Mr*** felt that a retaining wall was needed between lots and and notified our company of his request Our Construction Director, along with a Licensed Engineer visited his property to evaluate and
determine if the retaining wall was needed based on Mr***’s concerns about ground erosion. The Engineer evaluated the area of concern and based on his finding determined that a retaining wall was not required (this was also documented in a Certified Inspection Report provided by the Engineer). Notwithstanding the report and also in good faith, we made the decision to install the retaining wall between lots and 9. This retaining wall was installed and completed by a licensed General Contractor

Apparently, there was a misunderstanding regarding the original request for repairs that were completed at the time that Mr*** purchased the property.
Mr*** contacted his Contractor and obtained an estimate to complete the repairs to the roof at *** ***. Mr*** and our Construction Director discussed the repairs and agreed that PGI Investments would pay for the repairs that were listed on Mr***’s roof repair estimate. A check was issued directly to Mr*** for these repairs on February 14,

We began our adventure with our new Oceanside home on 11/23/16. The purchase agreement was submitted Friday 11/25.
They countered, essentially trying to bully us into using their lender Rodrigo B at Cross Country Mortgage. They stipulated that we had to qualify with him. Language threatened to hit us with $100/day late closing fees if our lender couldn't match Rodrigo's "18 day" closing time. It is incredibly unethical to strong arm buyers into using a particular lender. "I'll scratch your back, you scratch mine?" The only winners there would appear to be the two parties getting commission.... Leaving buyers stuck in loans they probably don't want. They noted the fridge, washer, & dryer were only given if we used Rodrigo. Looming appliances that traditionally convey with the purchase of a home is downright petty.
We ignored their threats, cross qualified but went with a better lender/loan. The final PA was 11/27/2016. Our lender performed remarkably. Our realtor was on his game as well. The seller's realtor Erica G left much to be desired. She went out of country & proper coverage was not implemented before her departure. Our realtor ended up coordinating things that should've been in the seller's court. To top everything off, toward the end of the transaction we were dealing with her brother as a rep. That's totally professional /sarcasm.
11/30 inspection date, 1PM. Sellers wanted their agent present. 10:26AM our realtor still had no confirmation on the time. They were a no show. We wasted time off work. They rescheduled, but we could not take time off a 2nd day in a row. We entrusted it to be handled by our realtor. The next day, there were no keys to get in! It was a circus! Sellers gave us a $100 gift card for our troubles. Thanks, but it doesn't really cover the wages missed or the fact that we didn't get to be present for such an integral part of the purchase. There was a laundry list of repairs due to apparent short cuts and sloppiness.
Title & escrow was seller's choice. Our lender had the HARDEST time with the company selected. She'd call... no answer, leave voice mails, send emails.... All were hardly ever returned & if so, were not in a timely matter. Seemed like sabotage to delay our lender. Fast forward again. She called us frantic when she finds out there are problems with the title... it isn't clear due to a lien!
What kind of transaction did we get into?! These hiccups seem like a conspiracy. Sellers extended the closing date to 12/23. Leaves me feeling like they should pay us the $100/day they demanded if things were the other way. Our exceptional lender is set for us to finish this deal. We wire the final amount on 12/20. Can't wait for our 1st Christmas in the home!
JK. Sellers want ANOTHER extension for 12/27. ARE YOU KIDDING ME? You literally have our money & the house is empty, why can't we have our keys?! BC much of the shoddy work had yet to be repaired. On the practical side WTF are we going to do? The 27th leaves us 3 days to move or else pay another month's rent at our current house. Talk about unnecessary stress over the holidays with no help to boot, since everyone has plans! Oh but, here's $1000.00 for your troubles (& your realtor will need to track this down later because we aren't motivated to give you it outright). Perfect, $ toward appliances since they didn't convey.
12/27 comes and no word. They've had our $ a week. The loan closed & we've been paying for a house we don't have access to! Our realtor literally had to drive to Erica's brother's house to get the key! What a mess!
Fast forward. 1/1/17 fridge delivery. Crew hooks it up & POOF. No working fridge OR stove now. Sellers refused to fix the outlet we requested at 1st inspection. At final walk through, we saw it wasn't fixed & raised our concern that it was incapable of handling both appliances. Their "electrician" said nothing needed to be done, there'll be no problems. FALSE. Ended up giving away our groceries & throwing things out with nowhere to store them until 1/5. The meal tab is $250+ not including wasted groceries. They wanted us to take 1/5 off work so they can repair it. Our realtor, yet again, had to step in due to their shortcomings.
Shame on PGI & Erica G[redacted] for this entire messy transaction. If we didn't love the home so much, we would've walked away from the 1st unethical counter offer. So much for that 18 day closing Erica & the sellers demanded. Tainting our 1st home AND the 2016 holidays.
Also, we had all the same problems as noted in other reviews (the pain of no accessible cable hookups, crappy electrical, drainage issues in the yards, hollow ground surrounding patio, rushed and improper installs all the way around from heater to bubbled flooring to nicked cabinets). I wish I found this page & the Revdex.com reviews first so I knew what to look into.

