Initial Business Response / [redacted] (1000, 5, 2015/11/16) */ Mr [redacted] First let me start by saying I'm sorry that you feel you have the unresolved issue regarding your security deposit with Principle Property ManagementWe have email documentation starting August 3, with you stating that we would make an exception for you on your move out by pro rating August rentTypically we do not pro rate move outs at all but we wanted you to leave on happy terms and I personally made the exception of the pro rationOn August 4th you emailed requesting your deposit be applied to rent owedWe explained again via email on August 6th that your deposit would NOT be applied to rent and that upon completing a walk through of your unit and it's acceptable condition it would be refunded to you within daysIn addition we stated that the rent pro ration for August needed to be paid in full before vacating the unitThat balance of $(rent for Aug 1- Aug 15) was never paidUpon the walk through of the unit and receiving our vendors' invoices upon completion of cleaning, carpet cleaning and painting in all three instances we were charged EXCESSIVE FEESThis is not a fee Principle Property is charging but rather what we were charged for the condition of your unitWe do not hold security deposits for wear and tear but in your unit's case these charges were excessiveWe also emailed you on September 23rd and September 28th explaining the terms of your lease stated that the security deposit would be applied to excessive charges and unpaid rentAfter applying your deposit to your ledger we are still left with an outstanding balance of $We let you know in the September 23rd email that we would not pursue for this balance but your security deposit was applied for the additional outstanding itemsYou were also supplied via US Mail with copies of all invoices, your ledger and an explanation of why your deposit was held within days of you vacating the unitAttached below are copies of the above referencedAgain I am sorry that we have this dispute and hope that through further review of documents you will understand our position Thank You, [redacted] Broker Principle Property Management

On August 4th you emailed requesting your deposit be applied to rent owed. We explained again via email on August 6th that your deposit would NOT be applied to rent and that upon completing a walk through of your unit and it's acceptable condition it would be refunded to you within 30 days. In addition we stated that the rent pro ration for August needed to be paid in full before vacating the unit. That balance of $556.00 (rent for Aug 1- Aug 15) was never paid. Upon the walk through of the unit and receiving our vendors' invoices upon completion of cleaning, carpet cleaning and painting in all three instances we were charged EXCESSIVE FEES. This is not a fee Principle Property is charging but rather what we were charged for the condition of your unit. We do not hold security deposits for normal wear and tear but in your unit's case these charges were excessive.
