I recently moved out of a unit managed by property AZ. At the time I moved in they required a 1500.00 deposit from me. they recently sent me a check for $110.00. they have unfairly deducted cleaning fees ( three adults spend 2 days cleaning, mopping, dusting) house was as clean as the day moved in) carpet cleaning fees ([redacted] Carpets professionally cleaned all rooms with major wear and bedrooms without wear were vacuumed thoroughly) the weekend that I moved out. I also got charged with multiple other things like burnt out light bulbs, laundry room supply line covers, bathroom sink stoppers that were removed for cleaning and costs of cleaning the backyard including charging me for two dead trees and their removal. when I moved in there was already two dead trees in back yard, a third one that was dying and also lots of garbage and bones not sure from what but they were huge and the place was a mess. they have deducted all these costs without providing one receipt as proof.

I should include that the property was broken into in December and we were robbed with damage to property including the back door. the door was replaced very poorly with leftover doorframe and exposed nails shoved into the hallway closet for me to deal with. during this time, replacement of the door took several days and no accommodations were ever made for me to stay elsewhere until the house had functioning doors and locks.

we also had a very bad insect problem which they sprayed for ones and basically said you are on your own from here despite exterminator identifying cracks in property walls which was causing issue. property manager [redacted] was very hard to get a hold of during the entire lease and I would sometimes need to call the office directly to have someone get a hold off him. many of my problems were unresolved for days to weeks at a time and were poorly or not fully completed after several attempts.

During my stay here, I was a single mother with two children who feels taken advantage of because of all the effort I had to put forward for anything to be fixed or repaired. During my attempt to renew the lease, [redacted] provided poor follow up and caused me to start searching for another residence to rent due to lack of follow through. the last weeks at the location were especially difficult as he wanted me to make myself available to show the property to new tenants. I allowed him access to the residence one day while moving because he insisted he wanted to take pictures before I moved out. I allowed him to do so but he never returned my spare key and never got back to me after I requested working out our finally walk through.

The interior of the house was left in a cleaner state than when I moved in yet I was charged for normal wear and tear. There were lots of weeds in the backyard that I expected to be charged for but I did not realize that they would charge me for plants that were dead prior to me moving in. And, I was charged $90 to professional clean two small bedrooms that had no stains, dirt or debris when professionally cleaning the heavy traffic areas of the master bedroom, living room and open are that had stains cost me $120 from the company they referred me. They charged me for cabinets that were already badly worn and broken and for a counter top that was worn as well. I feel that this company has taken advantage of me and unfairly overcharged me for cleaning that was already done, wear and tare that already existed and additional fees to minimize their expenses for having this property vacant.
