The management team here at Preserve at Woods Lake, know the frustration that this resident is feeling, and we are thankful that the A/C is still giving cool air during this hot season Since April, there have been many attempts to fix the problem describedUnfortunately, with equipment
such a A/C’s, the process to repair an issue is trial and errorMany times, when a problem is resolved, another problem can be discovered On April 14th, the work order was placed due to the A/C not cooling the apartmentOn April 18th, a new compressor was installed to repair the original unitThis attempt did not fix the problemA new indoor/outdoor unit was installed on April 21st, At that time the A/C was pumping cool air into the apartment home On June 20th, a work order was placed stating that the A/C was not turning off when set to 72-degreesWhen maintenance arrived, a portable A/C unit was installed, to help lower the temperature in the apartment, to see if the A/C would turn off automaticallyThis helped turn the A/C off at the set temperature (Example: The thermostat can be set at Degrees and with the portable unit’s help, the A/C turns off at Degrees)However, with both the A/C and the pump running the electricity was sky rocketing, creating further frustrationThe maintenance supervisor also recovered the refrigerate from the unit, inspected the metering device in the air handler, reinstalled the metering device, recharged the A/C unit, measured pressures and temperatures, which all kept the A/C cooling the apartment at degreesNot being able to solve the problem after further attempts, after another call of the A/C not turning off, and with being short staffed with maintenance, we called a professional HVAC Technician to service the unit The professional HVAC Tech arrived on July 11th, and inspected the unit, recovered the refrigerate from the unit, inspected the metering device in the air handler, reinstalled the metering device, recharged the A/C unit, measured pressures and temperatures, upon recharging the unit the temperature coming through the air vents was measured at degrees Still the A/C would not turn offHowever, remained cool at a constant degrees as the outdoor temperatures have been between 91-degrees since July 1stAt the point of no resolution to get the A/C to turn off, the executive decision was made, to order a new unitThe unit was ordered earlier this month, however has not arrived, the resident will be notified when the installation process will beginAt this time, the resident has not stated that her apartment temperature has gone above degrees Due to the high electric costs, the resident was given a credit for each month the electric bill was higher than normalOnce the problem is completely resolved, we will no longer be able to continue to give a credit for the electric costs, if the costs are running at a rateThe resident and the manager have been in contact and updated on a weekly basis, to continue to resolve this problem
