To Whom it may Concern: Thank you for your letterYes there are always sides to every storyThe following accounting comes from talking to my manager, tenants, and customersI have been out of town most of the month of September and beginning of October with only a few days at home when not traveling this past monthSince opening my business in 2006, I have had no complaints from any customers regarding anybody at my storage facilityIn all of this time I have only asked customers to vacate their storage spaces for different reasonsRM is the 3rdMy manager L has been living at my property for over years and she is very trust worthyAs well as a small storage facility, I also have personal residential rentals on the propertyOne of my tenants, J, lives in the house closest to the highway and directly across from the driveway where RM has his storage unitsAlong with watching out for our storage customers, J helps my manager L with keeping the gates locked, over-locking individual storage units when rent is not paid and keeping the storage units and driveways of the storage facility cleanWhen blowing leaves, some of the debris ends up under the doorwaysI have a unit on the facility and this happens to my unitRM is accusing J of snooping , yelling, harassing and locking him inJ sits on his porch when he is home and has done so for many yearsHe calls it his “man cave.” Because J sits on his porch and the driveway directly across from his porch is the driveway where RM has his unitsRM is accusing him of snoopingMy tenant J also has a unit on the same row as RM so when J accesses his own personal unit, he is being accused of snoopingOn 9/7/Sherriff [redacted] came to our storage facility regarding a “complaint” from a tenantI spoke at length with [redacted] ***n on 9/12/RM was alleging that penal code had been violatedMr [redacted] told RM that this matter was a civil issue and that code was not applicable and did not applySheriff [redacted] stated as this was a civil issue and there hadn’t been a crime, there was nothing the Sheriff could doSheriff [redacted] offered RM a “stand down” if he felt having a Sheriff at the facility would be helpful, but RM was not interested in thisON 9/8/16, my tenant J was BBQ’ing on his own porch and talking and laughing with another friendRM was at our facility, came over to the side of the fence and said to my tenant J, “you know what this is? J said it looks like a go pro cameraMy tenant J said “you go ahead and do whatever you need to do.” At this point RM started yelling at my tenant Jstating “I know what you are up toI’m going to get you, you are harassing me, you are watching me.” On this same day when my tenant J saw the 1st gate open, (RM’s storage units are located on the second row, not the first row) my tenant J locked the 1st gate as this gate is out of site for him to see easilyThere was a tree company working very close to the property and J cannot see the first gate from his porchRM is now accusing J of locking him into the facility as well as harassing him (all locks on the side gates are the same so RM was never locked into the facility)When RM left the facility on this date he gave my tenant J “the finger.” My tenant J has always been very good about making sure all of the gates are lockedI am told after RM rented additional units in July 2016, RM was spending many hours several days/week taking things out of his storage units, placing them in the driveway before re-arranging his unitsIf the front gate was left open when RM was at our facility, anybody driving by could just walk inWhen RM left the facility on 9/8/16, I am told he left the gates wide openBecause we had a recent incident at our facility where the door of a customer’s unit was very badly damaged when someone tried to break in, my manager has requested customers enter and exit through the gate associated with their unitsRecently we caught a guy trying to climb our fence that was associated with this tenantShe has since left the facilityUntil the beginning of September, I am told RM always used the second gatePrior to receiving your complaint, I sent RM a letter granting him one additional month to find another storage facilityI have instructed both my manager L and tenant J to not have any contact with RM while he is still a tenantI have reminded my tenant J that smoking is not permitted when on the storage groundsAs I have been out of town so much during the past month and I am told by my manager that RM yells and talks constantly and won’t listen, my communication with RM has been and will continue to be through writingDue to RM’s very aggressive, demanding, and threatening demeanor during the recent weeks, I felt for safety reasons, RM needed to find another storage facilityHe has been given weeks to move out of our facility when my contract only requires daysI am truly worried about my manager L’s health due to the stress created by tenant RM Regards: [redacted] Owner, Pioneer Stor-All CC: [redacted] Amador Sheriff

In all of this time I have only asked 3 customers to vacate their storage spaces for different reasons. RM is the 3rd. My manager L has been living at my property for over 11 years and she is very trust worthy. As well as a small storage facility, I also have 4 personal residential rentals on the property. One of my tenants, J, lives in the house closest to the highway and directly across from the driveway where RM has his storage units. Along with watching out for our storage customers, J helps my manager L with keeping the gates locked, over-locking individual storage units when rent is not paid and keeping the storage units and driveways of the storage facility clean.
