I had the worst experience with this companyI didn't like they don't have an office to go toThey told me when I moved out my house was clean and looked good then still took money from meWhen I moved in I had to clean dog poop off floor boards, there was dog poop in the living roomThe whole house was spiked in dog pee so bad I couldn't even lay on the floors to even workout without having to put 2-blankets downI could not wait to get outThey wouldn't supply blinds for the back door that were missing either and my back yard was a main road in a subdivisionWorse company everThey won't give me copies of my invoices for the "work" they had done after I moved outThe manager would tell me in front of my girls "you are easy on the eyes" wonder what his wife would thinkRich Underwood is the one that said that to me more than onceI even have a witness to the final inspection being good and to the house stinking so badThey would not do anything to help meJust hurt me and my girls

I signed the lease documents and realized they didn't have my emotional support Animals(it says Emotional Support Animals on the document) I had disclosed in the applicationSo again they added another $non refundable lease initiation fee + $pet deposit + $pet rent and another to process these feesSo they are asking an additional $for the deposit
My complaint is there are so many HIDDEN FEES that are added inThe bill is up to a grand total of $ of NON REFUNDABLE FEES and we are not even oved in yet

We looked at this home *** * *** *** ***, liked the home, gave our deposit paid rent, went to move in, had to clean for days before we could move inThe house smelt like a hamster cageRich said he could not smell anythingI asked him to clean the carpets, then the pet urine came out really badIt was horribleThen we found out that the smell of the hamster cage was because the people that lived there before bred dogs in the basementthere was dog poop on the concrete, I was told by an HVAC guy that it needed to be cleaned with bleach and a stiff broomRich used a wimpy mop and it was not done rightIt still stunk and there was still dog poopMoving in boxes and unpacking I found dog poop on base boards, I used my moms black light and found huge areas that were horribleMy closet I was unable to even let clothes be on the floor it would make them smell like dog peeIt was horribleI had to go buy wall flowers from Bath and Body works just to live thereThat got exp
NO RECOMMENDATION AT ALLVery bad property management in Frisco TX branch, furthermore the agent is so annoying at the end of the contracteverything is not her responsibility, everything she has done is her courtesy to me, excuse me? The attitude of communicating is horrible, lack of professionalism, dishonest between tenant and landlord (what she said to tenant was totally different from what she said to landlord , at end of the leasing contract, the tenants were annoyed with her , and contract me directly to avoid the misunderstanding or her lie )don‘t think the way to solve the problems , only thing she did is shirking responsibility to tenants or landlordThe worst experience i've had in the real estate/property management industry!!!

PMI Utah is very open and up front with their feesAfter the tenant signed their lease and paid their deposit, they mentioned they had animals which is finePMI Utah then followed the policy for having two animals and issued an animal addendum, and charged the required deposits and pet fees
AFTER the tenant saw what those fees were she asked that a certain amount be waived, which was discussed and determined that they would not be waivedAGAIN AFTER this was told to the tenant, she then notified PMI Utah that the animals were emotional support animals and quoted the Utah lawPMI Utah then told her that we should have been made aware of the animals and that they were emotional support animals from day one so that we could follow the proper procedures and paperwork, and that we would rectify the situation when returning to the office on Monday, and in return we received a complaint. PMI Utah has not violated any laws and asks that this be dismissed immediatelyWe can also provide emails, etc., showing our full cooperation

With the move in Special, Mr. [redacted] received $150.00 off the market rent for 12 months. Mr. [redacted] also opted for a reserved parking space, as noted on the lease for an additional S50.00 per month. The total Mr. [redacted] was responsible to pay monthly during the initial lease term was $825.00 ($775.00 rent plus the $50.00 parking fee). I have attached a copy of the lease showing the details of this information.In November of 2015, we sent Mr. [redacted] a lease renewal notice, stating his new rent rate effective February 1, 2016 would be S795.00 plus parking fees. Please note, the rental fees for the renewal, was a far reduction from the original market rent and only $20.00 a month increase of what Mr. [redacted] was paying. At no time was it implied or written that the leasing special would continue beyond the initial lease term. Review: I was looking for a house to rent, saw an add for a 4 bedroom house. I called the realtor, who advised me he would have the "homeowner" call to to view the house. I went to see the property and everything was fine. I submitted my application along with my $50.00 application fee. [redacted] called me to tell me my applcation was approved, but there was something the homeowner had to discuss with me. I find out that the "homeowner" is going to still be living in the house in an addition on the back with her teenage daughter. Neither the woman nor the realtor [redacted] advised me of this BEFORE I payed my application fee. Underhanded and sneaky.Desired Settlement: My $50.00 application fee
