Initial Business Response / [redacted] (1000, 5, 2015/08/04) */ First and foremost it's disappointing to have an unsatisfied client. I make every effort to meet and exceed each client's expectations. I have performed more than 5,000 home inspections since 2003. I've served on the Board of directors and was... elected as President of the St. Louis Chapter of the American Society of Home inspectors in 2010. I'm professionally certified and look at each and every home as if I were purchasing it for myself. This is the same approach I took when inspecting this properly for Mrs. [redacted] . The real story behind this complaint is this. The inspection was performed on May 15th 2015. Mrs. Mc Donald and her real-estate agent attended the inspection but spent most of the two hours I was there at the kitchen table instead of following me as I investigated the home. Both received the detailed written report that same evening. I was contacted by a Mrs. [redacted] several months later apparently some time during her move in process. She was angry with me before I answered the phone. She complained that a smoke detector and an electrical junction box cover plate were missing in the basement and that there wasn't a main water shut off provided in her house. I asked Mrs. Mc [redacted] if she could look at a copy of her report. She said she couldn't. She said everything she has was in boxes. I asked if she had read through the report and she responded yes. With each question I asked she responded more rudely. I was able to look at my copy of the inspection report. I wrote on page 17 of 21 in the property inspection report that one of the lower level smoke detectors was absent and recommended that it be replaced. This same recommendation was repeated a second time in the defective summary at the end of the report. I admit that It's completely possible that an outlet cover was missing and may have been overlooked. The inspection is limited to the readily accessible areas of the home. An absent cover plate behind a couch or dresser could have been missed. Things like this are described in the" inspection limitations" of the inspection agreement Mrs. Mc Donald signed prior to the inspection. Regardless we are talking about a 19 cent cover plate. I explained to Mrs. [redacted] that her main water shut off valve was located at the front foundation wall in the basement. I asked her if she could walk to the basement and I would explain to her where she could find it. She replied rudely again that she was driving and couldn't do that. I explained to her that the absent smoke detector was listed in the report. She replied to me that the sellers were supposed to fix that before she moved in. As I tried to explain that I was not involved with that portion of the transition the conversation escalated. Mrs. [redacted] said that she wanted to speak to my supervisor. I explained to her that I didn't have a supervisor, that I was a small one man operation. She replied well then I guess I'll have to contact the RevDex.com and file a complaint. Mrs. [redacted] never requested any sort of refund when she contacted me. In my opinion she contacted me as a reaction to her frustration. Mrs. Mc Donald was provided a very thorough building and termite inspection. Her report consisted of 21 pages of detailed information and pictures illustrating defects. In all fifteen items including the absent smoke detector were listed in her defective summary. The complaint she filed is vague, listing no details other than the one absent 19 cent outlet cover plate.
