July marks the 10th Anniversary of Province Mortgage Associates being in business, and we’ve workedhard to earn one of the best reputations in our market by making customer service our #priorityWe never want to hear that ANY client had a negativeexperience, so please allow us to
address complaint #*** filed by *** *** on July 9, 2015. As President of Province Mortgage Associates,I took the time to review the details of this complaint with Senior Mortgage Advisor, *** *** as well as our Operations StaffMs*** began by making comments about the fact that *** *** “worked out of the office” a few times a week at the *** *** *** which also employs her Buyer’s Agent. The Realtors are not required to use *** or Province Mortgage Associates: they do so by choice based on the quality ofour work and our track record with past clients. This is a branch location of Province Mortgage Associates properly licensed by the *** *** *** ** ***,and we work with clients referred to us while adhering to all state and federal guidelinesThere is no “getting around certain situations” or using “certainapproaches” that could be considered unethical as Ms*** alluded to in her complaint specifically about the basement. We are a mortgage lender, not a real estatecompany. In simple terms, it’s not our job to obtain city permits, create Seller’s Disclosures or to list the property correctly on *** which produces the *** Listing Sheet given to perspective buyers. This is the job of the Seller’s Agent. The details that caused thisbasement to be viewed as illegally built had absolutely nothing to do with Province Mortgage Associates in any way. Furthermore, as far as the appraised value of the property is concerned as it pertains to this complaint, basements add little or no value whatsoeverto the overall value of a residential property appraisalAn appraisal is done as part of the mortgage process to protect the buyer. *** *** stated that she clearly reviewed the process with Ms***. Upon reviewing the appraisal process and the nonrefundable fee, Ms. *** also signed two forms (a Credit Card Authorization Form and theAppraisal Fee Disclosure). The Credit Card Authorization Form gave us permission to charge her credit card and sheprovided the details of the card to be charged for the appraisal of the property she wanted to purchaseThe Appraisal Fee Disclosure states thefollowing: “You are required to pay an appraisal fee in connection with your mortgage loan application. This fee isnonrefundable even if your loan is not approved. You have the right to obtain a copy of the appraisal upon written request.” We would be gladto provide both forms to the Revdex.com executed by Ms*** on June 9, In summary, the property Ms. *** wanted to purchase had a contract price of $220,000, and the first appraisal came in at $180,($40,under contract). The Realtor contested the appraisal, providing a letter along with additional comparable sales in hopes that the appraisalmanagement company could justify a higher appraised value After their second review, they increased the value by $20,from $180,to an appraised value of $200,(still $20,000 under contract)Upon this discovery the seller was in fact willing to make the basement apartment legal, however they were unwilling to drop the price downfrom the contract price of $220,000. We can certainly understand why Ms*** did not want to pay $20,000more than the home was worth, but the fact remains that the appraised value is not our fault. An appraisal is done to protect the buyer against buying a property that is over-valued. In this case that’s exactly what happened! Province properly executed all federal and state disclosures with our client, and while weare saddened by the comments made by Ms*** in this complaint, we are unwilling to refund her appraisal fee of $due to full disclosure on ourpart, and the fact that the appraiser got paid for services rendered. Province Mortgage Associates only makes money when loans close, and this was a third party fee charged directly to the buyer for purposes of the appraisalPlease feel to contact me at *** should you want to discuss this matter further, and we wish Ms*** the best of luck in finding and closing on a new home. The person who filed the complaint is * *** *** at a *** *** *** *** *** *** ***The *** *** filed a complaint for a faulty side walkThe sidewalk was replaced properly and the *** *** put Rock Salt instead of Calcium Chloride which was suggested to be used by the contractor.This side walk is common elementThe board of managers for the condominium hired the contractor to repair the side walk as well as hired a snow removal company to remove the snow from side walks and roadwaysThis *** *** took it upon herself to remove the snow, resulting in her sidewalk being damagedShe filed a law suit in small claims court in Richmond County which she has dropped before the case went to trialImpact Real Estate Management is hired by the board of directors for the condominiumWe do what the board of directors instructs us to doPlease remove this complaint

I have reviewed the response made by the business in reference to complaint ID# [redacted], and have determined that my complaint has NOT been resolved because:

 I asked for an itemized bill of the $1200 charge which was added on to my common charge bill as "STUART". The response from Impact did not even address that. I made no mention of court or snow removal. They are avoiding the issue.They are to issue me an itemized bill, clearly stating in detail, exactly what the $1200 charge is for. They have no done that.
