if they don't like being reminded of what people's legal rights are, perhaps they are in the wrong business.Todd and Lynn R[redacted] take their business dealings very personal and it shows in the way they conduct themselves and their business. Lynn R[redacted] failed to do property inspections (she did just one property inspection in the three years we lived at the property), she failed to discuss this issue with the owner, we believe she failed to even read the email correctly and see the photographs attached, she failed to check the lease agreement RE: Cleaning, she failed to call us and ask us to rectify the issues prior to just deducting $800+ from our security deposit. I have many emails we have sent to her that she has even failed to respond to. We have proof of all of this and we will be sending copies of all the emails and photographs to the owner direct.

Review: I was renting the one family house on [redacted]. R[redacted] Property Management is a husband and wife business that is ran from their home, as far as I know. On 30 June, Lynn R[redacted], my wife and I conducted a final inspection as I was moving out of the home. I had already ensured to comply with the items on the inspection checklist which included professional service for chimney, gutters, pest control, yard work and I had the deck pressure washed. All this in much better shape then when I received it (I have the initial inspection notes and photos to substantiate this claim... RPM has them as well). There was only one item missing and it had been schedule to take place that same day as the cleaning lady recommended by RPM only cleans in the evening. Small things like HVAC filters and light bulbs were fixed on the spot. Lynn flew through the house with mostly good things to say about the home, even saying "you guys have taken good care of this home". The checklist wasn't complete because the cleaning lady still had to come, but since that was already scheduled we signed the inspection checklist with the mutual expectation that I would get my copy after the cleaning lady came by. The cleaning lady they recommended turned out to be a problem as she didn't want to leave the home after the agreed upon service time (4 hours) because "Lynn will send me back..." I had to threaten her with the police to get her to leave. The next day Todd R[redacted] sends my wife a nasty text alleging something in the porch and closing with the initials "POS" (Piece of Sh..). I called them and Todd R[redacted] answers the phone in his usual confrontational way and asked me "what do you want?" he then refused to put his wife Lynn on the line and thus the game for my security deposit began. I have yet to receive a copy of the inspection; Todd is too combative for good communication; and they have stated that the owners will come do their own inspection (I don't know exactly when.. they said mid July)...Desired Settlement: 1. Send me a copy of RPM's completed inspection with an explanation of any potential charges they may try to claim prior to the home owners inspection
2. Communicate the date and arrange for my participation in the home owners inspection
3. Return my security deposit at the conclusion of the home owners inspection

Review: We rented a property from this company for a little over a year. Agreed to all their terms and conditions as we are very understanding people. We figured with our cooperative nature, we would receive the same in return. We were wrong. The townhouse we rented was pretty beat up when we moved in but the price was right. [redacted] assured us all of our concerns on the condition of the townhouse would be taken care of. A year and a half later, it is in the same less-than-par condition. The part we just can't understand nor accept is getting ripped off on our security deposit refund. [redacted] told me personally, over the phone, that we would be getting a check for four-hundred and seventy dollars. Not only did it take forever to come in the mail, it was for a measly sixty-nine dollars. In all fairness, there were a couple damages that were caused by us when we moved but [redacted] had assured us that they were going to freshen up the townhouse and they would be taken care of free-of-charge. Another lie. We called to resolve the issue personally and maturely but we once again got the run-around from him. He blamed it on miscommunication but he clearly communicated to me that we would be receiving four-hundred and seventy dollars. I'm filing this complaint because I'm tired of his excuses that don't lead to any resolution. Maybe this will incite a little motivation to do the right thing and portray to him to not view kindness as weakness.Desired Settlement: I would like to receive our agreed upon security deposit refund of four-hundred and seventy dollars and for their deceptive business ethic to be reflected on their Revdex.com rating.
