The repairs were not completed in ten days. There was still items in the lease that were not fixed at all throughout our 3 months there including tub jets, fixture outside, etc. RPM stating that they took rent off as a courtesy is a lie because all items listed in the lease were not completed in 10 days or 3 months (which was the duration of our lease). The mold was found when moving our stuff out when one roommate was STILL living there and she paid for the testing to be completed. We had several showings our the town Home on our own trying to get someone to take over our lease however, we got the same complaints from potential renters. For example, “this place needs a lot of work, it needs painted, the jets in the tub don’t work, the dry wall looks cheap, etc. Due to this we were not able to get the lease off of our hands. One roommate even painted it with her mother and grandmother and attempted to make the place appear nicer to cover flaws that were never addressed by RPM. We thought that with all of the inconveniences that we went through in this place that RPM would show some integrity and compassion with giving us our deposit back however that is not the case. Stating that they thought we were satisfied is a lie, we all have emails that never got responses to about the items being completed that we had in our lease.

Hi [redacted]Attached is the document that we faxed over.Below is our response to [redacted]. Please reach out if you have any questions. We really liked have this tenant and her roommates as tenants and feel bad that they didn’t have a good experience with us. Unfortunately, we weren’t able to...
complete all the repairs before the tenants moved in but, we didn’t charge any rent until they were taken care of to the tenant’s satisfaction (within 10 daysof moving in). The one of the roommates was offered the opportunity to go to school out of state shortly after signing the lease. We reached out and said that if they found a tenant they wouldn’t lose the deposit and she or he could take over the lease and continue making rent payments. Being so late in the season, they were unable to do so before they left so they reached out to us to find the tenant. We were able to find a tenant that could move in 10 daysafter the previous tenants moved out. We credited the tenants for all rent that was paid to us beyond their move out date of the tenth. We refunded the rent owed within the 30-day limit per the PA law. 2 of the roommates were living in the same house so we mailed the checks together. Our office staff misplaced the second check and only one was mailed. Once we were notified another check was send right away which still arrived within the 30-day window allotted by PA law. We were extremely open and honest about when the new tenant was moving in and tried to get as much money as we could back to the tenants. When the tenants left, they found there was mold in the basement area and reported it to us after their final move out date. We sent out a crew and abated the mold as well as installed a dehumidifier to help with the moisture build up in the basement. During the move in inspection, there were no signs of mold in any location of the house. Once it was reported we responded and took steps to resolve the matter in a timely fashion. We are sorry that the tenant feels that we are dishonest and did not have a good experience at the house. It is never our intention to provide anything but a safe, clean, and enjoyable experience renting from our company. We did not receive any complaints from the tenants stating that they wanted to end the lease due to living conditions or repairs until after they had already decided to move out and couldn’t find someone to replace them. We had to reason to believe that they were unhappy in the house or that there was any threat of mold. We have a tenant living at the residence now that is safe and happy. Again, we extremely liked having these tenants renting from us and are sad that they did not have a good experience. We strive to have all of our tenants feel at home in any property that we manage.-- [redacted]Property ManagerReal Property Management PittsburghPhone: [redacted] Fax: ###-###-####[redacted]