has been having some issues with her home and was trying to reach [redacted] without success. Ms. [redacted] recently contacted [redacted] who in turn referred her to a representative who is now trying to assist her to resolve these issues. Review: PGI Collections/Guardian Capital completed construction at Laurel Ridge in Lakeside Ca. The small embankment between lots #8 and #9 will erode away and I have requested that a wall be constructed running the length of the property line to prevent further ground erosion and PGI has refused to fix this issue. All other houses in the community have a wall between the homes that are at different elevations.Desired Settlement: Request that a retaining wall be constructed the length of the property line to prevent erosion

Review: We purchased a home from PGI Arizona Investments, LLC which is owned by [redacted] Realty Fund which is owned by [redacted], Chairman and Chief Executive Officer of PGI Investments.
The house was remodeled by PGI Arizona Investments and they painted the vinyl siding of the house. It was originally white and they had it painted a dark tan color. This was in January/February
timeframe in Arizona when the weather is cool. The house looked beautiful and we bought it thinking it was maintenance free. We had it inspected and nothing was noted about the vinyl siding being
a problem. The Arizona heat of summer caused the painted vinyl siding to warp, buckle, curl and pull away from the house. I have many pictures to show the problem. I contacted the listing agent for the
property [redacted] of [redacted]. She put me in touch with the seller who she said was [redacted] at [redacted]. They are affiliated with PGI Investments. He refused to talk with me on the
phone and he refused to provide any satisfaction. He basically disavowed all responsibility and blamed everything on his contractor who is a painter. I could not get him to return my emails and he
would not provide a phone number. I told him I had to replace the vinyl siding. I am in process of replacing the siding now with aluminum siding at a cost of $7500. I am very unhappy for the unexpected expense.
I believe that this company is playing a shell game in Arizona by hiding themselves behind many different LLC's in an attempt to shield themselves from responsibility. I have tracked them down to PGI Investments and
I demand them to answer my compaint!Desired Settlement: I want a check for the unexpected and unaticipated aluminum siding in the amount of $7500. I also want an apology for all of the stress this has caused me.

Review: Approximately a year ago PGI installed a somewhat permanent advertising sign in my front yard without seeking my permission. This sign is approximately 4’ x5’ and anchored by two 4” x 4” posts. I immediately called them and at first they disputed my claim saying the piece of land was command property.
Two representatives from PGI stopped by my house the following day and apologized for their misunderstanding and offered to pay me a fee in order for the sign to stay. I told them that wasn’t necessary and just stated I wish they had asked permission first.
After almost a year later I figured I have contributed to their cause enough and it was time to take down their sign. I have called PGI a number of times over the past 3-weeks and requested they now take their sign down via voice mail – unfortunately they do not answer their phone nor have they returned any of my calls.
I believe this is unprofessional and unethical business behavior and wanted to report them to the Revdex.com.

Review: I purchased a home from PGI Investments in on the 3rd of January. As part of the sales contract a request for repairs was signed by myself and [redacted] (PGI rep) 12/29/2013 stating that repairs stated in a roofing estimate would be repaired. The repairs recommended were as follows:
1. Tear-Off: Remove the exiting two layers of composition shingles (front side only).
Labor and Disposal $1,500.00
2. Roof Installation: Install a GAF Royal Sovereign Three Tab Roof System with a 15# base sheet and new 2x2 backed enamel white metal drip edge around the perimeter (front side only).
Labor and Materials $3,400.00
TOTAL LABOR, DISPOSAL, AND MATERIALS $4,900.00
It is now Feb. 6 and the repairs have not been made. I contacted a PGI representative named [redacted] said they would not make these repairs but would repair the roofs ridge line and provide a 5 year warranty. I told him this was not what was agreed upon during the sale of the house.Desired Settlement: I would like PGI Investments to honor the sales contract for the home and make the repairs they contractually are obligated to repair.

