The carpet was naturally worn after eight years and would have needed to be replaced normally!! There was no damage to any part of this apartment and Pinnacle prop are a bunch of crooks and the only reason they are resolving this now is because the grace period of time is up when I could have sued!! We repaired all holes in the walls from pictures etc!! NO damage to any of the walls!! I paid the sewer bill myself and I have receipts to prove I do NOT owe them the $they said I owe!! So in closing my response would be summed up as the FACT that Pinnacle Prop are a bunch of money hungry crooks and I will say that in court under oath!!! Regards, [redacted]
The water heater at this house did go out on a weekend On Monday we checked this and decided to upgrade to a tankless water heater This will resolve future issues We did have a delay in the shipping of the unit.The unit is installed and working great We apologize for the delay in resolving this issue

As of May 11th 11:pm the Air Conditioner situation has been resolved*** and [redacted] went to the unit and the AC was working great [redacted] called and spoke to Ms [redacted] to let her know the issue was resolve

The purpose of this letter is to respond to a tenants complaint we receive regarding an air condition problem at Indian Creek Apt Our customer service department received a call from the tenant on 6/16/around 9:01amThe report was that they needed the AC unit to be checked outA work order was created in our Rent Manager system at 9:17am on 6/16/to have the AC unit checked Our service tech went to the unit on June 16, and turned in a completed work order at 5pm on June 16, I have enclosed a copy of the work orderAs stated on the order the unit was low on charge, and the tech re charged the unit, I have had no further contact with the tenant other then the two attempts that were made to contact him on the 17" of June Sincerely, Customer Service Department

Case Number [redacted] On 11-27–Tenant called in a work order for no hot waterOn Monday the 30" we went to the residence and found the breaker was blown and we checked the elementsWhen tech left the property the water was working and warming properly On 12-1-The tenant called and said the water heater was still acting upSent a technician to the site on 12-1-and a new water heater was put in the Unit I spoke to the tenant personally on 12-2-and she assured me the water was working properly As of this letter the other issues in the unit are being addressed as well and should be completed on 12–4–– 12-7-
The purpose of this letter is to respond to the above complaint, I received this letter on the 4” of November, this was the first I had heard of this complaint and had no work order reported in our system. I dispatched maintenance to the apartment and was told the water heater just needed to be... lit. Maintenance took care of this issue. We are sorry such a minor issue was not resolved in a more timely manner. We offer multiple ways for a tenant to contact us regarding work issues. It did not take only days to correct this issue, it in fact took daysThe hot water was not workings the day that they installed the new water heaterWe called *** at 4:that day and he said that it would take hours to fill up and to call him back if it still did not workIt did not work and we had to wait another days after thatWe were without hot water for a whole days and we still have not been compensated for thatWe had to pay to take showers, wash clothes, and dishes due to your unorganized businessIf your maintenance company would have checked to make sure the hot water was working before they left, they would have found the breaker was bad on that day but they didn'tThey simply installed it and left, that's not a finished jobI would like $a day refund for having to pay to use hot water!

addressing them as quickly as possibleYou reported your air conditioning malfunctioning on April 27th, 2017, and according to both your and our notes, we had someone out to assess the issue immediately the next day, Unfortunately, there were issues with your AC unit that were beyond our control and needed a part to be orderedWe have no control over the shipping time and when packages arriveTt is often that complications happen and things don't arrive on the scheduled delivery dateDue to the surplus of calls, we contracted an outside vendor by the time that your part arrivedWe informed the vendor that your part had arrived but unfortunately, we're at the mercy of his schedule being that he is an independent contractor.Nonetheless, the air compressor was replaced in the same time frame that we received your complaint, I assure you that we are working as diligently as possible to tackle the AC issues for all of our tenantsAir conditioning is an amenity; as you are aware, many homes don't come with this privilegeWe are unable to reimburse your for the fans you purchased due to an agreement in the lease in section We appreciate you letting us know your issue as soon as it happened and would like to request you continue to do soThis way, we can assure we're getting your issues resolved in a timely manner to your standards.Thank you for your cooperation in this matter and we're sorry for any inconvenience this may have caused you!Sincerely,Pinnacle Properties Development Group, LLC
This is in response to the complaint letter we received from you on a prospective tenant (ID ***).The prospective tenant had been approved for one of our units with her two younger daughtersWhen she came in to bring in the deposit/admin fee and was ready to move in, she told one of our
leasing agents about an older thirteen year old daughter who is not listed on the application, We contacted that leasing agent about the application and she let us know that the prospective tenant could take one of the homes available, which is a three bedroom for $750, only $more per monthWe let the leasing agent know that we would let the prospective tenant know and in the meantime try to contact the owner about whether we would be able to move her inWe even went as far as to show her pictures of the house we suggested to her and of the surrounding area of other nice homes and churches, Pet our email to the leasing agent and a conversation with one of the owners, we would not be able to move her in to the original unit she wanted because of the potential for too many children in the unitThe parent cannot use the living room as a bedroom and there are too many people for the unit, but if she wanted to move into the house we suggested, she would be allowed toThe prospective tenant was extremely unhappy with this decisionShe explaimed to us that her older daughter lives with the prospective tenant's parents because she doesn't want to change schools, but may in the future live with the prospective tenantShe was asked what would happen when school is out in June, where will this older daughter liveShe tried to say that the older daughter may stay with the prospective tenant on weekends only; However, I explained that that cannot happen on a regular basisShe then declined the three bedroom house we suggestedShe told one leasing agent that she could not afford it; However, she told the other leasing agent she didn't feel safe in that part of Jeffersonville and disconnected the call while we were trying to finish explaining,As far as keeping the application fee, that is a non-refundable fee for any and all prospective tenantsIt states that on the application packet before they pay when they decide to apply for a unit.We hope this most recent explanation is satisfactory and resolves this issue at the present time.Sincerely,Pinnacle Properties Development Group, LLC
