The apartment community is non-smoking rather than smoke freeIt was reported in September that someone in the building where the resident lives, was smokingA notice was delivered to each resident in the building reminding them of the non smoking policyIn March we walked a vacant apartment above the residents apartment and it was believed the smoke was coming in from the ventilation system from the apartment belowA smoking fine was posted to the residents account, because we felt confident in the location of where the smoke was coming fromThe resident has since requested we obtain permission to enter when completing all work ordersThe fine has been removed from the residents account; however management will continue to enforce the non smoking policy, because we estimate 92% of the community is requesting the community become smoke free

Mr.
[redacted] claims he was not notified of the potential for an Insufficient Notice
Fee, which is a fee assessed for move-outs who do not provide a full 60 days’
notice prior to moving. Our Notice policy is listed on page 2 of both lease
agreements he...
signed during his residency here as well as on section 5 of the “Notice
To Vacate” form he signed. Both paragraphs were individually initialed to
indicate understanding of his responsibility and the requirement to be
financially responsible should a full 60 day notice not be given. In this case,
notice was given on March 18th, 2015, and move out occurred May 5th,
2015, resulting in Mr. [redacted] being 12 days short of giving 60 days’ notice
prior to move-out. This charge does not, in any way, reflect that Mr. [redacted] was
neither a good nor valued resident. It is simply an upholding of the rental
agreement Mr. [redacted] made and indicated he understood.
Additionally,
Mr. [redacted]’s complaint indicated he talked to us on May 21st, 2015.
The contact was in the form of an email at 12:09pm. We received notice of this
complaint being filed at 2:59pm prior to our being able to respond to Mr. [redacted]’s
email.