Review: My husband and I purchased our first home from you in August 2014. Although purchasing this home and working through closing with your company was extremely painful (promises broken), we thought the worst was over. One positive of the purchase of the property from you (or so we thought), was that you provided warranty for one year from date of purchase, on painting, cabinetry, appliances, etc. We were told multiple times, PGI would make itself available to repair these items, touch up paint on walls, ceilings etc.During our home inspection and a condition upon closing, we discovered that our backyard had no drainage in it and it was flooding daily. Shortly after closing, we were introduced to our PGI representative ([redacted] Patton). We went over the concerns we had with [redacted] regarding our backyard and paint colors we needed to match prior painting done. We filled out a request form, which only a handful of items to date have been completed. [redacted] scheduled your preferred landscaper to come to our home, which they did, and did install the drainage pipes. Shortly after this was completed, the landscaper came by a second time for an unrelated item. During this second visit and unbeknownst to us, the landscaper removed the drainage pipes, which led to our backyard flooding. I called [redacted] at your company multiple times. We finally set up a time to meet with him at our house so he could see the flooding. I waited all day for [redacted] to show up. I called him and texted him and never received a response. The next day I called and asked to speak to a supervisor who told me that [redacted] had been terminated. How frustrating to know that possible outstanding items such as appointments he may have had or clients he may have been working with were not contacted with the news that he was no longer with the company. I was appalled by the unprofessionalism. Nonetheless, I was transferred to the new person in charge of our concerns ([redacted], Director of Construction). I spoke with [redacted] aboutDesired Settlement: the situation and after calling several additional times, [redacted] did come to our property and did see the flooding in the backyard. During our meeting with [redacted], I advised him there were some outstanding items I was still waiting on. I had asked multiple times for the paint color of our ceiling. We also had a cracked dining room window and I needed to see the options we had available to us for this repair. [redacted] advised that this was no problem, he could get us the paint color and would speak with the insurance company about the window and advise us of our options. It has now been almost three weeks. I have called [redacted] three times (twice on his cell, and once in the office) and have left messages and have had no returns to my calls.Although the landscaper did finally come back to our home, he did not speak English. I did try to relay to him what the issues with the backyard were. The landscaper supposedly put five drainage pipes in our backyard, however our backyard is no better,
Review: I recently purchased a home from PGI investments. On the purchase and sale agreement, it was agreed that the seller would provide an inspection of the swimming pool/spa and equipment. During the escrow period, I was informed by my realtor that the inspection was done and everything was fine. As soon as we moved in, we noticed that the water bill was a little high but never really questioned it as this was our first home with a pool, and our first home in San Diego. During the summer we had a huge problem with algae. Our pool guy replaced our pump, updated the control panel and replumbed all the equipment. All of the water drained out of the pool. Come to find out. the return lines on the pool had been plastered over, and the plumbing rigged. There had been a previous leak and instead of fixing it properly, the fix was to plaster over the return lines. Porous plaster was used, so slight leaks were occurring, causing shifting of the deck. This also caused the plumbing to break in the spa. When I got a pool contractor to come out and look, I was informed that there were many defects in the pool, including a structural crack. The deck had started shifting before we purchased the home, but because we thought it had been inspected, we figured it was due to age. We contacted the seller (PGI) to obtain a copy of the inspection and they were unable to produce a report. I was told that they were given a verbal report, but when I called the pool company that PGI stated did the inspection, I was told that no inspection was ever done, only service. Furthermore, as soon as we started to use the spa, the heater did not work, and we discovered that there had been an indoor control panel that had been cut during remodel. Obviously, had anyone inspected the pool, the heater would have been working, and the equipment made ready to use. We had several small repairs done to the plumbing through the home warranty company.
I have paid over $9000 out of pocket to repair breaks in the plumbing. I am looking at another $5-6K to re-plumb in the return lines, plus an unknown amount to investigate the structural crack. Due to Breach of Contract on PGI's behalf, they are responsible for making the pool able to pass inspection standards. I now carry the burden of disclosure if I sell the property, even though the property is in the same condition which I purchased it from PGI.Desired Settlement: Reimbursement of $9000 I have paid, plus return lines replaced and structural crack investigated by pool contractor of my choice.
